Situated at the foothills of the Blue Ridge Mountains in Central Virginia, Charlottesville is a fiercely modern city with a reverence for the past. Property Ratings at City Walk Apartments
Lived at City Walk for two years. It was truly the best place we could have asked for. The leasing office was amazing, the apartments were nice, and maintenance was great. I truly miss living here! 10/10 recommend to anyone looking for a wonderful place!
I moved a month ago and when started living in the apartment an electrical static noise invaded the whole place: bathroom, bedroom, living room, everywhere. I submitted a service request three or four times and immediately was attended but not solved. They seems to not know what's going on in the apartment or what causes it. They say that's probably caused but all ventilators and machinery located above my apartment ceiling, outside the apartment. I was told they have tried covering the equipment with insulation foam and for a while reduced the noise, but it last a week or so, and came back. Now it's Friday, May 13, 2:22 am and I'm writing this review without able to sleep due to the noise and trembling all over the apartment. At this point, I don't recommend this building.
I intended to be at City Walk for only a year after selling my house, but ended up staying a lot longer. It's super convenient to the Downtown Mall, Belmont and the Woolen Mills, and is a pleasant, easy place to live. While there were definitely some management issues in the "early days," they have since been addressed. The current (2021) staff is absolutely wonderful -- very friendly and helpful. Another cool thing is the variety of vibes, depending on which apartment you select. You can be in the sky with views of Monticello, in the woods listening to the buzzing of tree frogs, lazing quietly on your porch in the southern afternoon sun, or in the thick of the poolside social scene. Just make sure you consider your preferences when choosing your unit -- it really does make a difference.

I really loved living at City Walk Apartments and I'm sorry to be going. Everyone on staff is kind, helpful, and responsive, from facilities to leasing. It's in a great location (I'm really going to miss the view of Carter's Mountain) and I loved my apartment space. I highly recommend living here, especially if you are new to Charlottesville and getting used to the area. Thank you to everyone at City Walk Apartments for providing such a quality experience for my first couple years in town!

City Walk is a poorly made complex pretending to be luxury. Hopefully you don't have loud people next to you...or above you...or below you. TL;DR: my issues were a dirty and buggy apartment, noise issues, bad parking, and high level of crime. Don't be fooled by the pristine model home. When I got my apartment it was really dirty and beaten up. Not just grime, tons of bugs too. I wouldn't have accepted the apartment in that state but I had just driven 2 hours and my movers were standing behind me. I bug bombed it but the spiders came back. The pictures online conveniently leave out that there are train tracks right next to the complex. The booming and screeching of the trains echo off the buildings and rattle ceiling fans. There's a couple a week and often very late at night. Hope you like trains! City Walk not only has thin walls, they have thin floors and ceilings. It sounds like your above, below, and next door neighbors are talking in your apartment. You can track every movement of your upstairs neighbor. My neighbor above got up between 4:30am and 7am, stomping and slamming doors and cabinets, even on weekends. My neighbor below played dubstep even at 2am during the work week. My neighbors that I shared a bedroom wall with would blast their TV at night and did loud...activities. I rarely got a full night's sleep while I lived there. City Walk had to beg people to be quiet during the pandemic, they were getting so many noise complaints. They asked us to wear headphones when playing music and buy "noise reducing exercise mats", whatever those are. I sort of feel bad for the office. They can't fix poor construction, they can only propose goofy ideas to reduce noise. The parking sucks. The spots are really narrow, lots of cars have scrapped sides. I've had to climb in from the passenger side a ton of times because someone parked too close. My car got dented from someone's door my last week, I was so close to getting away without damage. There aren't enough spots out front for the people who need them and the staff park in the 4 guest spots, even on the weekend, so there's rarely one open for your guests. There was a lot of crime around the building: cars were broken into, bikes were stolen off the property. But it got wild during the pandemic. People were breaking into the amenity areas and taking things, and a car was stolen out of the supposedly secure parking garage! I definitely overpaid and had a really disappointing experience.
