Property Ratings at City Heights at Skyland (C.H.A.M.)
I visit this property two weeks ago… I have to admit when I first pull up it was so clean and the landscaping was up to part. I went in to the leasing office and was greeted with love. Everything about this place was excellent.
Just moved in and already the terrific staff have made me feel like family! The grounds and amenities are beautiful. The interiors are very spacious, modern and have all the extra touches! I will call this home for a very long time!

My first contact was staff member Dawn. With all that has been going on with Covid-19 she's the one that made me feel that I had made the right decision. I had been searching and was just tired of my endless search and when I talked to her she made my experience great and eased my anxiety at first sight. I view the office area and the apartment amenities which was very nice. Although there is some room for improvement, I am very well pleased thus far. I've called maintenance once and they were fast and courteous and the light fixture was handled promptly. Overall, I love that the area is conveniently located and the apartment is nice and quiet. Kudos! to Ms. Dawn for working with me to enjoy my humble abode.

I have been living in the Heights for 3 months now, and I love it. This is my first apartment and I am very pleased. Dawn was very compassionate about helping me, and making sure that I had everything ready for move in day as well as afterwards! They are in a very convenient spot as far as stores, etc. (Walmart, DG, & more). I’m glad I chose the heights!

Pros: very nice and respectful new management, very quiet on weekdays when the bar isn't open, very pet friendly, very nice & respectful neighbors. Seems like the pool will be well kept once its open, only about 12-13 mins away from campus. Cons: takes days for the maintenance crew to get to you, we sent a work order for a broken fireplace MONTHS ago, very dirty when we moved in (BLACK areas on rugs, CONSTANT marijuana smell, found a carton of half smoked cigarettes behind the blinds on the windows), pool is not open yet & its been 90 degrees for weeks now, ACES the bar is always very loud and very rowdy and its right across the street, there is only one dumpster and you have to walk across the entire complex to get there. "Gym" has one working machine and a few broken ones and has been that way since the last management. Dog poop everywhere, they have a HUGE wasp problem. We find one in the apartment at least once every two days (everything is "sealed"- we never open the balcony door or leave the front door open for a prolonged amount of time)

I've lived here since October 2017 and I must say I've had a very good living experience. There was a change in ownership about mid year but both companies have been very helpful and very pleasant to work with. From what I'd heard in the past to my own experience, I'd say it was from night to day with the changes that was made. I've dealt with just about everyone there but I've got to say, Ms. Destiney will try to help you as much and as quickly as possible. Very pleasant to work with. If there was an issue with my apartment, maintenance was there and fixed the issue without any problems. Great place to live in my opinion. I'd definitely recommend living here.

I love this place!it's really great!the staff are very friendly and approachable .the grounds are kept well maintained and it's really quiet and relaxing.i would definitely recommend .
I lived at The Height for over a year from Feb 2014 to July 2015. At my one year mark, I opted to do month to month until I knew my plans to move out of town. In July I emailed the asst mang..letting her know I would be moving in August. Weeks later I received a call from a collection company….stating I owe $2701 The managers response "I cant really help you as I dont know what happened the best way to deal with this would be to make an offer to collection co Im not sure who they were using at that time you can offer half of what you owe and they will probably take it. if the written proff is not there there is not a lot you can do sorry" So because of lack in records and turnover in staff...I owe $2701 and her suggestion is pay $1350. The year I lived there I spent over a hundred in infestation problems....I eventually learned I had a roach nest in the back of the fridge. I understand its location and pricing is a positive. But I regret moving in.
I needed a cheap-ish place that allowed large dogs. From the very beginning this place has been a nightmare. When I came to see the apartment the leasing manager explained the rent and fees to me (or so I thought). I was told I could move in on x date. I was only finally able to move in 15 days after the day I was promised. I asked for a form lease to review the terms when I first viewed the apartment. This was promised to me via email. I emailed the leasing manager three times regarding a lease to review over the following 1.5 months but was never accommodated. Finally, I was allowed to view a lease 24 hours before I was planning to move in and only allowed 24 hours to review it. I sent it back three times to be corrected. One of the problems with the lease was that an additional $700 of fees were included that were not explained to me when originally asking questions about the lease terms. Once those issues were corrected and the fees renegotiated, I moved in. The first night in my apartment, it flooded. Apparently the air conditioners here often flood. It took two weeks for them to correct the problem. A week for them to actually stop the flooding and another week before the carpet was dry. Not to mention the smell that remained for at least a month. They never offered to pay for a cleaning or replace the carpet. There were myriad other problems that had to be corrected by maintenance over the first month. At one point they entered my apartment illegally; when I was not home without my permission or giving the required 24 hours notice. Since then, the management has continued to be unhelpful. Getting truthful and complete information from management is like pulling shark teeth. These incidents are not to mention the trash that is ALL over the grounds of the complex including broken glass in the parking lots. I am often having to watch wear I park so as not to drive through glass and carrying my dog around areas full of broken glass. When I say trash, I mean actual bags of trash behind bushes in addition to what is just blowing around loose. It is not a safe area of town. There is drug activity and someone was shot and killed two weeks ago just a block away. The insides of the apartments are run down and infested with roaches. I cannot discourage you enough from living here. Please PLEASE do not sign a lease in this complex. It is horrendous.
Management for the most part is pleasant and eager to resolve resident concerns, however the apartments are old. 1/4th have been updated and remodeled while the rest remain unfavourable. They are not energy efficient ($120-170/month) for a 2 bedroom flat. I had lots of mold growth and bug problems, I having to constantly spray and request pest control. Maintenance is mainly patch work and not fixing the problem. I had rotting cabinet floor boards in the bathroom with mold and they simply put another board on top of the bad one.
The apartment complex is overrun with pit bull dogs. My baseboard and floors are damaged from the previous dog owning renters. They show you a nice apartment and say it will be yours, when moving in it is a beat apartment, including mold.
