Property Ratings at Citigate Apartments
I recently moved here, and the experience has been positive so far - not perfect, but positive. I moved into a unit with minor issues that needed to be worked on while I was already living there. But I won't let that overshadow the service I have received. From the moment we arrived, Sara Gomez has been delightful and highly diligent. The maintenance team has worked hard to get my issues fixed promptly. The fact that they have food trucks come into the property is convenient. They could do better with the breezeways - a leaf blower could make them look much better.
The apartments themselves are beautiful and the maintenance is great. Unfortunately, there is a significant trash problem that needs to be addressed. There is trash ALL over the complex-on the sidewalks, the parking lot, the elevators, the stairwell, and the breezeways. People just litter everywhere. It's absolutely disgusting. Dear management-please addresss this. This is such a significant problem I would put up cameras and fine people if I were management here. We pay too much to feel like we live in a dumpster. Just to put it into perspective people who don't even live here are aware of the trash issue at Citigate. It is horrible.

We are absolutely in love with our new apartment. We opted for a remodeled apartment on the 4th floor. There is an elevator, but we like the exercise we get from the stairs. We love the sky high view and the fountains are the next best thing to living on the beach. We have slept with our windows and balcony door every night so far. The amenities are amazing. The pool is gorgeous with A landscaping. The outdoor fire pitS are great. The gym is large and has many options. Office staff has been amazing and very speedy. We were not expecting to have to move and worried nothing would compare to our condo, but Citigate has exceeded all of our expectations. Sarah and Cherish have been amazing!! Thank you so much!

Would not recommend this community. A gated community with a gate that never works. Pay for amenities that I never can access. I work during the day I should be able to visit the club house and use these amenities. Staff is horrible and rude they will put your rent payments on the wrong account then try to evict you while being condescending. Very unsatisfied.

Citigate is a gated community and the environment is very nice and quiet. The staff responds in a timely manner and the upkeep of the apartments from pest control, valet trash, lawns, etc is top tier ! We plan on staying here for many years

I lived here for 5 years 2016 - 2021 and had a plethora of issues. We could not wait to move out. The only reason I stayed for so long is because moving is expensive and the ONLY positive is the location of this apartment. I moved here 2 weeks before my wedding and my wife moved in after our wedding. After my wedding we left for our honeymoon and when we came back a week later on a Friday night I turned on the family room light/fan and sparks started shooting out. I immediately cut the power from the breaker and called maintenance and they said since I cut it at the breaker they could come on Monday and it is not an emergency. Part of my moving in checklist was a small dip where the tile met the carpet and over 2 years it got progressively worse through the ENTIRE apartment (To the point I could navigate where I was based on how far down the floor sunk as seen in pictures.) It took almost 3 years to get resolved. It was becoming a tripping hazard in my apartment. Bell Partners Finally sent in a contractor. He did his thing by digging out the hole in a square so he could put in a 3/4 in plywood board and cement around it which lasted all of maybe a month because then the boards warped and I could step on one corner and the other corner would pop up about an inch or so. ( during the initial walkthrough once we put in our notice the office lady could not believe how bad the fix was.) A huge issue was MOLD. When they pressure washed the exterior to paint it a few years ago we started to notice mold around our balcony door and had to put in multiple tickets and all they said they could do was add bleach and clean it. The bathrooms had horrible ventilation causing mold around the ac vents. The picture below where 3 week after we last cleaned/ bleached them and became almost a weekly task as they said nothing could be done. Walls are thin. Our master shared a wall with another master wall and could hear their extracurricular activities happen. One night I just decided to root for him, Never heard them again LOL. To us the office staff was always rude and each person had different answers. Maintenance was friendly but to us was not very fast. This was true with JRK and Bells. I'd say carefully read reviews and most positive reviews are on the maintenance not on the actual management or complex itself.

Its a great place to live. Office staff is very helpful & nice. Neighbors are sweet, the neighborhood alone is beautiful & quiet. If your big on kid safety as I am or nice places to live with your child/children this is a good one.

