Property Ratings at Circa Green Lake Apartments
My unit was supposed to be fixed before moving in, and it wasn’t. Broken cabinets took a year in a half to fix (they only did half of), as well as the trash smell that comes into my apartment has never been resolved - they keep giving me the runaround instead. Management and maintenance turns over frequently. Don’t be like me and overpay for a trash apartment - glad to be out soon.

I currently live here and I absolutely hate it!! There is a terrible mold problem in my apt. and the office won’t do anything about it. My apt. wasn’t move-in ready, it was dirty when I moved in. Also packages in the mail room get stolen constantly. I have had 5 packages stolen in the last 3 months and it’s suppose to be a “secure” building. I will never live in a Cushman and Wakefield property again.
Seems like a nice enough property and great location, but I found myself being quickly dissuaded by it and disappointed in the leasing office team. Even after spending $400 on application and holding fees, I would never receive any communication from the leasing office, nothing in almost two weeks, No one would ever answer the phone or the number would go straight to an automated message about the inbox being full. I would leave multiple voicemails and send multiple emails inquiring about my application and the property, and would receive no response. Disappointed, I decided to give up on this property and go elsewhere for an apartment. Hope others can have a more positive experience than me.
This apartment complex is badly managed, and dangerous. We have had homeless people squatting in vacant apartments, gates and doors—which are supposed to be accessible only by key fob—are left open by management despite pleas from the residents for more security. Packages and deliveries are stolen daily. Cars in the garage are vandalized daily, and someone ripped an entire wall off the elevator in the Ravenna building. We've had five property managers in five months. One lasted five days. The last one snuck out two weeks ago without telling any of the residents he was quitting, so we have no Cushman Wakefield staff on site. Do yourself a favor and move ANYWHERE else. This place is a train wreck with owners (Nuveen) and management who don't care about the safety of their tenants.
Not sure how this listing got 5/5 composite score - there's a few low scores in the reviews. Seems fishy to me. The physical property and location itself are pretty good qualities going for this building. But management issues are a recurring problem. Seems like there's a lot of turn overs because the management company make poor short sighted business decisions like not increasing pay for a veteran maintenance guy who was well liked by residents so the maintenance guy left. Now the new maintenance guy is hardly around. The last property manager lasted 6 days. The interim manager is nice and he personally fixed my maintenance requests (which went unresolved for weeks) but it seems he's doing 4 people's jobs. Its unfair and unsustainable for one person to manage nearly 200 apartments. Expect delays in getting your maintenance requests resolved. Also be sure when leasing to confirm the floor plan advertised on this site is the apartment you're getting. We found out our floor plan is completely different than what was advertised. Furthermore when we were leasing this apartment, we were not told about the huge and loud construction project across the street on 4th Ave (we booked the apartment while we were out of the country and were sent old pictures of the apartment). The construction noise begins at 7am, sometimes even on a Saturday; and lasts sometimes til 7pm. The noise is very disruptive, especially if you plan on working from home.
This is the worst managed property I have lived since 2008. I am having a consistent noise issue from upstairs. When I first complained earlier this year, the answer was the office couldn't do anything. The upstairs unit is rented out by a firm that short leases it back (like AirBnB) thus office took no action initially. After consistent complains, they finally wrote an email to the firm advising of the noise 2 weeks later as I struggled to sleep during that time. After it stopped, the noise still came back here and there but I tolerated. About two weeks ago, the consistent noise came back. After putting up with it for a few days, I complained again. And this time I asked if a resident was living up there or a short lease tenant. Office didn't respond, but I went up to knock on the door. The neighbor didn't answer but the noise stopped for the night. The next morning, I got a response from the office saying the noise is not coming from upstairs and I scared them by knocking on their doors. I read this email, in bed, at night, as my ceiling was vibrating. So I decided to not renew my lease. Once I sent that e-mail out, all communications stopped from the office. That was mid this week. My request to confirm my intent to vacate was ignored as well. So, this saturday, I had to personally walked into the office, read my contract to find out an official form is required, waited about an hour for the form to be found, and filled it out and signed it so I can finally leave this god awful place once my lease is up. And yes, it's 12:27AM and I have industrial grade 3M ear plugs on and I hear the loud thumping noise from the ceiling. Just gotta survive 2 more month here.

Management is horrible. Liers and cheats work here. They’ll screw you at ever turn. The building is loud, parking sucks but they’ll rent you a space for $200. A month. The units are small and expensive.

I lived in Circa for two years, and while it is a lovely location with great accommodations, I highly recommend living somewhere else.Throughout my two years there, I experienced incompetent and disrespect from both local and regional management. Within the community I experienced every possible issue - businesses renting residential spaces, frequent and unexplained fire alarms, break-ins to the locked parking garage, months without completing my maintenance requests, deposits that were 1 month later than Seattle tenant laws require, and refusal to resolve conflict or issues with residents. Every other resident I talked with had some kind of issue with Circa, and all that matters to them is the bottom line, taking as much money as they can from you without any negotiation.

Gorgeous roof deck with views of Green Lake, Olympics, and Rainier, as well as small fitness center and social area. The elevators and stairs smell lemon-clean in the morning. The management is incredibly friendly and helpful (Anh, Johana, and others). The two bedrooms have good cross-ventilation and great light. The one bedrooms and studios only have one window and it seems like a lot of people have to prop open their doors. Location can't be beat-- lots of stores and coffee shops and restaurants, as well as Green Lake right across the street. Units facing Woodlawn- beware- the buses start early in the morning and roar late into the night. Better to face onto Green Lake Way or Ravenna or 4th.
