Established in the mid-1800s as a mining town during the Gold Rush, Denver embraces its Western heritage along with a forward-thinking mindset. Larimer Square is a testament to Denver’s balance of old and new, boasting rows of creative restaurants, independent shops, and vibrant nightlife spots in Victorian-era buildings downtown.
Located in the foothills of the Rocky Mountains, Denver is renowned for its great outdoor adventures. Residents enjoy more than 5,000 acres of parks, trails, golf courses, and playgrounds as well as convenience to Red Rocks Park and Cherry Creek State Park. Denver is proximate to world-class skiing and snowboarding opportunities just outside the city too. City center skyrises provide incredible views of the mountains to the west, while spacious suburbs with single-family rentals make for the perfect place to set down roots.

Property Ratings at Circa Fitzsimons
The leasing office never leaves the leasing center, they don’t fix any issues at all or respond to emails or calls. The maintenance team does nothing but smoke and leave cigarettes and trash all over the property. I’ve seen them hang out in empty garages for long periods of time. The buildings aren’t ventilated and the hallways and stairwells are unbearably hot. There are break ins, car thefts, assaults, homeless people on the property, gun shots weekly and packages are stolen daily. The rent is crazy insane for living in such a terrible place!! They don’t recognize service animals even though it’s the law. There is trash and dog poop all over the property. They leave sprinklers and tvs on all night, keep in mind residents have to pay for all water and electricity that the property uses. Most residents here are very unfriendly and rude. PLEASE DONT MOVE HERE IF YOU HAVE FURBABIES!!! This place is so unsafe and people frequently walk their dogs off leash that have zero recall. There’s glass everywhere and trash every five feet. The staff and owners of this property don’t care about residents at all. They just want to make a quick buck.
Update to a previous review. After a recent incident they emailed “always keep doors and windows locked" yet locks here have been broken for months as they refuse to provide on-site security. They are not taking proper steps to minimize the impact of unfortunate incidents on their property. Amenities and common areas are impacted. Often broken, filthy or occupied by non-residents and unusable for weeks at a time. As someone from NY who is used to private landlords with no physical address or working contact numbers, I thought reviews here might be by people who are sensitive. No, this property is being mismanaged. It takes weeks/months to obtain basic information that should be readily available. They have residents tip-toeing around parking policies that are not clear as their towing company destroys cars. They require wearing of wristbands to prove residency and if your wristband is stolen or lost, you’ll be charged $75. Yet amenities and parking lots are a free for all for criminals and people who don’t live here. Aside from issues with the property, their system and billing errors are awful. They made an error and voided our lease leaving me fearful their system would show the apartment as vacant as they refused to fix it for months. Contacting corporate resident relations gets me nowhere. Truly hoping for more effective management to take over as soon as possible.
Was so excited moving in several months ago but they have been upsetting to try to communicate with. It's been months waiting for information on security, amenities and my lease, as property is stolen/damaged regularly. We all know they can't stop crime. Leaving security to unreliable companies, waiting to install cameras, not communicating cohesively and shrugging off feedback, is not helpful. They send perfect updates about food trucks via the portal, text message and email. Anything important? You get an email with typos leaving out crucial information creating further confusion. You then have to spend free time reaching out several times for 1-5 word responses that don't even make sense. They respond publicly as if they're taking action. As a resident who spends a lot of my time here, I do not see or feel any positive changes.
Do not be deceived by the pictures. The Leasing Office does not care about the tenants at all.
Attentive security could prevent problems like trespassers staying for hours ruining amenities forcing them to close. The business center is in sight of anyone driving and walking by. Please hire security for the main building during the day. When the office is closed it doesn’t feel safe bringing electronic devices and work valuables with no security considering the repeated thefts and violence.
The lack of security is unacceptable. There are many thefts and assaults in the area. Not worth what they are charging.
Safety has been a major concern. Yet they have an off-site, part time security company who's hours that they cut without communicating the change to residents. In September they emailed "vehicles have been getting broken into and stolen early morning around 6 AM" but security says they can't respond to the property after 5 AM. Several months later it's still a regular issue. One of many. Living here for a year I’ve seen countless reviews that go way too easy on Equity Residential, a corporate entity with billions in revenue. They could resolve these issues in a few days if they cared to. They have demonstrated over several months that they simply do not care to fix this property. In addition, they recently had the capacity to take on 2 new Denver properties at $311 million I really do hope for change because the community has a lot of potential if they were to listen to residents and invest more here.
