Property Ratings at Citra Luxe
The apartment was not move-in ready, it was dirty and damaged. The appliances did not work and the bathroom fixtures were either broken or moldy, took multiple maintenance requests to be remedied. Our water has been shut off multiple times with less than 12 hours notice. The 24/7 gym and package room has been shut down multiple times, once for several weeks with the only time for access between 9a-6p M-Sat (office hours). The gym floods on the bottom floor when it rains. Mold growth on every window because the windows leak when it rains, we put in a maintenance request for that and all they did was re-caulk over the existing caulk and spray paint the mold and water stains. We live in an ADA-accessible apartment and every one of the strobe-light fire alarms in our apartment have been painted over who knows how many times. My mother, who is physically disabled due to a stroke, came to visit and had a hard time doing basic tasks in this apartment even though it is supposed to be handicap accessible. You can't even load the dishwasher, the door opens directly in front of the sink with only a few inches of room between the sink and the fully opened dishwasher. And most recently, the stairs leading up to floors 2 and 3 of our building were literally falling apart. Several residents had notified them, along with putting maintenance requests in starting in Aug 2023 that there was water and structural damage to the stairwell, management repeatedly marked the requests as completed and never actually did anything to fix the issues. Until recently when a piece of the stairwell actually broke off and fell on top of a resident's family member. Starting February 25, 2024, the second and third-floor residents were given 24 hours notice to vacate their apartments and move into a hotel for construction, however, the 4 families on the first floor were given zero notice of any of this and did not even know construction was even happening. First-floor residents were not given the option to move their families to a hotel even though the construction completely blocked all access to our front doors, and we were required to use back doors. Management has given multiple residents conflicting information regarding the construction. It appears that all they have done on the stairwell is a band-aid job and it doesn't appear that they actually did the work to properly address the safety issues because there are still parts of the ceiling that have significant water damage to them.
Have a six-month lease from July 2022 which ends January 2023 and I’m so thankful I only did a six month lease. Writing this review today because of my horrible treatment in trying to get the dishwasher repaired. This review is the overall experience, and we have pictures to back up the condition of the interior. Doing the move in walk through, they had attempted kitchen and bath cabinet upgrades however, the cabinets were very poorly installed, are crooked and don't close properly. Opening the oven, we found a bag of stove burners in there in addition to the ones placed on the stove. Any wall damage they attempted to repair looks like a small child did the repair. Parts of the floor are mushy which you can feel when you walk on them which makes me wonder about the condition of the sub floor which is probably rotting. The front door is so poorly installed I have to literally put my shoulder against the door and push hard to open it. The living room ceiling fan light was removed at some point and not replaced so there is no light in the living area and the windows in that area are very small. The second bedroom ceiling had a fan installed at some point however, they must have taken it out and did not replace it. The bedroom window has an unrepaired bullet hole in it. The bedroom door is so poorly installed it won’t stay open. There is paint on the towel racks and dripped on the floor. Our unit has a garage and we requested a second garage door open which they had to order and took two months to arrive. The dishwasher stopped working and they had to order a pump, which is ridiculous they don't have them on hand, so I was told condescendingly by Mariam to use the sink and the pump might arrive next week which will be over 2 weeks without a dishwasher. The package locker is inconveniently located, you must walk around the office building, go downstairs, walk to the back of the basement to pick up your packages. The dumpster area is always a disaster with trash laying everywhere around the dumpster. As mentioned in other reviews, cockroaches are a problem. I would never recommend Citra to anyone.
My wife and I have lived here for 8 months, and our stove top has not worked properly the whole time. Numerous work orders put in only to be closed out with nothing being fixed. Multiple in person visits from me and my wife to the office. Last time I was was in the office the manager looked me in the eye and said she would personally go to our apartment with maintenance the next day. Lie. That was a month ago. None of the burners work. Worst part is management doesn’t care.
I’ve been here since 12/2008 and have seen this complex go through ALL the works. I must say- my favorite- is Brooke becoming the property manager. She is young and enthusiastic. She’s getting food trucks and even a mobile nail salon in the community! I appreciate her for the efforts she’s putting forth improving this. Residents are rough- we are all different personalities but honestly I love living here and I’m probably the most difficult person to impress.