I've been here 2.5 years, and I have everything I need: I'm 10 minutes from work, I can hop on the Interstate in 5 minutes and anything else I need is really close by. I might not ever leave :-)
The maintenance guys are friendly and good at their jobs, and generally the complex is pleasant. Sadly, I have never had so many maintenance issues over such a period of time, not even close. The toilet plumbing seems to be shot. Anything flushed requires 2-4 flushes. This gets annoying quickly, but I dont imagine anything can be done about it.
Citigate apartments is nice and quiet and the staff and neighbors are all nice and friendly , maintain everything fixes things in a timely manner which is important to me and the layouts are nice, spacious and affordable with stainless steel appliances
We been living here for a year. Anytime we have a maintenance problem or an issue the staff is prompt to get it fixed. Especially Steve and Robert who are the best! They recently worked on a plumbing and dishwasher problem at our apartment. They go out of the way to get things done. Thanks a lot!! :)

I lived here for about 8 months and the apartments themselves were great. Very nice inside, had no problem with the actual living space. All of the employees, from every single front desk worker to maintenance were extremely helpful and responded to concerns in a very quick manner. Zero complaints there, they rocked. However it was clear that management did not care about the residents. I understand Covid has been a struggle, but it was handled poorly in their execution and overall communication with guests on what was happening. I felt bad calling to the front desk with questions regarding reopening of amenities because they knew just as much as the rest of us most of the time. The management also did not pay to keep the amenities in good shape, with several of the gates being broken the entire span of me living there, pool area/surrounding grass looking unkept. Again, if you are just looking for a place to live, this place is a great option with nice location, fair rates, and an amazing staff. Just be prepared to deal with the management team causing more of a hassle than expected.
Apartments inside are okay, floors are uneven, cleaning job not down well..Even in a pandemic. Patchwork in apartment is noticeable. Halls are disgusting and smell like urine. Elevators are a gamble, often down for weeks or you feel like you might get stuck in it. Gated is an understatement, gates remain broken or open more than closed. Management is awful to deal with from day 1 they are rude and do not listen nor respond when asked questions. Trash comes at night slamming each and everyone bin at 10pm. Will be leaving once lease is up!!!
No idea how this place has a 5 star rating with all of these 1 star reviews. Seriously read the reviews before renting. My husband and I have only been here a few months, and it was a horrible mistake. This place looks great from the outside, and has good space inside but it's a mess. The elevators have been down for about a month...we're on the 4th floor. The gates have been broken for the same amount of time. I've sent numerous messages asking about when it will be fixed, and no responses. They don't care about us. The other day the fire alarm went off in the building, we vacated then went back in. No communication about what happened.
From day 1 to the very last day, this place has been incredibly inconvenient and they refuse to work with, let alone communicate with, their tenants. They created an issue involving some insane fee and yet the leasing company has not contacted me, after numerous attempts on my end, in over two months!
I could go on and on and on between having to pay for the flooring we were told we would have to AC repeatedly broken for at least 10 days at a time with no concern from management or maintenance. Our dishwasher still doesnt actually work after being here for 8 months!! They say dishwashers arent supposed to offer a heat dry even though every dishwasher has that and these have the settings! Its an ongoing battle that isn't even over. As I'm writing this our HVAC isnt working and they were here last week and told us it would be fine for at least the rest of our lease ... It really boils down to INEZ the office manager is manipulative and incompetent. Every decent manager knows when one of your people screw up its your job to fix it. Nope she just passes blame around. Read these 1 stars they arent kidding this place is a horrid nightmare!!!
Unexpected bills, Unexpected charges for maintenance irrespective of the years you stayed .
Dog poop everywhere, management and organization is poor, elevador broke for 4 days and we leave in the 3 floor with a 4m baby. Dirty in the hall ways, the neighbors you can hear everything true the walls!