Very dangerous neighborhood - unfortunately drive by shootings, break ins and car theft are common within the complex. When you move out the leasing company will make up fake charges and “damage” in order to scam you out of your deposit. When I questioned this and asked to be shown where it my lease it says I am responsible for this mystery charges, they stopped returning my emails or phone calls. Very shady business practices. RUN far, far away.
I have constant anxiety living here, cars are getting broken into almost daily and nothing has been done about it. We were promised extra security and cameras but nothing has happened. I can't wait till my lease is up. The amenities are decent but leaving my apartment everyday wondering if my car was broken into or stolen is just too much much anxiety.
Once there was a management shift, this place went down hill quickly. They prioritize their bottom line over keeping their residents safe. Cars will be broken into, drive by shootings will occur and the management staff will remove all negative comments from the community board. We paid a massive break lease fee to get out of there and now were hit with another large bill upon move out.
I lived here for almost two years. Once it changed from Solana to Circa, everything went down hill. Cars are broken into every night, there are shootings, my apartment was robbed, and I’ve seen countless ambulances and police. The management does nothing to increase safety expect hire security guards that sleep on the job. When you complain that you don’t feel safe, they will blame it on the neighborhood and say they are doing all they can. Overall, yes the apartments are pretty, but if you want to feel safe in your home I would look else where. PS one of the buildings got shot up once and the management did nothing AND wouldn’t let those who were shot at leave their lease….
I've lived here for several months now, and I would not recommend moving here for several reasons, the biggest being safety and cost. Firstly, cost. When management is trying to sell you on this place, ask a lot of questions. Ask about the average cost of utilities a tenant is likely to pay. Ask about ConService and how your utility bill is calculated. When we were in the starting stages of talking to the management team, ConService wasn't mentioned to us. It is listed in the lease, but they weren't up front about it. You don't pay for your usage only, but you can look into it for yourself. I will say the utility cost here is way over what I was used to paying and it came as a big shock when I got my bill. Many residents on the community message boards also seem to be shocked at the cost, so not just me. Maintenance of the grounds. Ask about the trash and how often it is picked up. Go around to the dumpster area behind building 11/near building 10 and take a look. The time I've lived here, it's constantly overflowing to the point you can't even walk in. We pay for trash pick up. Why does this happen? It's absolutely disgusting. People complain about it a lot, including me, but nothing ever gets done. There is dog poop everywhere. Not necessarily managements fault, of course, and more on the shoulders of the pet owner, but at the same time, this is "luxury" living. With the amount of money rent is, maybe have someone go around once a week and just pick it up? There are bins for dog waste that also overflow and the box of poop bags is empty a lot. Why? Safety. I do not feel safe living here. Cars are constantly broken into in the parking lot, some stolen. There was a drive by shooting somewhat recently and the apartment still has bullet holes in the windows. Residents complain about people sleeping in the garbage room. There is supposedly hired security, but I've never seen them. You can look on the community message boards and read complaints about it, people asking where the security is, why isn't there more or why don't they come around more frequently? Despite the complaints, nothing seems to change. It's not the safest area to be living. On the positive, the units are very nice. They are brand new and the appliances are great. We don't really hear our neighbors, but not sure if that's due to thick walls or quiet neighbors. It's very expensive to break your lease, so I will be here until mine is up, but will not be renewing.
The co-working space, which costs extra, does not have proper hand washing nor sanitizing areas. Not by the entrance. Not in the bathrooms. The office said they would "chat with [their] cleaner." I can't imagine the employee I see doing a good job the few hours she's around, is the reason no one's been replacing clogged, visibly worn, soap dispensers or adding hand sanitizer at entrances. Additionally, there are problems with hand sanitizer and wipes in the gym. Pandemic aside, it's peak flu season. It's been weeks with no improvement. Equity Residential has all the resources in the world to prevent such issues. My partner and I tried several times in person and email to let them know. I hope posting will warrant a solution and am looking forward to removing this as soon as that happens.