I have been complaining since day 1 that there is paint on my stove burners because they painted so sloppy. The bottom of my pots and pans are ruined and one of the larger burners doesn't even work. Five months later...here we go again. He came in and out the door three times on 9/17. Left at 4:15 saying he needed to speak to his supervisor about replacing our stove burners and never returned. It's now Tuesday. So unhappy with this place!
I really wanted to make a statement about the horrible reviews that give this place a bad rep, I have not had a problem with any of the so called big issues such as roaches or any unprofessional manner with the property staff. I have lived here since 2010! I have seen this property go through DRASTIC changes from renovations and updates to new staff. Since I have been here I have seen the property go through a really rough state from trash and other things mentioned in the previous reviews, BUT within the last 2 years the staff has really been turned around and the property/grounds look PHENOMENAL!!! Melanie and Brooke have really stepped up and made this place better to live all around; from getting the breezeways pressure washed, a better maintenance staff to take care of the grounds, even being very prompt in assisting me with any concerns. This place is great and the ladies in the office do the best they can and it really shows throughout!
Awful, unprofessional staff. They are rude, they don't take accountability for their actions, they have attitudes. They pick and choose who they want to be nice to.
I moved here Jan 2021. The week of my expected move-in, the leasing agent (Brooke) called to change the unit I expected to move into. I had already set up connection with Duke power, rented a truck, set up movers and started rental insurance. Nevertheless, I called to have everything switched to the now new and different address from the initial lease. Fast forward, I moved in and all seemed well. Throughout the night I notice once side of the apartment was much colder than the other. This issue was reported and still has NOT been fixed. Then I noticed one roach, then two, then more. Also, an electrical outlet in my kitchen wasn’t working. I reported these issues the next day, to Brooke, via email. She created a work order for the uneven heating and inoperable electrical out. She also proceeded to tell me there were no roaches there until I came. I took offense to this statement and naturally that set off the beginning of my hatred for this apartment complex. Days went by and each night I saw more and more roaches. After accusing me of bringing roaches into the apartment, they sent an exterminator. The exterminator even said these people are one of the worst to work with. He sprayed and looked around. After careful review of the apartment he found a cardboard cover still stuck to the back of the refrigerator that looked to be home to thousands of roaches. He explained that this was the source and to call him if I see anymore critters. They sent their repair men to fix the outlet. When they were done I not only had an inoperable outlet but I also had no kitchen lights, garbage disposal or dishwasher. THEY WERE AWFUL. They came back and tried using YouTube to fix it. One morning they lied and told Brooke they had already been to my apartment and when i called to find out where they were she accused me of lying about them not being there. They ended up having to call the electrician who installed the outlets to fix it. He, too, said they were terrible to work with. Moving forward, my neighbors have loud drunken fights. My mailbox has been broken into. The leasing manager (Melanie) accused me of lying about it. I was charged a fee for NOT having renters insurance which took weeks to ha e refunded. I turned in the proof insurance to Brooke prior to moving in but she never updated it after she changed my address at the last minute. The leasing office manager Refused to acknowledge the facts. All of this has happened in only three months. I hate living here.
The staff is a very professional. Nice and informative. Also property looks good. All the new renovations and cleaning up the property is amazing! I have been living in apartments for a while and manager/ office staff make a huge difference. There have been several turnover throughout the years I have been here, but by far Brooke and Melanie have made an impact difference among the property and how things are handled. Very highly recommend.
Used to live across the street at another community that was not renovated and horribly maintained. I have now lived here for over a year now and love all of the upgrades and ways the staff is ensuring the upkeep of the community. The management is excellent and extremely helpful. Brooke, Brie, and Melanie are all very knowledgeable of the property and area. Highly recommend if you are looking for a quiet place but close enough to everything.
Awful office staff, unprofessional and mean. Incredibly predatory. They just want your money and are obsessed with being “right”. They charge for “luxury” apartments but fail to do anything to warrant that title. The property is absolutely disgusting. Huge trash cans full of dog poop, roaches in clean apartments, random roof tiles and trash left out in the grass for months. I had to leave after barely 6 months. Stay away.
