They don’t communicate good at all and they never answer the phone…
This apartment has definitely gotten better over the past 2 years since Melody became the manager. Great customer service and good rental rates on apartments. I see a lot of people complaining about parking but the average person only has one vehicle so I’m not sure why people are complaining they can’t get multiple parking permits.
I have nothing bad to say about these apartments!
Need new management and employees! Not helpful at all, so rude & wouldn’t give me any of corporates information extremely upset. Won’t be renewing my lease & telling people about these apts! I agree! I do not recommend this complex, and will not renew my lease. Save yourselves and go somewhere else.

EXTREMLEY disappointed with this apartment complex from day 1. When we moved in there were maggots in the fridge, bugs coming in the doors from the patio,stains all over the carpets, and our grill was stolen from the office staff to use as an ash tray. We did not get to look at the specific apartment that we rented until the day we moved in. We were only shown the "office" because their office was in the same floor plan we were renting. We decided to go with Live Oak because it was a decent price and convenient location at the time. We could not move out so early because we just signed the contract. We lived there less than a year and moved on to a MUCH BETTER apartment in the area. Move forward 6 months later we were sent a FINAL NOTICE LETTER FROM COLLECTIONS FOR OVER 400$ AFTER MOVE OUT. For stains that were there before we moved in, things that happened OUTSIDE of the apartment that were out of our control that people messed up,for example the light, and a cleaning fee for an already nasty apartment. We are basically paying for the mess up from the people before us and a clean up for the people after us. WE NEVER GOT 1 BILL,1 PHONE CALL, OR ANY INFORMATION that we owed money or had the opportunity to pay any money before they sent it too collections. Now we have been threatened by the umbrella company IRT living to put the money owed on our credit report. Keep in mind we have never missed a bill and our credit score alone was good enough to buy our home without having to factor in our income. Once we got the letter from the company we emailed the email on the letter right away, no direct number was left to call to pay or get information. I called/left voicemails with the general number numerous times, no one ever answered the phone, emailed the general line and finally got a response when I quoted that I need someone to call me urgently. When I Finally got a response from the irt company,I was only given an apology for the problems I have had and offered me a discount on the money owed. I just paid the balance owed because we were less than a month out from closing and I could not let this effect me purchasing my home. The office staff is no help and will not look into even helping you, I have heard from numerous people that this is a terrible complex and the staff is very rude. I will never consider going back to this place and hope this review helps someone so this situation does not happen to them.

I've lived on property since December 2016. I've thoroughly enjoyed living her. I'm a single parent with a teenager and the pool, workout center and grounds are well kept. Leasing staff and management are top notch. They've responded to any request I've made immediately. After transitioning from a home following a divorce, I've found a safe and comfortable home for myself and my son. Oh, did I mention we have a courtesy officer on property too.. If you're looking for a new home, you should check this property out. All of the 1st floor homes are newly remodeled and are gorgeous!

So much living space in these apartments. Beautiful kitchen and I love the included w/d. The rooms are very spacious. I can't wait to spend a long time here. Shout out to the management squad as well.
This is probably the best place to stay if you don't have an actual house. The amount of living space is good if you like to entertain company or have a family/roommates. The pool is a bonus. There's enough yard area for my kids to play with the neighbor's kids. Anytime I've had an issue it was taken care of within hours. The ladies in the office have a sense of humor and I've never had issues with them. Overall I'd prefer living here than the little compact expensive apartments in Baton Rouge for sure.
This community is by far the best to be a part of. The girls in the office are so very friendly and kind. They are always planning and executing events for the residents which in itself is astounding. Most complexes do not care anything about you as long as you pay the rent, but at Live Oak, they go above and beyond to include their residents in various activities and I find that so appealing. They are extremely pet friendly which is a huge plus for me. The apartments are spacious and modern and the property is always kept clean and the lawn is always beautiful. I was here during the Flood of 2016 and I can tell you, these people worked non stop to bring back this beautiful community. I said, when the grass grows back, life is back. Indeed the grass grew back and life is back at Live Oak Trace. Come be my neighbor! You won't be disappointed. Kathy G.

Great family atmosphere! The grounds are always nicely kept, parking lot clean, and a very quiet complex. The office staff is also always very helpful and pleasant. Highly recommend!
I have been living in Live Oak Trace Apartments for almost three years now and it's definitely the best apartments I have lived in. The apartments have an open layout and are very spacious and clean. The apartments come equipped with a public pool and public gym which I take advantage of. The staff is very friendly and anytime I need help, they offer assistance quickly. We have never had any major issues with the apartment itself. I believe our washer broke once but was fixed within the same day. The neighbors are quiet and respectful of everyone around them. Management is strict about disturbances and leaving trash outside which is great because it's a very clean look. I recommend family and friends to live here all the time and we've had several family members and friends move here over the years.
