Rent raises 10% every year.. which is around 250.00. Rats scatter around property day n night. The cops are always here Tiny pool and no gym, the resort style pool they advertise has been under construction since April of 2023. The entire entrance is coned off with construction its very difficult to pull in/ out of the entrance/exit. There is no social community between residents. I insist you walk around the the grounds yourself before signing a lease and being stuck here.

Fire alarms going off at random times I lived through it for years, trash everywhere and the trash room chutes are always broken or jammed , dog poop, urine, dead rodents, construction noise, no amenity’s, this place is a joke

Lived here three years. Pros: Maintenance Staff excellent. Any maintenence issues were addressed same or next day. Great views! Apartment was great size Cons: we knew we would have noise we faced the front gate entrance and street but it gets excessive. Add in constant blowers and mowers. Add in constant remodeling of units and NOW complete tear down/destruction of office, gym and main pool. INSANITY. THROW IN 10% RENT INCREASE. Bye

MISERABLE LIVING HERE! Renovations in multiple units in the building and no end in sight! It is absolutely impossible to get work done and to enjoy living here anymore! STAY FAR AWAY as management told me they will NOT stop construction!

Renovations going all ALL of the time! We never would have renewed our lease after living here for over a second we knew we’d be surrounded by construction site noises and demolition crews renovating apartments all over the community! It’s absolutely miserable to live here these days! We loved it before but now, it’s awful.

I have been living in here for almost a year. I have heard negative things from the ex-residents but I didn’t agree with them until I got to experience myself. Over a month ago, an accident happened and a car hit to our bedroom exterior wall. Accidents happen and my husband and I were doing our bests to be cool about the situation. We have a giant compressed wood up on our bedroom wall. During December and January, letting the cold weather into our bedroom, no day light coming in whatsoever, and the worst one is after awhile I am experiencing severe allergies because of the board. I am constantly on allergy pills and have no energy to function during the day. But we were hanging in there because we have been told it will take a week or two to get the wall fixed. But it has been 5 weeks we are living like this! When we went to the office we were told the lady who is taking care of the situation is on her vacation. It was the first time I got a bit mad because I had to find a hotel for my guests whom I invited over to my house for Christmas before the accident happened, so I was suffering and waiting while everybody was continuing/enjoying their life. We waited and waited, the board is still up and my husband and I feel it is unfair that us to pay the same amount of rent we should be paying for a non damaged house, or we at least should be given another unit until this is fixed. We sent the management a mail and the answer we got is ‘The accident is not our fault so we don’t need to be comprehensive about the situation.’ This blew my mind!!! I don’t think I can express how upset I am and how unfair this is. And I want this to be heard.

We agree with you and if we could have it our way, the repairs would have been done as soon as possible but working with multiple vendors and the insurance company from the accident increased the work order time. Our service manager Brian went to all his vendor contacts and partnered with the vendor who would be able to provide the window and frame replacement the soonest. We tried our best to have open lines of communication and apologize if there were any miscommunications along the way. Had it been just the glass from the window that was damaged, we would’ve been able to fix it in a week or two, but the damage to the frame and the drywall required a bigger repair with more necessary parts. We know the window was repaired this week and a follow up deep clean for your carpet is scheduled for tomorrow. Please let us know if any issues arise – we want to make sure everything is in working order and in great condition. Thank you again for sharing!
My car has now been vandalized TWO times within a two-week span. The second incident, my car was severely keyed and a liquid substance was poured on my car that literally pulled the paint off. Worse yet, I notified management and their response was, "We are sorry that this happened to you." Even police officers have questioned why the complex has yet to invest in security cameras in the garage to help protect its residents. After speaking with management, it was made clear that they have NO intentions to further protect their residents through increased security such as security cameras - apparently they care more about their bottom line than the well-being and safety of their tenants.

Thank you for your feedback. In the past five months, we have been made aware of three incidents in our parking garages involving vehicle vandalism or break-ins. While we’re not aware of any upward trends or increased activity in this regard, we did reach out to the Orange County Sheriff’s Department for additional information. Crime statistics for Aliso Viejo in general are very low -- in 2013, Aliso Viejo was named the 4th safest City in California. For more detailed information, you can use the interactive crime mapping tool found on the Orange County Sheriff’s Department’s website at https://www.crimemapping.com/map/ca/AlisoViejo. Because of feedback like yours, we have increased the Community patrol service in the garage structures and we are actively working with the Sheriff’s Department on the placement of cameras at the entrances/exits and pedestrian gates of the parking garages. Audio/video surveillance companies (like Ring or Nest) have products that may be helpful for individual residences. The Sheriff’s Department said that while security measures can serve as a deterrent, they don’t prevent crime. Unfortunately, no community is completely immune from criminal activity. The apartment complex sounds nice at first glance but don't be mistaken by the positive reviews here. The courtyard style buildings magnify echoes and it's constantly loud. They don't care at all about theft in buildings and especially in the garage. The gate does nothing for security. They HAVE NO SECURITY and there are people who will follow residents into the garage and troll around the garage to steal from cars. Absolutely no cameras or accountability or desire to keep residents safe. Multiple car thefts in recent weeks but they won't make any changes.