This property is SO bad that they had to change their name due to having such a terrible reputation. There is NO policing of an apartment complex labeling themselves as "luxury." This place is disgustingly dirty, trash everywhere, cockroaches every single night from the time I moved in (some of them were HUGE!!!), dog waste all over, they rarely replace the dog station bags. Also, they only have TWO maintenance people for the ENTIRE complex, BOTH of which have back issues and were once out for TWO WEEKS with no maintenance backup staff. Maintenance requests take 1-2 weeks, and often aren't actually worked on but just crossed off as "complete." Almost worst of all, crime is RAMPANT!!!! Vehicle break-ins weekly, but the complex refuses at all costs to put in ANY security cameras. The office staff also are the most apathetic ones I've EVER had to deal with. Brooke and Melanie are the most frustrating, irresponsible, and unprofessional (sometimes straight-up bitchy) office staff I've ever dealt with. And, I called JRK's tenant line over 3 DOZEN times with NO answer or response to messages I left. Look up their BBB rating; it's low enough to be considered extreme. Citra Apartments needs to be bought by someone who cares or go out of business, for the good of the ENTIRE surrounding community. Avoid this place or regret it, your choice.
Current resident checking in to confirm that this place DOES indeed have roaches as other reviews have shared. When you move in and blatantly ask them if this is an issue, they’ll lie to your face and say it’s not but this is my 3rd morning in a row waking up to a roach crawling across my kitchen counter in an apartment that I keep spotless. I’ve been fighting with this issue since move in and it’s not even just a single breed of roach, I’ve seen several kinds in several sizes. Unfortunately, I don’t have the time to get into any of the other issues, but in summary — the word “luxury” on this apartment’s name is solely there as highfalutin deception and decoration because there’s nothing luxury about it and and reviews over 1-2 stars are prooobabbllyyy fake ??
I am living here for 3 years now, cant wait to get the hell out of here. The worse of the worse place to live in. From noisy environment of mowing lawns every morning at 8am to absolute THE WORSE leasing office employees to work with. You will have to follow up maybe 100 times for a simple question and expect a reply to your emails after a decade, or don't even expect a reply. Because no will ever reply to your emails. From highly ill-mannered employees, roaches everywhere, to absolute worse environment to live in, you name it and you will have it. Beware and watch out!!
Came to assist my grandma in moving out after she kept complaining about the roach infestations and how dirty this place was. So many times she would call maintenance just to be brushed off. My cousins and I had enough of hearing how horrible this place was so we helped her pack up and move. Can you believe they kept all her security deposit? You swear she was throwing parties or messing up the place, not even $1 back! Be warned- if you like not having any service, roaches and losing your whole security deposit than this is the place for you!
on top of that, they did not even notify any of the residents they were going to do a name change. I do not recommend moving here. The staff is unhelpful most of the time. The pictures you see are not even anywhere remotely close to what actually exists here, maybe in a year or two, but most are just floorplans of what they have "planned to do" for the past 2 years. I can tell you my apartment doesn't have marble countertops, or a nice bathroom and toilet. I actually opened the hood of the toilet for the first time and noticed a maintenance man duck-taped it together for it to work. On top of all this, they towed my car for no reason since there's not assigned parking and I had a legal battle that didn't even need to be a legal battle, it lasted for months and I finally won. Again, I just wouldn't recommend this place to anyone, at all.
