Property Ratings at City Heights on Coursey
Crime is rampant, parking a nightmare, maintenance non-existent, trash is everywhere, and the place is rat infested. Come visit on a Sunday for the real deal. Oh, and your "rent" doesn't include $100-$200 in mandatory fees you don't learn about until you're filling out the 40 page lease.
Have to change my rating. My rent increased 496.00 this month!! Couldn't make contact with them. I went in the office this morning and it was an excellent experience. Was an error, thank God. The rep was very helpful and very friendly. I was not at first. A big step up for this complex. I will be staying another year.
I can not stress this enough that no one should give this apartment complex the time of day. Time after time I have had bad experiences in the 2 years I lived there from start to the end. From moving into a destroyed apartment they said had been inspected, to the 3 separate water leaks that no actual effort to fix besides draining a drip pan was done. The only thing they actually care about is making it seem like they care but as soon as you walk out the office (because they never answer the phone so you have to go in) you will never hear another word about anything. Even from moving out the process has to be difficult I am required to sign a 60 day vacate notice even though over the past 3 months I have been in the office 30 times explaining how bad of an experience I was having and that I would be moving and not once did they think to ask if I wanted to sign that early. I would honestly rather have moved back to Alvin dark ave than stay another week.
I am very with responses to all issues and the overall upkeep of Evergreen at Coursey Place.
A really nice place to live and they try to accommodate tenants needs.
Generally speaking a quiet and safe place to live. Very convenient location. The office staff does listen thoughtfully to issues reported and really tries to resolve them to make a better community.
In all the years we have lived at Coursey Place we have been pleased with service and Staff..

I love it here the only problem I have is maintenance takes to long to come and fix a job
People are nice, beautiful surroundings and I like living here.
I am satisfied with the apartment, I am pleased with the amenities and how quiet the area is, just wish that when resident needs maintenance the wait time and communication was better addressed.
It was great when we moved in, then management changed and things seem to be going downhill.

Poor management.
The facility is in a good location for shopping, services, and other needs. Safety is an asset, the beauty of the complex, and the walking trail, aside from the exercise equipment available should be an inspiration to any potential resident.
Communication will calm an angry and upset tenant. You follow all the steps they suggest and youre still calling all day and following up on your requests. Im not getting my moneys worth. I can see the difference in the property with new manger group. Its not a good difference. Trees are horribly Over grown and in need of pruning. Large limbs are breaking from delivery trucks breaking them when they pass. Ive been here 3 years and Im unsure if I will renew my lease. Maybe if more staff lived onsite they may have a better vested interest in the community.
The staff at Coursey place are great! I watch the management team especially EVAN, go above and beyond to keep the trash clean up and the place looking nice. I am glad I chose this as a new beginning for my family and I.
It is a very nice place so far, with a few hiccups with management. Overall 7/10.
I love my actual apartment in terms of layout and amenities. I also really like the apartment grounds and landscaping; and the fact that this is a large, established community. Unfortunately maintenance is extremely lacking and the the process of requesting/getting updates on maintenance requests is a chore. Also, the single trash compactor at the front of the complex is not enough to house all of the garbage for a complex this size. This often leads to bags of trash piling up around the dumpster in between pick up days. It would help if additional dumpsters were placed at intervals around the complex for residents to dispose of trash on weekends and when the front compactor is full.
As a long time resident of Evergreen at Coursey Place , I enjoy the pleasant and clean environment, well serviced apartment and a good staff. A plus is the walking trail, pool, playground for kids, and car wash and exercise facilities..
Overall the apartments are amazing!

I love my apartment still trying to get settled but love location and floor plan.
I have been a resident for over 19 years and I would said it is home for me.
I have been going through a difficult time and management has been helpful to me.
Okay apartments. Not many crime. There are better in the area but these are Nice inside but the outside isnt the best. Poor management. Cant really talk to them. To expensive after late.

