I’ve been dealing with ongoing noise issues from my downstairs neighbors, and the office hasn't taken any action despite my complaints for months. Today, I had a encounter with my neighbors regarding the loud music. Now I’m fearful in my own home, where all I want is peace and quiet. Additionally, the security concerns at Cityplace Heights are alarming. Although crime as no address, it has Cityplace on speed dial. I urge everyone to check the crime reports, where you'll find records of 40 theft/break-in/stolen car incidents from January 1, 2023, to April 30, 2023. I personally experienced a break-in on July 11, 2023, and had to call 911 on July 13, 2023, due to a terrifying incident in the hallway. A man was running down the hallway at 4am screaming call 9-1-1, they’re trying to harm me. I bought a ring cam the next day. The lack of safety here has made me feel unsafe, and it's time for the management to address these issues as well as the trash and other maintenance issues. Overall, I cannot recommend Cityplace Heights as a safe and peaceful living environment based on my experiences.

I have lived here for a year with my fiancé and it has been awful. This property was bought out recently and the new management is god awful. Nothing gets fixed, security is terrible, and its unsanitary. 1. Only some of the doors that require a key to enter the complex work, and the ones that don't, have not worked in months. So your key won't allow you in certain doors to enter the complex. Then, there are some doors that don't require a key to get into at all! 2. There have been consistent break ins into cars at the garage here and the cameras in the garage do not work at all so nothing gets solved. I am talking multi car break in sprees of 15 cars in one night and it happens often. 3. The place is freaking dirty. the trash rooms where residents drop there trash quickly overflows within a day, and they do not have the workers empty it for several days so then it begins to overflow and becomes a sanitation risk. I am talking OVER FLOWING with GARBAGE and it sits there for days after days. -I happen to live in a apartment closer to this trash room and since new management, have noticed a dramatic uptick in COCKROACHES IN MY APARTMENT. I have killed probably 40+ roaches in a span of a few months when I should not have to kill any. I blame this on the complex not cleaning and emptying the freaking trash. Within the past two days, my fiancé and I have killed 6 roaches, which has brought me here to write a review and warn people from ever living here. AND we keep our apartment CLEAN 4. The appliances are cheap and outdated. We have called in requests to fix our sink from leaking 4+ times this year. Our fridge door is broken so we have to slam it and rig it to close to keep our food from going bad. And we have several features in our place just collapse and break and we have to call maintenance to fix regularly. This place may be affordable compared to a lot of apartments within the area but there is a reason for it, this place sucks. If they lowered my rent by half, I would still not live here again. I can not wait for my lease to end.

This is the worst place to live, the new management is 10 times worse than the last. If you want to feel like your living under you parents thumb this is the place for you. They treat you like your a child or imbecile. Coffee machine is now only available during office hours even though it’s in the main lobby area. They remove all of the cups and turn off the machine. ( this is when they have cups ) Don’t plan to have guests, you used to be able to have guest on the top floor but now they have registration system that doesn’t work. You can register a guest and they will still get booted (this will cost you $175 unless you drive the boot back to Fortworth then it will only $75) there are rat traps all over the building. Trash is always overflowing out of the trash rooms. They are so full that people resort to putting trash outside. The hallways are filthy, the walls have patches all I’ve the to so low class. They tried to touch up the walls and choose the wrong paint. Carpets are consistently dirty. The manager treats you as if you are a bother and not with her time. You will not feel at home. This feels like a military camp full of unreasonable rules. On the move out form it literally says prepare to have an old tooth brush ready to clean the crevices. Also, they want to pull out all the appliances to clean between them but be care not to scratch the floors when doing so or you will be charged for that. We did a final walk through and was told it was one of the units they ever seen and still got $1000 charge even though during the walk through they said it should only be about $200. I’ve been cars on blocks where all 4 tires were stolen. It stayed that way for months. Once the car was finally remove, they just left the tires that were used for blocks for months. Also, if you don’t live on the top floor you can hear every single step you neighbor takes. Hope you are a deep sleeper. The side by freeway is also unbearable. Save yourself many headaches and stay clear of this place.

