Rising out of the prairies and cornfields of the heartland, Omaha serves as a cultural wellspring and economic powerhouse for the region. Downtown has seen a lot of development in recent years, and now serves up a huge selection of trendy shopping, dining, and entertainment, particularly around the Old Market; the Blackstone neighborhood has also emerged as a new hotspot for adventurous restauranteurs and hip nightlife. The robust live music scene in Omaha is one of the city’s worst-kept secrets, with national publications singing the praises of popular venues like the Waiting Room and the annual Maha Music Festival at Stinson Park.
Omaha is serious about college sports – the University of Nebraska’s Cornhuskers are hometown heroes, and the city is the longtime home to the College World Series every summer.

Property Ratings at Citadel Apartments
We had Squirrels in our attic the whole time we lived there and management didnt take care of it and told us theres nothing they can do its nature. Management is terrible. Theres constant turnover and zero communication. When there was a serious crime there a few months ago management didnt address it or tell anyone if things were safe. There is little parking lot light and several cars have been broken into and stolen. They said they would make sure security came through more but they only come one time a night. We were locked out our first night living there because management didnt notify Maintenace and they wanted to charge us the late night lock out fee. No matter how bad the issue is they will always blame staffing issues. Staff goes home early alot and you rarely get return calls.

We appreciate you taking the time to share your rating with us, and we do apologize for any frustrations. Our team is there 7 days a week and try to be there with extended hours, until 7pm most days. We did have a period of time where we were hiring and onboarding new staff and had to alter that schedule. We apologize for the inconvenience. The office is back to being fully staffed, if you would like to stop by and meet the new team members! Your opinion is important to us, and we'd like to hear more about your visit. Please consider connecting with us so we can better meet your expectations.
I have been living at Citadel for 5 years, so I have a pretty good grasp on what this place *is* and what this place *is not*. So, what's great about Citadel? For starters, it's a great place to save money on rent - I don't think you can find a better value apartment complex in the metro in terms of location, amenities, and relative size & decency of your living space. That said, because of the lower rent sticker, it's also a very diverse community with residents from all walks of life - college students, single parents, first-generation Americans, the list goes on and on. The greenery around the complex is also beautiful early spring & fall, and the contractors do a great job keeping the grass mowed, flowers planted, and trees trimmed. HyVee's down the street, a convenience store is within walking distance, and the bus line goes right down Q Street. What's not that great? Citadel's older (built late 60s/early 70s), and it shows it's head in very small ways (the building styling, cabinets/bathtubs/vents that have been painted over every time a tenant moved out, bad smell in the common areas, etc). The property also sits in a bowl-like valley, so when it snows it's very difficult to safely drive out of the property entrance onto Q Street. Every year, the roads patched to "fix" the minefield of potholes around the complex (I've seen blowouts, destroyed rims, and whole tires get swallowed). You'll share 4 washers & dryers with 30-40 other apartments if you live in one of the larger buildings (no in-unit laundry). The walls are very thin - you can practically hear your neighbors talking to each other if the AC isn't running. Office staff is a revolving door - the staff you end up liking probably won't be there for long, and the ones you don't seem to work there forever (this is practically everywhere, though). Overall, you get what you pay for. This place is great for those who are willing to sacrifice some amenities in return for lower monthly rent. I would certainly recommend living here if the price is a major factor in where you live next.

This place was like a hidden gem to my roommate and I. It seemed sturdy, quiet, and clean. Most of it stood true, and I truly enjoyed living here! The only issue is, we ended up paying $500+ dollars for a simple roommate switch. They getcha with the "oh it's only $100" but then the remaining roommate (and new one if applicable) will have to reapply, get reapproved, and redeposit..... even if they are currently already living in the apartment. What was supposed to be $100 to switch roommates turned very expensive, and would have been a full month's of rent for the deposit ($810), but luckily our first deposit ($300) from when we initially moved in covered some of the second deposit???? (this is so bizarre to me, why are they making current residents redeposit????) I heard one of the employees explain the same to another resident who was looking to switch roommates, and all they explain it as is a $100 fee. I feel that is misleading, as it definitely is NOT only a $100 fee. Taylor, however, was amazing and really helpful.
I been living here at Citadel Apts. for 3years going on 4. i recommended to everyone that looking for great, friendly, And outgoing Neighorhood. this you're Place . And for the Complainers go kick Rocks..
I recently attempted moving to this location from out of state, and tried applying online. When I called, I was told I’d have to physically come in to apply and they weren’t willing to make any accommodations, on top of being quite rude over the phone. Shame the service was so poor as the location actually looks quite nice.
I have only been living in the Citadel Apartments for almost a year but I will be staying for a very long time! I am looking into transferring into the town-homes, the staff in the office makes this process so much easier than I could have ever imagined! They are so helpful! I am always excited to go into the clubhouse to visit the staff who always seem to care deeply! I recommend this complex to everyone wanting to start off.