The community is always well kept.
The apartments are very nice with lots of potential, but poorly managed. Our stay, so far has been great, with the exception of a few hiccups. One in particular is the trash compactor. It's not maintained and quite embarrassing to pass by. Every weekend there's trash all over the ground and I can only imagine the stench that comes along with it. On the other hand the community is lovely, some residents patios can use an assessment to eliminate the household items the are stored them. Other than those particular hiccups, that I'm sure with the right management team will get corrected, eventually, its a great place to reside.
Coursey Place is a very beautiful community with a strong team in place. It has very lovely amenities and a good atmosphere about it.
I would NOT recommend living at Coursey Place! This is the worst complex Ive lived at based on office management, roaches and petty fines.
Do not move here!! The walls are very thin and you have absolutely no privacy. Management doesn't care about your personal concern or complaints that you have in regard to rude neighbors. You should not have to pay rent every month for a place that have neighbors who can't follow the rules in regards to noise disturbances. Parking is very limited. Living here is a waste of your hard earned money...DO NOT MOVE HERE!!!
The place baits you in to rent here. The management is very poor and childish. They love drama. They try to paint everything to cover up issues. So not worth the expensive rent. No fish in the 2 (ponds) they are jus some run off drainage. Run away.

If you lose your job or have to move for reasons beyond your control, they will demand the full amount of the lease. By LA state law and in their own lease it states "You will still be liable for rent for the period of time during which no tenant is living in the unit. We will attempt, to the extent required under Louisiana law, to find a new tenant and rent the unit." "We'll exercise customary diligence to re-rent and minimize the amount you owe us." They do NOT follow the law. They only have a collections company demand full payment of the lease. The collections company says that they can't do anything to help you. The management office tells you that you owe the entire lease DESPITE the fact that that is not what the lease says. The property owner will NOT speak to you and they put it on your credit report leaving you with no recourse but to take them to court which most people can not do. They refuse to make arrangements for you to pay the amount that you actually owe. They are CROOKED. They do not follow the law and the only way you can fight it is in court so they will be forced to. BEWARE!

These apartments are in a great location and overall are okay. I have lived here nine months and have had excellent service from the maintenance dept. However, there is a high turnover in management so what one person says may not ever get followed up on before they get sacked or leave. The staff working in the office now are extremely unfriendly and unhelpful, to the point where I do not feel like a valued customer. Every time I visit to pick up a package or pay rent, they hardly acknowledge me, especially if there are new renters around. Recently, they began requiring rent be paid online (for an additional fee) or you can pay it at Walmart (for an additional fee). This is a huge inconvenience compared to dropping off a personal check to the office. Coming up on the end of a year lease, I wanted to renew but was informed rent was going up over $100! I don't think we will be staying as this complex doesn't stand out any more than the others in the area.

I've stayed here over 3 years, the management company has changed and it was it was a chaotic transition and a huge office turnover, thus far No place is perfect and I can't complain at all. I never had any complaints that could not be solved and I love my cozey home!!

I was really excited to to move into Coursey Place. My apartment is really spacious and has a pretty nice sized master. The location is pretty nice also. There are a few local eateries and easy access grocery stores. This is where my excitement stops. When I first moved in there were some paint, carpet and kitchen issues which I immediately reported and was told they would get fixed immediately. I'm now on my eighth month here and these issues still have not been addressed. If that isn't enough, the valet trash service is so inconsistent. Sometimes they come sometimes they don't. I make sure to have my trash outside at the right time during scheduled pick up nights. It makes no difference. They pick up when they want to pick up. It's over 90 degrees here on a daily basis, you can only imagine the smell. The employees in the front office are also just as inconsistent as the valet trash. They seem to be disorganized but mean well. However the property manager (not the assistant manager) is down right rude and arrogant. I had very unpleasant experience with her. If i could do it all over again I would have stayed where I was at and never moved here. Too much money for a subpar apartment complex.

Evergreen at Coursey Place is a beautiful luxurious place to live. For a luxury apartment, the price is more than decent. The staff and maintenance team really care about the comfort of their tenants. The grounds are well kept and exceptionally clean, unlike some of the other apartment complexes. There is a large salt water pool surrounded with chairs and dining tables. Also, a walking/bike trail goes around the perimeter of the property. The surrounding area of this complex makes living extremely convenient. Everything is literally just right outside the gate. From health clubs, to restaurants, grocery stores, and the various entertainment establishments, it's all right there.
