Property Ratings at City Gate at Cupertino
We always felt very safe, management and maintenance were responsive and friendly always willing to fix any issue. Never had any kind of bug infestation in our building. Large apartment with good size kitchen and plenty of closet space. Very quiet for a 3 story building. Pool and jacuzzi we’re well maintained. The only reason we moved was because of changing employment in another city. Assigned schools with a high academic standard. Super convenient location, close to restaurants, grocery stores and shopping; 10 minutes from Santana Row. We loved living at City Gate!
- The whole place is infested with cockroaches. - Unreasonable rules. They will tow your car away without any warning if you or your guests are parked at any guest spots. (Even if guest parking is completely open). - Gate breaks (average once per week). It fails wide-open and anyone can get in. - No security, cars break-ins happens all the time. Everyday, people post in the community portal about their car in the garage being broken into. - Package loss happens on first week of moving in. Extremely terrible package delivery system (hundreds of residents share one small package room. It is not sorted and looks like a dumpster.) - Good luck having them repair anything. It takes days, sometimes months to have them respond to a request. - No feedback system. No way to give these feedback. Management does not care. - Management does not respond to emails. They will take calls sometimes, but does not follow up on the items unless you chase them. The first time we visited the apartment complex (before renting), they forgot to give us the keys to the apartments. We had to wait for the staff for about an hour. And then they told us that they cannot show us the apartment because of ongoing renovation. After we moved in, things just became worse. They manager Jovana doesn’t follow up on things. For example, when we needed a broken machine to be replaced, the management team ignored our emails (including follow ups) for 2 weeks before they responded. It took them months to replace the broken machine. If you try to give them feedback, they will retaliate against you by finding reasons to tow your car or giving you a lease violation. I am extremely disappointed by city gate. DO NOT RENT. I regret my decision everyday.
I am so glad that I finally did not choose this place. This property management lack of two things: responsibility and commitment. Lesson learnt, DO "NOT" apply ONLINE! I paid application fee for "Apt A" and then they got back to me with Welcome to "Apt A" title email but with "Apt B" contract attached! Luckily, I noticed this discrepancy. Then they told me that "A" was no longer available but I do not like new location and move in timeline did not align with my schedule. I asked for refund but they refused! It sounds like they have the authority to decide where you should live once you clicked the submission button. They tried to convinced me that that is a ‘non-refundable fee’ so I have to pay for THEIR MISTAKE! How ironic it is ! If given the chance to take a look at their internal community forum, you won't be surprised to find out their security and management are jokes.
Poor management and unhelpful. If you want to save your money don't come here. No reasonable leasing agreement. Bad community, poor security, water always not warm enough, i call them a hundred times, never come fix it. Design it's bad, no light in bedroom and living room, heater is really old and bad. The first day of moving, found out a lot of ant in the fridge. Call them come to clean it, it took 2 weeks. If raining, careful the patio, the patio will become a swimming poor. I wish i can give zero star. I would not recommend you to visit here or live here.
My family and I have been living in this place for 10 months and wish we could move when we were in our 7 month in. If you value your family safety and the safety of your belongings, this place is not for you. There have been many car breaking in, mailboxes breaking in, bicycles thefts, storages breaking in and attempted breaking in and trespasses since we moved in in June last year. We even form a tenant group (50 more people) in the hope of making the upper management aware of this situation. We had a “town hall” meeting with some upper manager named Mike but during that meeting, he was more concerned about his watch (he kept looking at his watch even when a resident was talking to him) and very defensive. Nothing significant has been done so far. We were talking about having another meeting with the management, police department, and a representative from the city council. That’s how bad the problem is. Also, the pool is often dirty. The wall is so thin. I can hear the neighbor upstairs flushing and closing their toilet, when they turn their food disposal. Also it seems like they always stomping because I can hear their steps clearly. The only good about this place is the neighbors. You can feel the sense of community with them. Also the site manager, Aylet, she’s trying to do her best, unfortunately she got no support from her bosses. So bottom line, stay away from this place if you care about your safety and want a piece of mind.
The Apartment in city gate are good in size and the white goods are in very good condition. Having said this when I moved in here a few months ago , in the first month itself there was a car break in in my neighbors car. He had to suffer a lot of losses. When I went and enquirered about it to the leasing office and expressed my concern they blamed the tenant.after that there were a series of serious incidences from trespassers entertaining and bothering the tenants to Number of car break ins. The gates are most of the time open and it’s an easy access . Last month 8to 10 tenants went to the leasing office and expressed our concern but that went on to deaf ears.more over during the holiday season when it’s high risk for theafts the gates were wide open for 5 days and we had 5 breaks ins in 4 days .when we wrote an email about the same the response from the management was extremely unprofessional. I will not renew my lease if the management doesn’t take any action for our safety. I would advice to think and do your homework before you rent here .

Homeless half naked screaming, peeing and watching me in front on my unit. Pool always full of noisy kids in week-ends. Very old building : - Tons of noise from neighbor at night (randomly running). - Stinky appartements. - Moist mushrooms on all windows because singled pinned. - No matter how hard you clean, it always will be dirty. Towing at first sight without any warning. (300 USD lost on the first week!) Random prices. I was paying 400 USD more / month than any new tenant for this very same unit. Impolite neighbors that make their very noisy car roar at 1am!! Smokers in the indoor parkings close to my car!! Very griedy and use any chance to get money. In the end they ripped me off by 1000 USD!!!
- High crime rate (3x car breaks and 2x mailbox within 18 month) --> Weird people sneaking into the complex while you drive into the garage --> Security doors not effective - Very noisy and smelly complex. Especially within rush hours and weekend peak times - Poor management skills in terms of problem solving - Too expensive for given quality - Comment to the previous 4star rating --> Top floor becomes very hot in summer. AC not sufficient to keep temperature in acceptable level. AC noise level too high for normal communication in the room. FYI: All listed points based on personal experience and can be proven with hard evidence (Photo/Video) upon request.
Very old apartments and It is super noisy. The building has poor quality and walls are so thin. Most of the times the building is shaking. There is no moment of silence here. Children are playing and shouting. Very griedy and use any chance to get money. If you have a problem it takes so long to be solved and if you complain to manager, you get no proper response. Absolutly unprofessional and in one word HORRIBLE. The neigbourhood is not safe, several breaks in cars and when you report to staff they pretend it happened for the first time. But other tenants say something else (oposite). Rents are rising like crazy, so expensive comparing to other complexes with better condition. They do not pestizide properly so be prepared to have different kind of insects in your apartment. you will count days to move out of this property.
It is a nice apartment aesthetically. Everything is kept clean and simple. It doesn't get too hot in the summer and usually the bedroom fan is enough to keep cool. Housecleaning comes once every two weeks for you packrats. There are some small flies in the area and it gets a little sticky in the summer. There is also a very distinct smell of the plants that takes some getting used to. Some negatives are the fact that my roommate and I were only given one gate key to share and extra gate keys are 75$. There is a pool, small gym, and not much more.
Great place to live. Very helpful staff. Have lived here for less than a month but the staff has been very helpful and knowledgeable. The apartment itself is very nice, updated, and clean. Hardwood floors and stainless steel appliances