Roaches trash rude office ppl lay maintenance workers. They ask for your feedback and say and do nothing when you give it. They don’t listen. Take 3 hours breaks/lunches. Only I’m off for a max of 3 hours and never return calls

Trash Everywhere stains on the carpet filthy walls
I am shocked at the some of these negative feedbacks. I have lived in these apartment for over a year after selling my house, and I have been very happy here! I live in a 2-bedroom unit that faces one of the 3 large courtyards. Looking out, it feels like living at a serene and beautiful private park. The place is kept well maintained. All around the property, the courtyards, and all hallways, are cleaned on a daily basis. I feel very safe here and have not have had any problems. There is a security company that patrols the place all night. The managers are pretty good, specially the main manager Rosa is very prompt and responsive for every concern one may have. Residents here keep private, but they are polite and friendly as well. After living in a suburb for many years, I love being close to all restaurants and clubs in the area and particularly close to the Dallas Arts Districts where I go to performances often. I think, overall this is a nice place to live and these negative comments are unjust. I believe, for the life we have been gifted, we have a responsibility, and indeed a duty, to keep ourselves and others around us happy. For, if we practice happiness, soon it will become a habit. The good: this property is cheaper than most apartments which makes it affordable The bad: there is zero security. During my time here, I had a friends car get broken into in the guest parking and his golf clubs stolen. We’ve had our door mat stolen. We had our storage unit broken into twice with hundreds of dollars worth of items stolen. And that’s just personal incidents. There are plenty of car break-ins in the garage and even an assault and car theft that we were emailed about. Cars can easily tailgate into the garage. The doors from the garage to apartments are left unlocked. There are no security cameras. And the official policy of the complex is “we recommend that you call the police and file a report”. It is frustrating that no changes get made. They have shown that they will never update security, let events occur, and then recommend the police. The police then ask if there are cameras, you respond no, then nothing is done. If you want to live here for the price, DO NOT get a storage unit. You can get in them without a key. DO NOT leave anything in your car, if seen it will get stolen. DO NOT place anything outside your door for decor that you don’t mind being stolen or moved around. And finally keep your head on a swivel when you are going to your car late at night or early in the morning.

We scheduled a visit to tour today. We arrived on time and waited for someone to show up. About 15 minutes late, someone from the leasing office arrived (I believe her name is Mali or Mabiael) and told us that tours had been cancelled because of weather. We asked why no one had given us the courtesy of letting us us know and she immediately began being rude to us. She turn her back to us while walking into the office while we were trying to get a response. This level of disrespect is shocking and totally unprofessional. A sincere apology would have been all we needed, but instead we got an incredibly rude attitude. We took time away from work and drove to see the property. It was not too much to ask to be given proper notice that our tour had been canceled.

This place is not worth it. There have been break-ins into vehicles in the garage. There used to be a security man onsite who would walk around the building, but believe he was replaced by a different security service which includes a security man driving around in a SUV. There are no cameras in the hallway. Additionally, this place has no regard for tenants safety. When I moved in I was concerned about safety being that I am a single young female in her 20s. However, I never would have imagine I would have to be worried of anyone living inside the complex. Shortly after moving in, there was an incident where I had gone out with a couple of friends and came back to my apartment to my neighbor a man in his 40s banging on my door, yelling at me and trying to start a fight with my friend. He used foul language and threatened physical harm against me. I had to call the police and since there are no cameras in the hallway (probably so the apartment does have to be liable) the police couldn't really do much except talked to my neighbor. I reported this incident to the complex management and how I did not feel comfortable living in the apartment. They never confronted my neighbor or evicted him as I had requested, but instead advised I could change units and they would waive the transfer fee (as if they were doing me a favor) when I did nothing wrong. I opted to not move out, because it was bad timing with work, but I did have to put a camera in my apartment so I would have evidence in case my neighbor ever tried to threaten me like that again. Anyways it was disappointing to see how the apartment management handled the situation so poorly. NOT SAFE HERE!