Don't ever move in here if you can help it. I moved in in June of last year. It has been a total and complete nightmare. In the first weekend I lived here, there was a leak in my apartment. After fixing it, the maintenance guy forced his way into my apartment to paint the spot after I asked him to come back in about an hour. I have had to call at least one other time for an issue with the heat. There have been numerous noise issues with neighbors. Quiet hours (starting at 10 pm) are supposedly addressed with every tenant upon signing the lease. I have had to call the security company and leave messages at the office due to noise no fewer than 6 times. I have also had to call the management office regarding my neighbor's "service animals" that bark every time the door opens or closes, multiple people who are not on the lease living apartments, and a faulty toilet. I had to speak to the vice president due to the lack of professionalism and incompetence of the office staff. And now, for the 9th time in 3 or 4 months, I have had to call about the security door not latching - a benefit everyone knows causes the rent to be higher at a property. This time, someone broke the latch off. There is obviously not enough security passes to prevent this tampering, and the management company is not willing or able to make sure that tenants are not tampering with corporate property. They would rather just "fix" it. Furthermore, I had to ask the maintenance guy not to slam the door so hard the building shook while trying to study for an exam. He told me he was “trying to work” and then told me to “go ahead and call management.” DO NOT MOVE IN HERE! They do not care and only want your money. The staff is rude and unprofessional. The management is unwilling to resolve issues correctly in a timely fashion. The headache it will give you is not worth one penny you will pay them.
I think that the maintenance here has been helpful at times, they do come on holidays if necessary. I can say that my air conditioning went out in the 100 degree weather and wasn't turned on for a whole week. They didn't fix it bottom line for a week, they had many excuses but it was very stressful to have to call and talk to them daily without a call back at all. The staff in the office was not professional in how they handled the phone calls. Also no discount on my rent after the huge hassle the conditions were unlivable since it was 90 plus indoors.

We are so sorry that your air conditioner went out during this extreme heat! We do provide portable air conditioners to keep you cool during the time frame for repairs and/or replacements. Unfortunately, we are unable to control all the mechanics that go into air conditioners, furnaces, etc. and at times repairs or replacements are needed. We are simply unable to offer a discount for every repair we have to make. We would love to hear more about how the office staff was unprofessional. Please, feel free to contact the manager to further discuss these issues or any other concerns you may have! . Thank you! Citadel Management
I've been living here for almost 6 months now and I hate it. The residents are gross, creepy and disrespectful. Unbeknownst to me prior to applying to live here, there's been like 14 homicides in the last 10 years in this complex. The apartment they originally showed me was nicer with new carpet, the one they put me in is outdated and the carpet is well worn and gross. The only positive is the location and the indoor pool (that no one ever uses) I use the gym because I don't like public gyms, but only half of the equipment works. I was told I would pay 730 but the outcome turned into 760. I'd be better off moving just down the road to the nicer apartments and pay the same amount for something a little smaller, but at this point a tiny studio would be better than dealing with this. And I'm in a two bedroom 1 1/2 bath here.

We are very saddened to hear that you are not happy living at Citadel Apartments. We would love to discuss the specifics of your concerns with you and would like to invite you to visit the office to do so. We believe you have also been given incorrect information in regards to homicides happening within this community. We have not been notified of any homicides happening within our community for the last 7 years that I have been working here. We look forward to speaking with you. Citadel Management
citadel apartment is the worst place I have never been. People who work in the office never call when you have a package with them. I have to call everyday for my package. If something broke in the apartment, the maintenances don`t like to come over ASA to fixe the stuff. In the office, PAIGE and the manager don`t know to do the reception. Citadel is horrible place to live. smoking is the only work for the bold`s maintenance
This is a perfect building with 100% security, helpful for any emergency anytime, they available for you.
They are gross, bugs everywhere my drain starting spitting up dirty water in my tub. And it always smelled like weed or curry in there.
I really liked the location, amenities, and the look of this complex. It is not too far from shopping, restaurants and great places to go for activities and outings!! Thumbs up!!
I lived in this apartment complex for 2014, and loved the apartment itself. It was a very large apartment with good quality. I chose the larger of the two single bedroom options, and it ended up being almost 900 square feet. Some of the apartments are very modern and look wonderful! Some of the apartments are nice, but a little outdated. It was very quiet for the most part, and very comforting. The natural lighting was incredible from my apartment! The management however was horrible. They seemed to not care about you, and only cared about the money.I was very unhappy with management and the complications, I cancelled my contract and left. Overall, a good apartment.
Living there it was ok. Sometimes the parking was bad... it really depends on where you live in the complex. Traffic in the area, especially 84th can be horrible, like sitting at the same light for 10 minutes through multiple cycles bad. As for the apartment it was just ok. I feel like what I got compared to what I paid was fair. The issue I had was upon moving out. I had a satelite dish and the satelite company told me to leave the dish on site after I left. Thinking that was odd, I asked somebody in the office because I wanted my full deposit back. He said he thought it would be ok, and he would contact me if I did need to do anything. Well I never heard back, so I assumed it was ok to leave this there. Until I got dinged $75 for leaving it there. I would understand the charge but I was essentially told it was okay. I called and explained what happened and they didnt care. Its an ok place to live, not great, not bad. But they will not take responsibility for their actions and everything will be blamed on you, even if you are at no fault
I love the area, and everything that is offered!!!