While we work with local law enforcement, we also want to encourage our residents to not leave valuables in their car and use our secure parcel delivery system. Residents are encouraged to report crimes and suspicious activity to OCSD. If there is a danger to persons or property, call 911. Management reinforces the “See Something, Say Something” protocol. Lived in my apartment for 2 years felt safe (I travel a lot for work) No kids, No animals and area rugs on most of the carpets. When I moved out they want to charge me to replace the carpet for pet stains. I do not have a pet! I have photos of the apartment on moving out and will now take them to court. Total BS, I recommended them to several friends and now I regret it. Just be careful to fully document everything when you move in you cannot trust them at all!

Like many others, I was swayed by the beautiful pools and palm trees. I do not recommend living here if you enjoy quiet, functioning appliances, or parking near your home. PROS: -Beautiful pools x3 -Close to town center and movie theater -Cool local events at the park nearby CONS: -EXPENSIVE rent for very little return -The access gate is a joke, there is only one way in and the door is open all the time except for when it breaks and will not open. -No loading zones. There is nowhere to unload your car so you either have to risk it by parking at a red curb (which everyone does) or hoof it to your car with 5 bags of groceries. I see people with little kids struggling all the time trying to load/carry kids. -Parking is ridiculous. You get one designated spot per apartment and can't buy anymore. If you get home after 3 PM on the weekdays, you will park on the 3rd floor and up. After 7 PM and you're on the 4th or 5th floors. -All the appliances are old and break often. Fridge and laundry are not included in the apartment. -Apartments are not updated either in look or appliances. -They have food trucks and fitness classes every once in a while, but they don't usually communicate with anyone via email/Facebook/phone so nobody actually knows when they are. -Just tons of people all the time. Tons of entitled people who see no issue with almost running you over. -Parcel lockers - I thought this was cool at first, but it's actually really annoying because they give you anywhere from 3-7 days to pick it up (not sure why the range) before they charge you for storage. They also will say you have an oversized package (even if it's not oversized at all) and you have to pick it up. -Office staff- these people are idiots. Seriously, I don't know how they ever got jobs. They don't seem to understand basics like YOU MUST TELL ME BEFORE ENTERING MY APARTMENT. Overall, I would not recommend living here.
We lived in City Lights for about two years. We were expecting our second child about three months before our lease term expired, so we asked about putting our apartment up for lease early. We were told this was an option an went forward with it. Our apartment was successfully leased, but the new tenant could not move in until the 7th of the month after we moved out. We spoke with Linda, a leasing agent, and she told us that if we were out prior to the first of the month, we would not be liable for the intervening 7 days of rent. We made sure to clean and be out prior to the first. A few weeks after moving, we received a bill for the 7 days of rent. I assumed there had been a mistake and went to speak with them about the issue. When I explained that my wife and I had spoked with Linda about the issue and had been told that we would not be liable if we were out prior to the beginning of the month, we were "Linda did not say that, she would not say something like that." I assured them that we had specifically asked that question, but we were brusquely informed that the conversation had never happened. It was super frustrating to have an employee tell us one thing to our faces and then a few weeks later have that same employee say the conversation never happened. Even more disheartening, when I checked the math on the bill they sent, I found that they were charging us extra for time we after the new tenant had taken over the lease. When I asked about the discrepancy, I was dismissively told that they would have a look and see, but that the amount had been run through a program and should be correct. After pushing them to check, they reluctantly agreed that the amount was wrong and said they would correct the bill. When I pointed out that it seemed like a big issue to be charging two different tenants for rent on the same unit and that it worried me that they would do so, I was told it was human error and that it was not a problem. To sum up, the move out experience has been/was awful. We only avoided being overcharged by doing the math to check their bill, and an employee lied about a conversation we had with her.
poeple smoke all the time, theives broke in building 8 couple of times, rent rise 9% every year, neighbors turn on TV till 3:00am, lot of noise on nights till 2:00am with residents partys and people laughing and talking in halls. new residents /outgoing residents they move furniture during nights when you sleep,neighbors never close the door gently they slam the door all the time.marketing people knock doors , some people knock door and ask for money. pricey water bill and cable which costs both around $120 if u live in aliso viejo. lot of vacancies. in my 2year stay whole block vacated. no ventilation or windows, if you open patio flies and insects fly in to apartment. i have heard lot of times buglars broke in to cars too.fountains noise 24hours cannot open patios at night. customer service is ok . no social community between residents. neighbors never say HI to you, they behave like strangers. worst apartment complex .
Living at City Lights is a wonderful idea for anyone single, married, or married with one child. It is mostly pet friendly. When using the amenities-pool, workout center, clubhouse, media room, etc, you feel like you're on vacation at a 4 * resort. The staff is friendly and greets you by name. The location is incredible, within walking distance to anything you could possibly need. It's been great for us as a couple and with one child, but because all units are 1-2 bedrooms, we are starting to outgrow it with the 2nd child. There is limited storage space in the units. Having lived in a number of different units I recommend the 4th floor-upgraded interior and virtually no noise.