Management is horrible! They do not care about their tenants all they care about is how to add on to your monthly rent. I got a new car after living there for a year and they want another $20 for a barcode! The landscapers do a terrible job, and they make you contact the office every time you want pest control. literally, do not recommend this place to anyone. I wish I could get out!
If you want to be comfortable in your place, don’t rent this place, the ac is always broken, if yoy have a bad luck and your ac stop working on friday night, you will have to live in a hell inside your own place because even the office open on saturday, they will not help you to fix it, because for them this is not emergency. Now tell me, an apartment with no ac in this hot weather is not an emergency? Rent is not cheap and we pay to live in a hell.
If I could give this place 0 stars, I would. The manager, Inez, is rude and does NOT care about the customers whatsoever. I’ll list the issues I faced, because that’s how many I had. 1. ALL of the lights in the stairwells were completely out for 6 MONTHS. So, every night coming home from work, as a young girl alone, I was forced to get to my 3rd floor apartment in complete darkness. I mean, I couldn’t even see the key hole that’s how dark it was. I brought this to managements attention WEEKLY for literally 6 months before something was done about it. My safety did not concern them in the slightest, which says a lot about their character considering all the messed up stuff happening to young girls these days. 2. Treadmills were never working at the gym. Maybe once a month. 3. I was offered a free carpet cleaning for renewing my lease, and when i requested it, I was told it was too late to receive it since I had notified them I would not be renewing a second time. 4. After fighting for my free carpet clean, I was told it was now considered a “move out carpet clean” because of the notice i gave. I was then charged $90 after moving out for a carpet clean...after JUST having a carpet clean. 5. Any time I called the office I was told someone would call me back, and every single time (I am not exaggerating) I would hear nothing. Each issue I had I had to call at least 3 times for something to be done. 6. My car ended up being towed because I was forced to park along a curb to get a reasonable distance to my apartment because the closest place available to park was 4 buildings down and I was not comfortable walking 1/4 mile to my apartment at 11 pm at night. 7. The walkways and stairwells are disgusting. I don’t think they were cleaned one time in the 1.5 years I lived here. Needless to say, this company does not value customers and attempted to take advantage of a young girl on her own living in their complex. I was not taken seriously, especially when it came to safety. It’s just unacceptable
If you like being walked in on by a painter twice while you’re naked move in. He was only supposed to be in vacant units and a notice was sent following saying they would be coming the next day with security. They didn’t accommodate my disability. My car was illegally towed. BUGS EVERYWHERE. Ants ate half my food and no one did anything. And now I have discovered mold and a duct taped water heater. Fire hazard much?! They won’t even let me move out early. I cannot stress enough this is the worst place to rent. Ever. And I’ve rented many places. Never had problems such as these or such RUDE managers.
Don't make the mistake of signing a lease here! We ended up living at Citigate because they looked nice and were relatively cheap compared to near by apartments. I would have rather spent my money else where.. especially since they've increased our rent 100$ every year. It started out bad from the very beginning, 1. It took us 2 months to even find out if we had even been approved after multiple calls to our leasing agent with no response 2. We have cockroaches in our apartment consistently and have requested that terminators come out regularly to spray which has not been done 3. Unless your apartment is on fire and maybe not even then you can count on maintenance thinking your issue is "not an emergency" in which they won't come out for multiple days. Our sink backed up and our entire kitchen was flooded for 3 days 4. Don't lock yourself out of your apartment after hours because they'll answer your call and hang up every time to avoid having to send someone out 5. The walls are so thin I can hear my neighbors entire conversations 6. Expect to spend about 100$ every month in extra fees they add on and keep an eye on those because we've found extra fees added on that weren't in our lease multiple times 7. Last but not least if you happen to forget to give them their 60 day notice about not resigning your lease they'll charge you double your rent for each day. Ended up having to pay them 350 dollars because we were unaware of the exact due date but still gave them 55 days notice before our lease ended. I went into the office to ask if we were able to at least stay in the apartment for the 5 extra days we had to pay double for and the answer was no. I would never recommend this place to anyone and encourage you to look elsewhere
