Property Ratings at City Side Flats
I went to check out their 1br 1bath units and it was simply one of the most disgusting units I have ever seen. I feel like I wasted time due to their deceptive images. To begin, we pulled into the complex and first noticed how bad the parking lot was kept (potholes, etc.) Another thing that is usually a dead giveaway is the quality of vehicles in the parking lot, we noticed a TON of junk cars or cars in major disrepair. In addition to this, we noticed that on every apartment there were broken windows, broken doorframes, trash, or even bags over windows. Once pulling in and going into their office It was noticed how poorly constructed the building was/ kept. This is unusual as places in this price range usually keep their main building as nice as possible. We spoke to a very nice worker that informed me that the unit had just changed hands and he was also new to the complex (less than a month!) Upon walking to the first unit it became even more clear that structurally the buildings are very poor as we saw structural cracks, stairs that were split and breaking, and just a lack of general care. Upon reviewing the unit, we walked into a sicking smell of cigarette smoke and mildew. The units are lacking natural light, are laid out poorly, and look nothing like the photos. The cabinets are likely the original cabinets from when the buildings were originally build (60s?) that have a very poor layer of paint. In addition to this, the fridge had rust all along the bottom and left rust marks on the floor. The hood for the stove had exposed piping that led outside. Once in the bathroom, there was alot of water damage under the sink with paint chips strewn all over the floor. The tub was stained and showed signs of mold around the outside. The carpet throughout the unit was stained and looked very dirty. In closing, if you are looking for even a DECENT PLACE, look elsewhere. This is one of the worst places I have ever looked at.
This is the absolute worst place I have ever lived. The first year wasn't so bad, but as soon as they were bought out by GVA it has been hell. Currently, my apartment wreaks of gasoline and nail polish remover because of work in the apartment below. I called the office because it's been days and it's making me physically ill and they basically said suck it up and they're not going to do anything. The structure of the apartments themselves are extremely old and falling apart. My bathtub gets stops draining at least once a month, but there's literally no repair people to come fix it. My kitchen floods when it rains. I once went a whole year without air conditioning. I went over a month without being able to use my dishwasher or kitchen sink. We don't even have a property manager at the moment. Every single month there's new staff so no one knows what's going on. Nine times out of ten when I call the office no one answers and they don't even have a voicemail. The laundry room has been closed for months and I'm paying over $100 a month just to take my laundry to the laundromat. There was a period of around 6 months where the office lost my lease and tried to charge me month-to-month, which I obviously wasn't going to pay, and that was a whole battle. Both the pool and the gym are basically non-functional. DO NOT spend your money at this place. You will regret it.
First of all, they do not remove remove trash when they should. This causes huge flys to be every where and this is very unsanitary. They have rats in apartment, they also have roaches and flys that just show up to your apartment even if everywhere is clean. Also their maintenance here is really bad. For example if something gets bad in your apartment, the office does not know to be empathic and make you feel like it is your fault….. DONT JUST MOVE HERE
Uncontrollable roach infestation, exposed wires at move in, unanswered maintenance requests for streaming faucets (not dripping, streaming) unexpected online payment fees to the tune of 3%+ of your rent, moldy destroyed cabinets that require replacement rather than cleaning, unanswered safety requests. This complex’s cheaper price isn’t worth risking your health if you don’t have to, and since I’ve seen new management increase their prices without taking care of the problems it’s definitely not worth it. A new management company GVA took over a few months ago but I haven’t seen much showing that they’d be better than the last, but a few months isn’t much time to clean up years of horrible mismanagement. If you are considering moving here, do a lot of due diligence to ensure that your apartment is clean, well taken care of, and safe before you move into it. But don’t move here if you don’t absolutely have to.
Beware of the roaches infestations. I highly recommend going elsewhere.
I’m moving to Nashville from another state and after reading the reviews, I decided to give them a call. I was greeted with a warm welcome and the young lady, even though she said that she just started her job there answered all of my questions to my satisfaction! I left my information and the very same day I received an email from a lady named Michelle. I contacted Michelle the next morning and she was very kind, patient, available every time that I needed her, and was a tremendous help. She made my transition stress free.. Great place to live!

The place is really turning around. The manager is so helpful and even try's to keep the grounds clean. She is out there picking up trash with maintenance . They really seem to care about the apartments. I appreciate all they do. Keep up the good job.

I absolutely love my apartment! The staff is friendly and always willing to help. I haven’t had any issues since moving in. New management is awesome!
