LoDo, short for Lower Downtown, is Denver’s oldest neighborhood, touting the largest concentration of Victorian and early 20th-century buildings in the United States. The historic mingles with the modern in LoDo, where you’ll find some of the city’s most popular restaurants, bars, and boutiques in renovated buildings with a rustic feel.
LoDo is home to Denver’s bustling transportation hub, Union Station, affording residents easy commutes and travels. Sporting events abound near LoDo, with Coors Field and Pepsi Center both situated within walking distance of the neighborhood and Mile High Stadium just a short drive away.
Numerous attractions also sit within close proximity to LoDo, including 16th Street Mall, Civic Center Park, and Elitch Gardens. The University of Colorado Denver and Metropolitan State University of Denver lie just southwest of LoDo as well, making the area a great choice for university students, faculty, and staff.

Property Ratings at City House Apartments
If I could share a photo as evidence I would. The 3rd, 4th and 5th floor are going on months now with reserved spaces for another building that remain unoccupied. There are about 20 spots on each floor that have reserved signs but remain empty. I have had to park my car in the snow twice now this week because there is no covered space for my car. Despite being told when I moved in that I would never need to worry about this and paying to reserve a space would be unnecessary, yet here we are. I hate to write a bad review because I appreciate the staff here, but corporate needs to respect their tenants and the price we pay to park ($100 plus an additional security fee) I am begging that you at the very least you open up half these unused spaces on each floor. I would assume there are in total roughly 100 spaces reserved and by the looks of it, maybe 40 being used in total. Happy to remove when this situation is rectified.
I lived here for over 3 years, and the people in the front office progressively get worse. Just very bitter humans. The property is not well maintained. Either the garage is broken, or the elevator is broken. For months on end. There are also soft spots in the hallway marked with red tape that no one has ever fixed. It’s a shame, because the location is great.

Hi there, I would like to take some time to address the misleading information in your review. I am not sure if you are aware, but I did speak with the other lease holder on your home last week in an effort to gather details about your experience. While I can't speak to your interactions with the previous staff here, I did share with him that our new team is focused on customer and resident service and that I would have loved for you and him to experience the changes we are making at the community. As far as the elevators and garage doors go, mechanical things do break down from time to time. Because nobody on our team is certified to work on this type of equipment, we do have to call outside suppliers when repairs are needed. Our team is happy to work in tandem with them when they arrive a day or two after they are dispatched to get things up and running again ASAP; they do not stay broken for months on end. We certainly want all of our residents to be happy living with us and are always open to feedback. If there are any other details you feel are important for me to know, please feel free to call me at 720.460.9500. Sincerely, - Wes M., Community Manager
My apartment is very nice and the location is prime.. General housekeeping with amenities, halls and stairs would make it a lot nicer

Thanks for the great review! We do have some projects coming up to improve our common areas. Thank you again for your feedback and we look forward to welcoming you back soon!
Currently living here, all amenities are absolute trash. Nothing good about it accept the size for the price and the location.

Thank you for taking the time to share your feedback. We are committed to providing each and every resident with a positive experience and have several projects planned to improve our common areas. However, it does seem that we failed to meet your expectations. We hope you’ll reach out to us at 720-460-9500 / pm.cityhouse@avenue5apt.com also that we may listen to any suggestions and recommendations you wish to share.
Trust me, this place is not a good living situation, especially if you are a single girl. There are homeless people in the hallways every single night and they are aggressive. They will promote 24/7 security, but there will not be someone on-site. I eventually just started calling the police.

Hello, Thank you for taking the time to give us a review. We sincerely apologize about the issues you experienced, and we hope to make this right. Please reach out to the Property Manager so we can rectify this issue. We are happy to provide you with direct contact information for our onsite Denver Police Officer and Courtesy Patrol. Thank you! City House Team
Where to begin. Incompetent and rude front desk staff who refuse to look up from their Facebook on the computer when you try to request help with a problem. Halls are full of trash despite paying over $50/month for valet and trash service. The elevators, doors, and amenities are always broken. The maintenance staff is functionally non-existent, although I did see a gentleman once that I had initially mistaken for a homeless trespasser until I saw his branded t shirt. The parking garage door has been broken for 5 months causing very unsafe traffic conditions on a side street already closed to one lane due to construction across the street. This place is prob the worst apartment in Denver. Seriously, look at all the one star reviews in other sources. Do yourself a favor and don’t be swayed by the cheaper rent compared to other options. You’ll get what you pay for.
Property Manager at City House Apartments, Responded To This Review
We sincerely regret that your experience has been less than perfect. We care deeply about our residents and want to provide the most comfortable experience possible. As for the hallways, we are working diligently with our carpet cleaners to make sure that the carpets are cleaned on schedule each month. As for the garage, we were finally able to get the garage doors operational as of yesterday. Unfortunately, we were at the mercy of the supply chain back up. We want to let you know that we continue to make efforts in regards to security measures. We recently installed our camera system which is monitored live as well as certain other measures that we are implementing. Please feel free to reach out to the office with any concerns so that we may be able to try and resolve any issue or concern you may have.
Car was broken into twice in one week. When we attempted to go to the front office about this we were shooed away and told to send an email. It's unfortunate as well since we just signed another lease here as it's obvious that the people managing this property do not care about you, your safety, or your belongings.

