This place has great views but you don't get enjoy them when you are battling roaches all day. They come from every opening to a wall. It doesn't matter if your unit is spotless! The elevators are always broken. The property management team does not follow through with their claims of improvement. I would advise you to stay away unless you have no other place to go!

DO not live here. Parking lot pot wholes everywhere. ROACHES.....Management horrible. Only thing about this apartment was the reasonable rent. DO NOT MOVE HERE.
Fire alarm goes off for hours in the middle of the night. Tenants disregard all alarms. Parking lot a mess with potholes, often full with cars incorrectly parked for months, littered with trash and broken glass from car windows. Hot water doesn't work in winter. Elevators frequently down. Washer and dryers don't work. Dogs excrete everywhere. In the main lobby, front door, stairwells, elevators and even gym. Hallways and stairwells littered with trash. Ceiling leaks.
When I first came for a tour I thought this apartment was too good to be true. It's in a great location, nice staff and tenants, and very clean appearing apartments. Unfortunately, I was wrong. My first week at the apartment there was an odor in the hallways and in the apartment, the parking lot gets packed by 5 PM and people will park around your car so you can't get out of the lot, my mailbox was completely filled of the previous tenants mail and continued to get the previous tenants mail, and I only had one package delivered and the front desk lost it. During my first night, there were cockroaches that crawled out from unsealed floors (due to POOR remodeling), the kitchen sink, and the bathroom sink. As you can imagine, I was horrified and contacted Danielle. She was quick to respond and my apartment was exterminated in a few days. However, the exterminators are TERRIBLE! I ended up having 3 extermination treatments and continued to have cockroaches every night. I also had large moths that would fly into the apartment from what i'm assuming was an open vent in the kitchen. I couldn't handle the lack of effectiveness of the exterminators and left immediately. Overall it was a terrible experience. If you're willing to live with cockroaches then this is the place for you! Or else, pay for a more expensive apartment with NO cockroaches.
I’ve been living her for almost 2 months & I can’t wait to move into another place. Pros: View of park/park Gym (“free”) Updated units (inside) Cons: Halls & walls are dirty, smell & need to be updated Security chills more than work Limited parking in parking lot Cars are likely to get damaged & (maybe) stolen Lot gets extremely flooded when it rains Connivence store is too costly Rent is barely worth the conditions of the building Gym needs to be fixed up
So I moved to Detroit in October, and city place admin made me feel super welcome. My dog actually did not do well with the apartment environment so I had to leave. This was a bummer because of how close this place is to the city, the river and eastern market! Either way the management was super understanding and willing to come to an agreement that made us both happy. Its a diverse crowd at this place but everyone is friendly! Plus its a great price for the location :)
This apartment complex was recently taken over by a Canadian company, who dumped a bunch of money into it. I had a few minor problems early on, but the staff did everything and more to solve them. The staff improved significantly over the time I was there from changes in the office and hiring/firing in the security staff, which is true for the majority of other things that needed attention. I found the real advantage of this place was the low rent with everything included. Also, you didn’t have to pay more to live on the higher floors, which was awesome because I had a great view of the city. The location is great if you enjoy the Eastern Market, Dequindre Cut, or going to the sports arenas. I'm not from Detroit so I was a little unsure of what to expect, but I really think this is a great place to live downtown. There is a lot of young professionals living here working in a variety of fields, especially at Quicken. I thought people were generally friendly and a lot of people had dogs. I moved out because I found a really cheap place outside of Detroit to live, but I think this place was on the up and up when I left. I would definitely recommend for those looking to locate downtown.
I moved in over the summertime and I have loved it here. Yes, they are still finishing up renovations but they should be done by December and the place is looking immaculate. Every single unit has been completely renovated with top notch fixtures and appliances. On top of that, the staff is very friendly, personable, and professional. If you are looking for a place to live, I would highly recommend you consider City Place!
I have in City Place for quite some time, and agree with all of the negative reviews that it was very difficult/impossible to get anything fixed, among other things. But since the new ownership has taken over it's like living in a brand new building. They have put a lot of work into fixing up deficiencies, and it's obvious they really care about making it a great building again. It's true that under the old ownership it was questionable whether living in such a great location justified all of the issues. But since the change, I have to say I love where I live and plan on staying here for a long time. Amazing views, close to so much, clean and a great price.
Very good space for a single working person. A/C cuts out every now and then but not a huge deal. great views, cheap rent, nice living areas, very affordable due to the fact they pay for utilities.
I moved to what is now called City Place Detroit apartments September 2014. The beginning was a little rough mainly due to poor communication and follow through on behalf of the office staff, maintenance and some problems with security not doing their jobs (to busy flirting with residents). However they have turned a new leaf, all new staff security included and things are getting done. I see a huge increase in " professional" residents and the once tolerated nuisance tenants are being evicted. The new and improved staffing is able to keep up with the high demands and expectations of a higher caliber resident. The workout room is complete, the new lobby is almost finished and its already beautiful,and the elevators are all working. Unlike other complexes the laundry rooms don't look like a horror scene out of a Freddy Kruger movie, additionally the hallways are clean, carpeted and smell fresher and the store is stocking more and more products daily. The new staffing changes have put a breath of fresh air in a once stagnant building and the owners are viciously attacking improvements all the way around. I'm looking forward to the new parking lot and getting to know my new neighbors that just moved in across the hall. This is a great place to live. P.S the city and river views are breath taking, Lafayette Park is our back yard. I regularly enjoy concerts and riverfront fireworks from the comfort of my apartment on the 17th floor which is worth its weight in gold. If you love the city as I do, you cannot ask for more...price convenience and location it has it all.....Tell them Lawyer Girl Michelle sent you....
Wonderful sight of the river and all of what downtown has to offer and a another plus is that its all close by, great food, bars and the football and baseball stadium. They even include all utilities and there's hardwood floors, but i'd be fooling you if I didn't tell you the cons. only 2 of the 3 elevators work, at times the water will be cold, and they give about a 2 days notice when extreme maintenance has to be done. Recently with all the move-ins because of renovations the parking lot is overfilling and if you don't get a spot you've gotta park on the street, but we have security that patrols. It has its problems, what place doesn't? Its nice, affordable and close to everything, just be patient with them as they work out their kinks.
I've lived here for a year now and I cannot wait to leave. The apartments are renovated and look nice on the surface. The location is great and the dog policy is nice. The security guys are great as well. I signed a lease stating that the units had central air. I'm still waiting on that. Some units report having cold air coming from the units, but the majority report the same musty warm air that's readily flowing in my unit. Report issues to maintenance as you will, and they may or may not get around to addressing it. When they do attempt to work on your complaint, they enter your unit without prior notice. The office staff communicates with residents via passive aggressive letters under the door. Though it seems to have stopped in the past 2 months or so, the water was often shut off due to leaks or scheduled repair without 24 hour and often without 12 hour notice. The office staff is very nice while they lie to you, so don't believe what they sell you up front. The lobby is still half-done (as it has been for months)and the central air remains to be seen. Also beware that they do not have snow removal service contracted. So, if there's a winter storm plan on a day or two without your vehicle since the plow trucks are busy clearing their contract clients. There is Aldo a nice permeating aroma of marijuana and stale food throughout the building. Air fresheners don't stand a chance against the awful smells coming from the vents. I would not recommend anyone fall into the trap I did by leasing from this company. The owner resides in Canada, so you have no ability to raise concerns beyond the lovely office staff when your issues go unanswered. I sincerely hope that the conditions improve for future renters and those being suckered into leases now.
BUYER BEWARE. It's interesting that the description of this place is almost identical to the description it had a year ago - the last time they changed owners. Promises, promises. I lived here for 9 months; through construction, broken elevators, absent security, absent management, snow-filled parking lot, water shut-offs, construction crews entering my apartment, exposed pipes. Obviously, I did not renew my lease. And, here I am, 3 months later, still trying to get my security deposit back. I will end up in court, I'm sure. It seems the new owners, in Canada, have to personally write a check to return my security deposit and apparently, they have to be in Detroit to do that. Oh, and they celebrate July 4th for a week...in Canada. They don't have a name or contact information. Stephanie speaks for them. If you are speaking to Stephanie, keep in mind that she is telling you whatever she has to tell you to make you go away. Do not listen to the promises. I can promise you that they will not be honored. Several months from now, another new owner will come in and Stephanie will have the same story she's giving you now. Detroit is coming back. There are other properties out there that are contributing to that comeback. Give those companies your business. Don't reward these weasels with your cash.