This is my second review and I felt it important to share. We have been reporting egregious issues with a neighbor using drugs which is against the lease agreement for months. Management has done nothing during this time. Well last night someone drove by and shot up the apartment of these individuals which is adjacent to ours. Management in response gave us zilch in response beyond a "sorry you feel unsafe in your home". I've never experienced such a horrible management company. The neighborhood is unfortunately simply not safe. Go elsewhere.
These apartments had so much potential. Very nice units right by the CU anschutz campus. Unfortunately the management is horrible and the units are actually fairly cheaply built. Walls are PAPER thin so our neighbors next door make our apartment smell like the inside of a cannabis shop. We can hear every footstep and sneeze of the people living above us. The complex has horrible security as well with car thefts and break-ins happen weekly. We watch drugs being dealt on our street and even saw a drug bust happen right outside our unit. Apartment management cant even do the simple things like ensure trash pickup is done. The garbage is constantly full so much so much that now one of the garbage bins has a colony of bees residing in it. It would be one thing if these were dirt cheap apartments, but there are plenty of more affordable units in the area. The apartment management to all of the complaints from everyone living here is a shrug. Go somewhere else.
Let me start off by saying the units themselves are absolutely stunning. I love the up to date appliances and community features! However, the break ins / access to residents vehicles during late hours is ridiculous. It seems to me the property owners are more concerned with resident “complaints” rather than the vehicle windows that smashed on what seems like a DAILY occurrence. I’m paying a good amount of money a month for a luxury apartment and I don’t feel like i’m living in a luxury community. The focus should be more geared toward making current residents happy and not ridiculing paying occupants for petty issues. I’m all for making sure everyone in the community feels valued and respected, but we should also make sure all residents live in a community without having to worry about damaged property/assets. Also, the $80 I have to pay to replace a piece of rubber to use the amenities is just a joke.
The community that resides here makes it impossible to live here comfortably. Met some cool young people but others just complain and complain about little dumb things. My apartment is beautiful and management is super helpful HOWEVER they do not care about the security what so ever. Cars are broken into every night almost and the “community page” is ridiculous with silly complaints from people who are rude. People seem to watch your every move rather than minding their own business here. ALSO they make you wear a wristband that is a tiny piece of plastic and costs almost $80 to replace (I don’t think this is managements problem and do not blame them for these rules instead I blame the property owners). Ridiculous and don’t recommend.
It seems like a couple of times a week someone’s car gets broken into on the property. Management has acknowledged the uptick in crime but I have seen no change in the security on the property. It seems like the management takes complaints about small things on tenants more seriously than complaints about crimes on the property. It’s fully open to the public to drive through walk up whatever you want. Security to buildings is fine. You feel safe inside but not so much for your stuff outside especially at night. Pretty disappointing considering I’ve seen no change in over a month of what seems constant breaking into cars or even them getting stolen. It hasn’t even been 6 months and I’m already waiting for the day to move elsewhere. Not to mention the micromanaging of tenants. $80 for a wristband that’s like a school band if you loose it but have to wear it for anything that’s not your apartment or you will be escorted out. I feel like I’m more in a college dorm full of rules than a nice luxury apartment. The apartments are nice but the rest of the experience IS NOT luxury.
I recently moved in when the reviews were good. Now it’s a different story… With the new management I can easily see they are more after chump change like fees left and right instead of resident retention. First the pet screening fee they do not disclose until after you pay the application fee and deposit is paid. Parcel pending is another $20 they did not include in their “inclusive price”. They make us pay $7 a month to park and if you have a guest they make them pay $2 a day. None of the amenities post hours except the pool. Today they announced everyone will have to start wearing amienties bands to use the amenities even though you have to use a fob to get in. If you lose the band they charge $75. Again they are out for money and do not care about residents. The amienties are not even working it’s been well over a month and they still don’t have sound in the gym and tv’s working in the beer garden. The apartments themselves are very nice and new however you really can’t just avoid the management. This is another great apartment community turned upside down by an unexperienced property management company. Renters beware.