We moved in liking the location and friendliness of the staff but that was short lived. Here are the facts on some of the experiences we had at our time at Citigate. 1)Dogs poop everywhere. At one point my wife called the front office because there had been many doggy deposits made on multiple floors of our building and nothing had been done for weeks. She politely asked if there was anything the staff could do to clean up the mess. The man on the phone replied with a laugh and said there was nothing the staff could do. 2) No Parking. After having to go to deal with no parking at night at all my wife and I decided to purchase and pay monthly for a garage. The staff doesn't monitor or care about the enforcement of the spots though. You are on your own because if you do call they take so long to get there the car in question is either gone and your already parked on the other side of the complex or they just don't respond at all. Good luck calling the tow truck yourself too because no one is allowed to tow someone on the premises except the staff. Once I got tired of parking across the complex because I pay for a garage and pulled to the side of the area while I called the office to get the car towed and went upstairs to wait. Later I come back and my own car had been towed but the car parked behind MY GARAGE was still there in the morning and the staff told me its my fault for parking there and I had to pay for the tow myself. 3) I could go on and on about the broken walk way lights, lawn care at 7am every day of the week waking up your children, bad internet, office phone works half of the time, weed smell in the hallways, or constant broken fences but i'm just ready to put this whole thing behind us. I write this hoping no one else will have to put up with Citigate or JRK Property Holdings.
You actually bounced when you walked over the hole in our 4th floor unit. Upon further inspection I found that the wood beneath it was giving way. 10 calls to the office and no repair done. So BBB complaint filled and still nothing. State Attorney complaint filled and no action. Code inspector called in and finally after that they fix it. The guy told me I was very lucky we did not fall through it. The plywood was completely rotted and there was no 2x4 support underneath the plywood. I was told by Citigate that it did not look dangerous so they did not care to fix it.
citigates responses to negative reviews are so funny! These people are full of lies and deception and try to ACT all sweet and honest. If they respond they're going to say, "we did everything we could to accommodate you! You chose to leave." THERE system was down!!! Yet they feel everyone has to bypass unforeseen mishaps that happen on their end yet hold you to the fire when things happened beyond your control. Girl said to me she worked hard to get it fixed "even after I left'... my question to her was since you worked so diligently even after I left did it get fixed? After babbling around the question she says, the network guy had to put in a ticket for it...SOOOO NOOO!! Why would I continue to sit and wait like I don't have a life on something that couldn't get fixed??? THESE PEOPLE CARE NOTHING ABOUT YOUR TIME OR MONEY. I asked to push my move in date back to a day I would be able to make it to the bank. The main issue is they ask for a cashier's check as the "only" acceptable form of initial payment. No money orders. Problem for me was my move in date was a week day and I am a teacher ( a 1st year teacher who, in this same week was moved to another grade & subject!) my days are long & chaotic. Yet I kept CG informed on all of this. as I'm driving in rush hour traffic downtown trying to make it to the bank, I'm on the phone with them. You would think they would be decent people. My bank closes at 4 on weekdays. I'm hauling tail trying to make it to a bank on Wednesday and Thursday but I didn't. On Wednesday they said you can come in and pay online(explained above). Each day that passes I still have to PAY RENT FOR THOSE DAYS.. JEA IS CONNECTED IN MY NAME AND THEY ARE LEAVING LIGHTS ON AND IM PAYING FOR IT but have no keys!!! Instead of changing my move in date to a weekend they send an email saying if I don't come in on time on Friday with cashiers check they are canceling everything and keeping all the money I've already paid for fees and deposits. They can't wait from Wednesday (original move in) to Saturday???.... "but they did everything to accommodate me" lol. To top it off the "competent"corporate office girl tells me If I was really trying to comply with their policies I could have went into work late , left work earlier, or used my lunch break instead of making excuses... Do you know how the education system works? Someone in corporate should have way more sense and professionalism!