While the finishes and actual facilities are nice, you have to deal with the incompetent staff. The latest offense has lead me to involve lawyers. I would give this zero stars if possible. Lawyers were involved over unethical nature of the staff at Cityplace Heights. If you do sign with them, don't take anything in the contract at face value or as "this is what they mean by this clause because they told me X" even if they specifically speak to that clause when you are in the contractual stages. This is what happened to me - They lied to me when signing my lease and now are completely screwing me over with no regard. Get everything in the most cut and dry terms or just DON'T RENT HERE!!!
I second the other reviews of this complex. I have resided here for almost 2 years, and while the first management group was not perfect, you know they try hard to address any issues. The same cannot be said of the present management. (1) Receiving Packages -We had deliveries made a few times to our apartment. One time, we were not told that it had arrived. It was only after we remembered the package and went to inquire about it that we got it. Another time, we had to back 3 times before they finally found our package. (2) Gym - As others have mentioned, the gym with 4 large screen tvs, but only one works. (3) After-hours maintenance - After hour service is a joke. I do not come back until after 7 at night and I pay for a reserved parking spot so I do not have to search for a spot all the time. Unfortunately I got too great of a reserved spot and someone is always parking in it. Even though I pay a premium for my parking space, I have no right to tow anyone who parks in it and can only report it to a lackadaisical management group who supposedly notifies the offender. Parked in your spot for two days? They will put a second notice on the car. They have your money, why do they need to expend the effort to earn it anymore? (4) Parking- Parking is another joke in general. There is no room for guest parking. Everyone parks in the street. Not as bad an issue right now, though it sometimes feels like I'm going to some hot new club, I can't imagine when the vacant lot across the street gets built up. Granted, the majority of the street parking are residents, but this is due to the fact that half the parking spaces in the garage are reserved spaces. Why not, more ways for the complex to make money. (5) Invoices - monthly invoices look like a mail merge gone wrong. Line items are all wrong, but we are supposed to take it on faith two wrongs make a right. (6) Leasing office - Maybe I'm spoiled by its predecessor, but the management feels cold, corporate and focused on the bottom line (I guess you can't expect much else with a National multi-billion dollar REIT owner - Sentinel - that fired the entire staff when they took over, save 1 maintenance man), which makes the place feel more like an investment for the owners and not residence for the occupants. With the prior management, the people remember me even if I haven't visited in a month. With the current management, they only address our complaints after the 5th time (or maybe the problems resolved themselves).
Before new management took over, this was a great apartment building. Unfortunately, with the new leasing/management staff in place, it has become an awful place to live and I’m now looking to break my lease. I’m not sure where to start, the staff in the leasing office are not there to be of service to the tenants. They don’t have the courtesy to returns calls, they are rude, unprofessional, unapologetic for their own errors, unwilling to provide any solutions, each person that you speak with in the office has a different answer. There are no consistencies. They are incompetent yet seem to feel “superior” in their unnoteworthy role as a leasing consultant (no offense). Don’t bother trying to get any assistance from them, because they’re incapable, and unwilling. There have been one too many issues to give them the benefit of the doubt. I will be contacting Sentinel regarding the need to hire professional leasing personnel.
I don't think it's too much to ask that the amenities work! Why else would people pay over $1300/month?? It's the night of the BCS Championship game and I decided to get a quick workout in while watching the game and low and hold none of the FOUR (yes 4!!) tvs in the workout room will work properly!! Three won't turn to any channel and the other is stuck on the Food Network! This isn't an isolated incident the tvs in the workout room rarely work since the new mgmt came in. The other tvs in the two media centers and clubhouse aren't working either. Everytime I ask this new mgmt about non-working tvs they say it's the cable companies issue! It's pathetic!! This new mgmt is also pretty incompetent, earlier this week they sent an email out to residents without BCC everyone's email addresses. There's so much wrong with them that I just can't justify the cost if I'm getting little in return.
