Downtown Peoria is walkable, eclectic, exciting, and beautiful. It is filled with high-rise office buildings, sleek condominiums and apartment buildings, funky riverfront lofts, art galleries, theaters, restaurants, bars, and shops. To add even more to this dynamic city center, it is located along the Illinois River and includes the Peoria Riverfront -- one of the oldest and most exciting destinations in the state. The Riverfront includes the Peoria Riverfront Museum, the River Trail, the Riverfront Village, the Riverfont Market, and cruises on the Spirit of Peoria.
Toward the northern end of Downtown Peoria, Glen Oak Park is a popular destination. This park covers 117 acres and, in addition to playgrounds, picnic areas, and fishing, the park includes the Peoria Zoo, the Peoria Playhouse Children's Museum, the Rotary Adventure Grove, and the Luthy Botanical Garden.

I do love this high rise on the river. Lived here since 2012. Excellent river views on the 11th floor. 2 blocks from the Peoria Riverfront with its riverwalk trail, + all the events on the river like concerts, food festivals, July 4th fireworks, the Riverfront Museum, parades through Downtown, and Peoria Riverfront Market on Saturdays. Walkable to the restaurants and bars Downtown and in the Warehouse District. I've seen good and bad property management over the years. Shelby as the property manager is the best of the decade, creating things like a secured package room for deliveries. And installing CCTV for added safety. The resident appreciation days he started are a bonus. Maintenance staff is stellar under Zach - quick to respond to all maintenance requests. Very pet friendly. Building common areas like the atrium could use some paint and aesthetic updates and the gym needs expansion. Highly recommend for anyone looking for a quiet, safe, and effectively managed apartment Downtown. Especially if you like to sleep with the big windows open on cool nights, nothing beats this high rise!

Great downtown location…. Plenty of places to go jogging and walking trails. Plenty of places to grab anything from lunch to dinner. And minutes away from shopping centers.

Have lived here for 9 months and it has been a positive experience! Rent is cheaper than he lofted apartments, and this area has better views of the city while being centrally located. Landlord is great and apartment is clean and updated.

I have lived in 3 different apartments in the building. Everything from 2 bed/2 bath to a 1 bed then to a studio and loved each one. Shelby is an awesome manager. Plus close to all events going on downtown.

Thank you so much for your 5-star review! You are right- Shelby is the BEST! We appreciate your feedback and love having you a part of our community.
Beautiful place! Looking at a studio here. I'm in customer service and have been for years and will say Shelby the property manager is just the best! Beautiful view and great apartment. Just wish the parking was a little less expensive or included.
This place is super loud at 5 am! Garbage trucks pick up just outside my thin window three days a week. And my apartment looks at the wall of the parking garage which is under construction. Jack hammers wake me up every weekday at 5. I am exhausted. I guess no noise laws in Peoria, If you don't want to get up before 5 find another place.
This place is disgusting. If you have any standards for your life you wouldn't live here. This was a MISTAKE. the building looked filthy from the time I signed my lease. Since I was pressed for time, I had no other choice and took my chances. The building is not energy efficient whatsoever. In the winter by bill was close to $ 200.00 and I used that terrible window unit sparingly for that reason. It's just hard to keep the place warm when the old cocking glue allows literally snow to blow inside the house. Other than asking them to add more, I had to put up blackout curtains instead. The building is flat out gross. Period. It's embarrassing to have company come over and the first thing they smell is trash on the first floor. Frankly, I've worked too hard in my life to have living conditions like this when there's other options that do not charge any where near the amount I pay. I've lived here for 1.5 years, and the breaking point for this post was the roach I found crawling in my kitchen this morning. I find that to be absurd and disgusting! I will say, I haven't seen bugs at all since I moved here which is what made it okay to continue living in such a filthy building. After talking with staff, apparently someone has brought roaches with them when they moved in. I'm not okay with this, and I will be moving immediately! However, the staff that works there is great. They can't help they have to work in a building like this. I'm sure it makes their job extremely hard!

We are so sorry to hear your experience. We would love to solve any issues you may be experiencing by calling our leasing office.
I spent a summer interning in Peoria and lived in a studio apartment at Civic Center Plaza Apts for three months. I absolutely loved my time there. Everyone is extremely friendly, the residents are very nice, the amenities provided are exactly as promised, the apartments are extremely well maintained, and the building is safe and close to everything downtown. There were no hidden fees or rates, and everyone in the leasing office was absolutely amazing when it came to my unique situation. They accomodated my every need and made me feel like I was living in a home away from my home. No issues whatsoever with my apartment. Definitely would recommend to anybody who wants to live close to downtown.

This will be my second apartment in the Civic Center Plaza Apartments, I couldn't be happier! The location is great, the apartments are all unique and the views can be spectacular! The management is easy to work with and very concerned with the satisfaction of their residents. The free fitness room is a huge bonus, I can't say enough positives!

If you enjoy living downtown this is the place to be. They are continually making the apartments better and better with the renovations. Convenient parking in the garage next door. Very quiet living. Office staff extremely nice and very helpful if you should need them.

Thank you so much for your 5-star review. Our team appreciates your feedback!
Loved being downtown. Was able to walk to work. You have to calculate in a monthly garage parking fee on top of rent, you get a $10/month discount on parking. I lived in a 1 BR....it was actually an efficiency, but I was charged for a true 1BR. I complained about bugs in my apartment and the person in the front office assured me the building was sprayed and proceeded to tell me that I wouldn't be able to live in the south because bugs are everywhere :/. Bug problem never got solved....found myself smashing spiders and dodging wasps that sneak in through the windows. Sharing the building with other businesses makes using the elevator difficult as well. Plus the elevators are constantly broken. I would have renewed my lease if the rent wasn't raised and the building was well maintained. I absolutely love the location. It's unfortunate I couldn't stay any longer.

Spiders and wasps are not part of our monthly pest control spray. Spiders are very difficult to control and need to be sprayed when you see them as they do not groom. This would be a resident responsibility as it would be in a home. As this is an 11 story building and wasps can build nests anywhere this is not something that we can control. We are happy to help with any screen repair or replacements to alleviate any issues. We do have 4 commercial residents that do share the building but we have made the building private to any other thoroughfare traffic. Since we have done this, our elevator traffic has decreased making it more efficient for our residents. We are currently working on a buzzer system which will completely secure the building to outside traffic.
Wonderful view of the Illinois River and the July 4th fireworks from the 11th floor, one bedroom apartment with walk in closets and large bathroom. Pet friendly with a nice park like area right outside the building or take a walk down to the riverfront park area with a weekend farmers market (seasonal), or enjoy the art and area businesses. Downtown views also available and views of Dozer Park (Home of the Peoria Chiefs) and the Peoria Civic Center. Parking is available in attached parking deck at extra cost. Office space and commercial space is also available in the building.