*ATTENTION* PLEASE READ THE WHOLE THING BEFORE YOU MOVE* I am currently living here and was bot sure if I should move here due to reviews mentioning CAR BREAK INS but my credit score was pretty low at the time and I wanted a "luxury apartment " First of all let's address that these are not luxury apartments but instead hastily remodeled older apartments. You can tell because of things like light switches painted over, and you can still see the tile lines where laminate flooring is placed. But it gets much, much worse in the 8 months I've lived here this is what I've had to deal with 1. Worst roach infestation I've ever experienced (I'm prior army so I clean twice a day yet I haven't been able to get rid of the roaches even using bug bombs spray and exterminators 2. Staff doesn't care I put in multiple work orders for the same issues that went ignored even with frequent calling and office visits and took months to address due to "staffing issues " including a hole in my ceiling (6 months and counting) 3. My apartment was not cleaned prior to moving in and had dust so old on top if the cabinets that it had a solid gooey texture and had turned a dark brown. This took me several hours to clean and of course I was not compensated nor asked if I wanted to move into a dirty apartment or wait. In fact I was only told that it had not been cleaned when I mentioned it. 4. A Hole in the Ceiling - My guest bathroom ceiling had a hole ALREADY when I moved in however I didn't notice due to the high ceilings. This also was never mentioned which shows that it is likely the apartments are not even inspected before moving in new residents even if they have been vacant for months. To make things worse after I noticed the ceiling I reported it and waited 2 months for a man and what appeared to be 2 teenagers repaired the ceiling only for what was used to patch to fall out of the ceiling a few weeks later. It definitely could have injured someone given the weight of the plaster a patch (5lbs or so from high ceilings) 2 months later they send out another guy who patches the hole again but "forgot his plaster and would be back. That was almost 2 months ago aswell and I haven't heard anything and have an unsightly hole in my guest bathroom Due to this experience I will likely never move in another apartment. I understand your credit score may be low but take it from me DO NOT MOVE HERE they understand that as well and take advantage of their residents
I’m not big on doing reviews and really wish I was bigger on reading them prior to moving to this “luxury apartment”. Let me start with one of the big motivations of moving to this property was the promise of it being a gated community. My girlfriend and I were expecting our first child prior to moving here. One of the biggest selling points to us was that this was gated community and we were assured that the gates worked... We are now 6 months living here with a 3 month old and we have never seen the gates closed. The dumpster area that everyone takes there garbage to is overflowing the majority of the time and don’t dare take your trash there at night unless you want to see rats the size of small dogs. The pool looked great when we first got here the only trouble is that is closed 90 percent of the time. The insects around the apartment are absolutely disgusting, If you can walk 50 steps without seeing a cockroach around here at night I would be very impressed. The maintenance is inconsistent with one day them being out to you the same day then other times it taking them weeks. Maintenance has also tried saying they have been to our apartment without actually even coming out to it. The staff in the front office are rude and lazy. Now to top it off we have a flee infestation in our apartment. We have two indoor cats that are likely not the culprits being that they are in door cats. The only days that this luxury apartment has pest control come out are Tuesdays and when asked if they could send them out sooner due to the amount of flees we were having to put up with, there reply is that it’s not there problem or responsibility. We have now been cleaning our home up and down daily multiple times a day just to not have flees hopping around are 3 month old baby! We have also just paid out of our own pockets to have the apartment professionally sprayed. These are just some of the bigger ticket items we have had issues with and trust me when I tell you there is plenty more. I have to imagine that anyone who has left anything other than one star for this apartment complex is either being paid or pressed the wrong button. Please do yourself a massive favor and look elsewhere!!!! I’ll just be counting the days till I can move my family out of this overpriced luxurious dump.
Staff try to be helpful but are not concerned about residents needs. Community is not gated. Pool is always broken. There is no grass or nice landscaping throughout property. JRK management do not answer phone calls so there's no luck with getting help outside of office staff. Staff also do not respond to urgent needs and concerns.
I've lived in more than a few apartments over the years and I'm not a complainer. I tend to try to fix problems myself and will only reach out on the rare occasion when I can't fix an issue myself. Not only have I needed to call maintenance 5 times in 6 months but they are so painfully unresponsive. They played games with me about replacing my malfunctioning fridge for 2.5 weeks. Now my toilet has been running for 5 days and despite stopping by the office and being told they would be here before end of business today, my toilet is STILL running. Can't wait to see my water bill! If there were no maintenance issues the place wouldn't be bad. Basically, rent at your own risk.
My car has been broken into twice in the last three months
I love this community and location! I can't say enough about he office staff and maintenance! Come see how nice it is!
Great Staff and love where I live! My apartment is awesome! I don't hear my neighbors!
The entire lease is about how they're not responsible for ANYTHING. Staff lacks customer service, not prompt in responses, and inconsistent staffing. I don't know what makes them consider themselves Luxury. They don't even offer lease renewal perks to show appreciation: carpet clean, accent wall, etc. Would NEVER recommend! In 13 years, I've only had two unsatisfactory experiences and this location is one. Very disappointed. FYI: I'm leaving voluntarily so I'm not disgruntled from an eviction.