I never write reviews but after a string of recent events, I feel compelled to. Let me start off my saying none of my frustration is directed to the maintenance team, they are great and they deserve to be employed by a better property. The property was sold to Sentinel Corp and what was an amazing place to live has been run into the ground by incompetent management and leasing professionals. Bottles, trash and even dog feces can be found in the hallways. The TV outside only works about half the time and the grills are either out of gas or absolutely filthy. My real problem however lies with the leasing staff and their management in which they have given inconsistent messages, are unable to ever answer questions, and run their business as if it was the entire team's first day on the job. Everyone I knew who lived here loved it and now they are all giving notice to not resign their leases. Hopefully Sentinel reads reviews of its properties so that they can do something about the in which current management and leasing staff are running the property. I will also be writing a letter to Sentinel about the recent experiences. Don't be fooled by the promotions. There is a reason they are trying to get people to move in here and its because the building's capacity has dwindled with the takeover.
Moved into Hanover Cityplace almost 2 years ago. Recently the ownership has changed and this place has gone downhill FAST. The office staff is incompetent and rude. That's probably why there is such high turnover, too. I get lots of packages delivered from my company, and the new staff is so disorganized they have lost several of my packages and have actually given me someone else packages by mistake. The ownership changed overnight and didn't even have an electronic system in place to submit rent payments! I actually had to write a check (yes a CHECK) for rent last month. They are so behind the times as far as technology is concerned. I can't even get a maintenance request fulfilled (whereas with Hanover it was taken care of SAME DAY)... I certainly WONT be renewing my lease.
The apartment complex itself is luxurious, clean and very aesthetically pleasing. There are quite a few things to do as far as apartment complexes go -- even monthly events and resident outings to try to get residents to get to know one another and form a community. Unfortunately, the area is borderline safe. Great location to Uptown -- lots of things to do. However, even within the gated community, both of my cars have been broken into on two seperate occasions. The worst part is that it went unacknowledged by the office staff, despite my numerous attempts to report and be heard, for two months. Am I aesthetically pleased? For the most part, yes -- could use a few more windows. Do I feel safe here? Not really. Most of he time everything is just fine. Good luck!
It's amazing how finding a perfect apartment can make you feel!:) This place is great. The staff is super nice and helpful they all make you feel welcomed and at home. You are minutes away from all the fun of uptown, McKinney Ave and downtown Dallas!:) The pool and gym are brand new and updated This place comes with hardwood floors and updated applicants. I really love Hanover no complaints!
I moved into Hanover Cityplace as soon as it basically opened. (About 1 yr and a half ago) I've had a pretty good experience overall living here. The complex is situated on the East side of 75. The pricing is about $200-$300 cheaper than living across the other side of the freeway. They offered some fairly aggressive rent concessions that made me originally move here and renew my lease. The maintenance crew is very responsive and friendly. I don't have much interaction with the office staff but they have always been friendly. The interior of the apartments are new and very typical to what you see at all new residential construction in the Uptown area. Hardwood floors. granite countertops, stainless steel appliances, full size washer dryer included. I would say that given the location it would be nice to see the rent about $150 cheaper per month but overall it is a good value.
I am a recent graduate so I thought I'd move in the city. I found Hanover and I fell in love! The staff is great and they helped meet any accommodations I had. The place is new and so modern! I'm right by west village which is great. I am just happy I found a place to truly call home!
I've now lived here for 6 months. The building is fairly new so it's in good condition. The management however is a complete different story. A blond lady that claims to be the office manager, is extremely rude and aggressive. The building corridors or often dirty along side the garbage disposal rooms. The hallways are unbearable during the summer as they are inclosed and have no way for fresh air to get in and no A/C in the corridors. Temperature must reach well into the 100s. When asked, the response was that they were going to keep a few exit doors open for air circulation, which is absurd. This is Texas and it gets pretty hot. I've had my access card to the building wiped 3 times now and each time I have to go back to the magement to get it reprogrammed and they act as if they're doing you a favor. The last time I went in their manger claimed that I shouldn't have 2 FOBs and its policy to only have one for each resident. If that is the case, why did I pay extra for an additional FOB when I have 2 vehicles. On another incident, one of their maintaince workers entered our apartment why my wife was taking a shower without any warning. When we brought this up to them, she gave us the same kind of dismissive attitude. Let's get one thing clear. I spent 2 years in another community around the corner from this place and received exceptional service without incident. This community, I beg to differ. At the end of the day we don't pay cheap rent here and you would assume, certain things are elementry, but that doesn't seem to be the case. Spend your money elsewhere as I will not recommend this place and will not be renewing my lease.