The City Lights apartments in Aliso Viejo are very modern and family friendly. I have lived here for 3 going on 4 years and am happy to say living here has been a good fit for me, my family and our pets. This apartment complex is well maintained by maintenance, has plenty of amenities for residents and their guests including a new gym, 3 pools/jacuzzis with grills, a theater room, a nice business center and is centrally located to parks, shops, restaurants, bars, a theater, and schools (elementary, middle and high school). Overall, I have enjoyed living here because the complex maintains the feel of privacy for each resident and a sense of community all at the same time. It's an impressive and hard balance for most apartment complexes to create and maintain and some how they consistently achieved that here. I would highly recommend City Lights for families looking for a safe, clean and centrally located apartment complex to call their home.
This large apartment complex is in a great location. It is walking distance to a market, theaters and restaurants. Covered parking in parking structures. Fitness center that is 24 hours and fitness classes of Pilates, Yoga and Spin on select days. Access to a theater room and club house. Also, you can rent a storage space on property, which can be shared or individual depending on availability. Unfortunately, depending on the unit the kitchen storage is small, the plus side is that you have a gas range and oven to save on electricity.
This apartment community is the "Best" I have had the opportunity to live in. The location is amazing! The community is a walking community where you can enjoy the park and fly a kite, walk your dog, toss a football or have a picnic. There is a tot lot for the little ones with picnic tables and the most amazing view in all of Aliso Viejo. City and community activities are held at the park which is just steps from the entrance of the development and includes movies in the park, 4th of July fireworks (this years were amazing) and all kinds of monthly activities just check the city calendar. The shopping center includes: TJ Maxx, Barnes n Nobles, Staple's, Michael's, Lowe's, movie theatre with 20 cinemas, many restaurants, Bank of America, Chase Bank, Marque Urgent Care, Hoag urgent care coming soon, Ralphs, gas station, Super Cuts, AT&T, Verizon, a couple boutiques stores, and a couple mom & pop shops to round it out. Everyone on staff is professional, courteous and quick to help with whatever you need. I have personally had two maintenance issues and they were out in less then 24hrs and the items were repaired before they left. They also helped with a few extra things just because they could. The grounds are beautifully maintained! The development is just as beautiful on the outside as the apartments are inside. The units have high ceilings, updated kitchens and baths. Some of the largest windows I have ever seen in an apartment with lots of light and a large slider leading to your own outdoor patio. It is a safe and secure development with: a lit parking tower, 24 lit hallways leading to the apartment homes, 24 gated entry, security officers on site, a fire station at the end of the street, and a police station just around the corner. The amenities are amazing they include: Well equipped work out room, 3 pools with spas,Yoga, Spin and Pilates classes, community activities and they bring in fun food trucks to sample the local fare once a week and so much more. Your neighbors are friendly and respectful of each others privacy. You are only 10 minutes to some of the most beautiful beaches, 3 other large shopping centers just down the hill including: Target, Walmart, Old Navy, Costco, Home Depot just to name a few. Depending on your way of life they just seem to have something that will work for everyone. So don't delay go online and check out the community or better yet come in person you will not be disappointed to call City Lights home!
We love city lights apartments so much! We love right by the pool and being able to run out for a swim in this heat is amazing!! The staff is great, they always remember my daughter and the food trucks that they have come every other week are rad!!
The walls here are so nice and thick, it's like having a sound-proof apartment. The buildings and grounds are well-maintained and very nice. Love the layout of the apartments and the staff is super friendly and nice!
I absolutely love the location and that it has a parking structure. I like the size of my apartment and also the fact that the washer and dryer is in the apartment. Management is also quite responsive and the area is always clean and quiet at night. I'm definitely glad I landed here.
So if you like to walk this is a perfect place to live. All shopping , banks , restaurants , movies , you just walk.
the apartments are in a great location, as they are right next to the town center and also the city's park. The units themselves vary greatly in sizes as well as their floorplan, some are really good and others just too small with very few windows which makes them very dark for most of the day. There are two different pools and one well equipped gym. The services are relatively good, as they will take care of almost all the problem of your house in a short time, but when our house was having some serious ant problem they were not helpful at all. The actual staff of the office are very mean and unhelpful. when we were trying to move out, they told us to keep paying the rent till the end of the contract instead of paying the fee, as they list the unit for rent. While they were supposed to list our unit for the whole time they kept taking it down off their site for most of the time so we ended up paying a few thousand more because of their scheme. in conclusion, be aware to not get into a similar issue with them, and you'll be fine.
City Lights has a lot to offer! 24 hour gym to a theater room. There is enough parking for you and your friends. Price might be a little high but with the all the amenities it is well worth the money.