We understand that many promises were made by the previous owners, but we are a company that prides itself in making good on our promises. COME IN FOR A TOUR TODAY!
Well I was very hesitant to rent an apartment here due to the numerous bad reviews, I am happy with my choice. The new owners are taking pride in the building and making it beautiful. Yes, some of the units are still under construction as is the main area, but if you see what they are doing, you will understand. They are completely renovating the entire building and it now looks beautiful. Not only have I noticed a difference in the quality of the apartment building, the new managers are much friendlier and approachable. I've only had positive interaction with them. When something is wrong, they fix it right away. If I am unhappy they are willing to work with what I need to make me happy. This is a great property only minutes to downtown but without the downtown price. Great views, great restaurants nearby and right next to the Eastern Market. All utilities are included, they have a few laundry rooms, pet friendly, appliances are all new as well. The park right outside is beautiful and great for dogs to run around in. I'm very happy with my decision to give these apartments a try. Only downside right now is the noise from all the construction but in time that will be done.

As a resident of this building for a almost a year, i've been there for the old owners and new owners. Under the old management, things would never get done and the building wasn't anything special. The price was good, but it just didn't have the value. I was waiting for my lease to run out, but the new owners came in and are now renovating the whole building, including the lobby and fitness center. What use to be a place i wouldn't like my family to come to is now a place they are impressed to see. The view to the park is also amazing. If you move in, come say hi to Carl!