, thank you for bringing this matter to our attention. We strive to meet our residents' expectations in each and every interaction, but we regret that we fell short this time.
Short and sweet don’t live here. It’s a mess, poop in the hallways for multiple days, passive aggressive management who won’t take accountability, security who don’t answer phones, homeless people everywhere, and to top it off my car has been broken into twice on the fourth floor of this complex. Management is awful and always looking to charge you extra, will be leaving as soon as possible.
Property Manager at City House Apartments, Responded To This Review
Thank you for taking the time to voice your concerns. We are sorry to hear that we are missing the mark for you and want to address the issues you have and help resolve them. Please call us at your convenience and we would truly like to listen to your concerns/frustrations with you. We are consistently working to provide the best downtown living experience and we want to make sure you are comfortable here. Sincerely, Joe D. Property Manager
Horrible management ! They are absolutely horrible at communicating, difficult to work with and literally DO NOT care about the residents. They let a towing company tow two of my cars despite the fact they were both permitted.

I would advise to NOT live in this apartment complex... there are TONS of other/newer apartments in the area that I would look into!! My husband and I lived here for 2 years and there were several things that occurred... 1. We were broken into TWICE, loosing approximately $1,500 in property! 2. We paid rent and utilities on time every month for 2 years, there was no documented damage to the apartment upon move out, and my husband and I never caused any troubles with the complex for the above concern and upon move out the complex charged us $856 (YES $856) for giving a 45 day notice of intent to not renew our lease instead of 60 days. Upon voicing our concerns for this outrageous charge we were informed our verbal notice at 60 days was not acceptable! Keep in mind we obtained an e-mail 7 days following our written intent to not renew our lease indicating the apartment was already leased! 3. Homeless individuals bathe in the pool. 4. There is NO response from security if you need them. We attempted to contact them following two men attempting to break in (yes the 3rd time)and there was no response. 5. My car was scratched/dented multiple times in the parking deck. 6. I have lived in 6 other apartment complexes since attending college and I have never been treated so poorly! Save yourself the hassle and money and look into the TONS of other newer apartments on the block or in the area!! There is NO need to live here and be taken advantage of at this apartment complex!

I live here currently and 2 weeks ago my car was broken into and then 4 weeks ago my boyfriend's car was broken into. Then this morning 4/3 at 5:20 am as I was leaving a homeless man was INSIDE the building on the 3rd floor sitting in the hallway. I couldn't find the security number anywhere. Doesn't seem like it's a controlled entrance if homeless guys can easily get in?

have been living in this complex for about 4 months now and it has been an absolutely horrible experience from the start. The day my husband and I were supposed to move in, we were given the WRONG apartment. I was shown one apartment prior to moving in, booked that apartment, then was given a much smaller version. The leasing agent, Misty, wasn't present on this day. Luckily another agent, Traci, was able to provide us with another larger apartment, however, it was a major headache having to change all the utilities to a different apartment number. Misty never addressed this issue with me later nor even attempted to apologize for her screw up. After moving in, we were excited about having a ground-level apartment that had a big patio with a gate that entered into the courtyard and pool. Unfortunately, this excitement was short-lived as we found that the pool on the weekends during the summer months turned into an MTV Spring Break party, full of drunk kids in their early-20s, loud music being played, and tenants letting in all of their friends. When I brought this to the office's attention, Misty walked out and simply told the partying kids to e quiet, then never came back out to check. There have also been instances in the middle of the night, where tenants or possibly even non-tenants would go into the pool area after hours, be drunk and disorderly, and wake up neighbors with their yelling. I called the Denver police twice on an instances when this occurred. I also brought it to the attention of the apartment office and nothing was ever addressed. There have been multiple instances of cars in the garage being broken into, bikes locked up in the garage being stolen, and most recently sexual assaults in the apartment's gym! I feel highly unsafe in this apartment and will be looking into breaking my lease. The office staff and management have been notified of every safety and security instance, but absolutely NOTHING has been done to combat this. Our actual apartment is comfy, modern, and clean, but the walls are ridiculously thin. We can hear everything our upstairs neighbor does at all times. Do not live in this apartment complex. They are lazy and don't care about the safety of their residents. It's been a nightmare living here.

The construction quality is atrocious - calling this building "luxury" is beyond misleading. The alliances, flooring, and cabinets are on par with what you'd find in a low-income housing building. The floors/ceilings are paper thin. I can hear every step my upstairs neighbor makes. It's so bad that I can't go to bed before her. Can't wait for my lease to end.

When touring the building I was very impressed, very sleek and modern look but everything from cabinets to the dishwasher is cheap and not off good quality. Things are constantly breaking, like garage doors, entrance doors, etc. and are not fixed in a timely fashion. There is a lot of construction going on in the area that can be very loud and noisy. However, the amenities and staff are great. The building is almost full now and the residents I have met are super friendly.