The New Property Manager Melissa is a very helpful asset to the apartment complex and is very polite
For the most part, this place is OK. I do love my apartment and the layout. What I don't like about the place is 1) they don't keep the pool clean, I was there on Saturday (1st time this year), the pool was cloudy, barely could see the bottom, it was dirty and there was a frog jumping around on the bottom; 2) too many dogs (I love dogs too) but when the owners take them out to do their thing, they don't pick it up; 3) on any given Sunday you can rest assure that everyone who lives by (not in the apt complex) come and use the pool - there's only 1 pool in the complex and there's not enough places to sit or lay - not much furniture there and what is there is broken or very old; 4) the ladies room inside the building smells awful and the outdoor showers do not work; 5) for all the money I am paying here, you'd think that the hallways would be cleaned - the last time they were cleaned was over 1 1/2 years ago. The entrance/exit gates are always broken - just Saturday there were 2 sheriff's car cruising around which made me a little nervous. As long as I ignore these issues, I'm OK. Let me stress how I do love my apartment. UPDATE: (6/21/18) I went to the pool on Sunday - not cleaned, hair weaves/band-aids/dirt are all in the pool and let's not forget the cloudiness - couldn't go in the pool, again. All tenants received an email yesterday saying how the tenants need to clean up after themselves and that the pool gets cleaned every morning...false - being there at 9:30am I know no one cleans it because if that was the case then it shouldn't be that dirty. You might ask yourself, why isn't she moving? Well to be honest I started looking yesterday, the problem I have is my lease isn't due until April 2019 and I certainly don't want to pay them extra $$$ to move. I am really disappointed at this place - the turnover in the office is out of control - in the 2.3 years I've been here, I think we are on our 5th manager.....
I have lived here for half a year now and I have to say I regret moving to this complex. For the first three months this "gated community" had broken gates. The office hours are posted until 7 pm for M-F yet often times they would close early without any warning or notice. The trash cans at the mail center are always overfilled to the point that the ground is covered in trash. The parking grounds are often covered with trash as well. I realize these are things that are at fault of the residents but when you think "luxury" one often thinks clean. We now have had a broken Trash compactor for well over a week and the trash center is over filled. Not to mention the amount of bees this has brought. This is an animal friendly apartment complex but the amount of animal waste on the sidewalk and throughout the complex is ridiculous. I have personally asked several times for our stairs to get pressure washed from the animal waste as well as normal debris one would expect. This request has not been completed. The gym floor in our luxury apartment clubhouse lacks the cleaning it needs. I have walked in several times seeing the same pistachio nut shells as well as finger nail clippings. The one piece of "luxury" the apartment complex has going for it is that they will keep our packages but they have now informed me they will stop doing this and all packages not received will be returned to the post office for us to pick up.
The staff is very unprofessional and the apartments are old and run down. The grounds are dirty and parking is a nightmare. Car break ins also an issue . I would never recommend anymore to call this place home.
I have lived here for 7 years and it gets better and better every year!!!

Thank you for your review! We love our residents and we are always looking to make each year better. Here's to another wonderful 7 years.
The place was very nice when I first moved in but as the years passed its become very loud at times. The windows are not storm windows so you can hear everything, I mean EVERYTHING, outside (conversations from people sitting on their patio, kids playing, cars passing with loud music). The pool is open to the public because its not within the gates so every time I would visit the pool it was crowed. The pool table and movie theater is only open during office hours. The gate is always broken. Loud parties from residents at their place or at the pool!! The truancy officer never picks up the phone if you call with a noise complaint after hours. The property is nice but not for the price. There in NO luxury here!
The first day I moved in I started counting the days for my lease expiration. the management gives false prosmises 1.they told me I can see my apartment 1 week before I move in and made me sign the lease but they never allowed me to see the apartment until the day l checked in. 2.i am told that the apartment will have granite counter top and garden tub as in the model apartment. But in reallity it was a wooden counter top(granite design sticker) and smaller tub. Model apartment looks nice but not all apartment are like the model one 3.the breezeway are ugly and they never clean it. they told me they will power wash the apartment when I complained. but that never happened. the neighborhood people are very decent. had no problem with them. management staff do not even smile for courtsey. if had to go to leasing office for any reason they will make u wait with out paying attention to you. over all poor management but decent apartment.
