Property Ratings at Clairmont Reserve
Just because a tour is nice does not equate to this being a good place to live. This place was fine to begin with but things add up quickly. The most glaring issue is the noise that comes from VERY heavy-footed upstairs neighbors. I have dealt with a very glaringly inconsiderate/rude upstairs neighbor with irregular sleeping, meaning I am woken up at all hours of the night and throughout the night due to stomping. This stomping is obviously done on purpose, because it is done with so much impact that it shakes my furniture. Sometimes this means I am woken up intermittently from 1 AM-6 AM. I have contacted management SEVERAL times throughout my time being here about this, but they have done absolutely nothing, because this continues to be an issue. So, if you want to live here, don’t expect to actually be able to sleep :) The “state of the art” gym is not that at all. All of the equipment is outdated and 3/4 of it is actually broken. The dryer that the apartment sucks at drying, and takes several cycles to dry your clothes. The apartments themselves are also pretty obviously shoddily put together - doors don’t close because the doorknobs and frames are misaligned, the floors are crooked, etc. the only pros are: the location. Maintenance is pretty quick.
New Emory student and toured the area with Brandi from the leasing office who was amazing and gave a wonderful tour! I saw the furnished unit and was really impressed at the amenities and pricing. Tour was very informative and the place looked beautiful!
Property Manager at Clairmont Reserve, Responded To This Review
Thank you so very much for this excellent review! You've truly made our day today. Please, if you ever need us for any reason, give us a call at 404-315-8101. Have an awesome day! -The Team at Clairmont Reserve
Management is unempathetic and rude. They prevented me from subletting my apartment to a person just because that person had once before called their office to inquire about available units. Can you believe that?! Ridiculous, shady, dirty practices. I complained to the parent company but they didn't assist me -- I recommend you do NOT do business with such immoral landlords. The maintenance crew had terrible attitudes and didn't want to do their job. Management and maintenance refused to fill all the holes in the apartment to prevent roaches from entering. They prefer instead to charge tenants fees for increased pest control, which still doesn't really work and is probably causing environmental damage. I complained about the secondhand smoke getting into my apartment from neighbors but was told that because this isn't a smoke-free apartment, management can't do anything. There were two burglaries/robberies in this apartment complex in the two years I was there. The doors of the apartments are very old and flimsy, they almost don't close all the way. A few hard kicks and you'd better bet a criminal could get right in. Appliances and shower head problems -- again, old stuff, bad maintenance. Maintenance crew have bad attitudes. They prefer never to work. The floor plan they showed me, by the way, as a show room before I rented was better than what I got. I lived in two different units across two years. The only benefits of living here were proximity to Emory and proximity to nature trails. Live somewhere else is my recommendation.
I am truly happy and thankful to the leasing office team! Especially Caroline! She helped me out in a very difficult situation with amazing attitude and professionalism! Can't thank her enough! No wonder my experience at Clairmont Reserve was 100% positive with no issues for 2 years.
It is very disapointing to findout that the real room (atleast the one I was given) looks nothing like the one on the website. The one on the website looks modern and stylish while the real one which claims to be "fully furnished" has very cheap looking furniture and the room looks very old. On top of this the aircon wouldn't stop leaking and makes loud noises at night even after calling the maintanance to have a look. Last but not least they are COCKROACHES everywhere no matter how manytimes you have them to spray your room.
I'm writing this because i do not want to see any other people or Emory students suffer in this place. I only lived here for a month and had to leave because the unit is not hospitable. During my month staying, water leaks in the bathroom everytime after showering. My feet gets wet everytime I step into the bathroom. Maintenance team delayed fixing the issues and blamed it on me. After 3 weeks of complaining they finally installed something in the tub so the water finally stopped leak. However, management sent me a hostile email saying they are only doing it for courtesy. Bugs are everywhere. The breaking point for me is when I saw croches crawling on my utensiles and chopping board. I've lived in different apartments before, but never seen management this hostile. They would coerce, intimidate and threaten you into their way. I would avoid this place at any cost.
I am a current resident here at Clairmont Reserve and planning to move because I've had enough. If I could give this apartment complex zero stars, I would give it a big fat zero! Just to give you a little history, I hate to say this but I've been a resident since October 2014. The leasing office staff has had several turnovers since 2014 and the staff haven't all been pleasant. There has been a few that I'm glad departed. There is a horrible piping issue. The water is constantly shut off due to pumbling. Next, the piping inside the apartment is horrible. You hear a rattling/knocking noise throughout the day and night. Well, I've complain about the issue and as of today, 07/16/18 the issue is ongoing. Maintenance came by and put drainer cleaner down the pipes saying there is a clog. LOL. Really?!?! Okay. I told maintenance and the front office including Beth the executive manager there is a plumbing issue. I've even recorded the noise for maintenance to hear. Next, they have drain flies. Ok. So there is a difference between drain flies and fruit flies. I only see these flies when the weather warms up (spring and summer months). The front office, Beth the executive manager and maintenance said it's fruit flies. I've been having this issue since I've moved here. I've made several work orders. The pest control rep would come and tell me to set up traps. LOL. Really?!?! The front office also said to me, it's just Georgia. Long story short. I had to explain to the front office and maintenance the difference. You won't have fruit flies in your bathroom... Right?!?! If you have flies hanging out in your bathroom sink and around that area, then you have a bigger issue then fruit flies. The loud music being played is rediculous and it's played late nights into the early AM, weekend, and early weekday mornings. It is rediculous! You would think because of the location and the area these would be a pleasantly quite place to live. Well, I got that wrong too. I understand some noise isn't preventable living in an older apartment such as people walking in the apartment above you, talking and laughing because the walls are extremely thin and occasionally dropping things. Blasting music is preventable! I walked to the front office to complain. I've explained to Ty who is a manager also regarding the noise. Explain the new tenants probably doing this because the other tenants play there music loud. Frustrated and annoyed, I explained I've complain before.
Writing this review so that someone does not have to suffer with Clairmont reserve the way we did. We had rented a 2BR apartment at Clairmont reserve and were to move-in in July 2018. We were to join Emory University as students. Since it was the first time we were coming to Atlanta, all the interactions had happened electronically. After reaching Atlanta when we reached the leasing office, firstly the leasing officers didn't let us see the apartment without paying the deposit money (in hindsight, this should not have been done without seeing the apartment and signing off on it). Then when we finally got the keys and reached the apartment building, the route took us down below the basement. Just at that point, we saw a small snake lying around. We somehow sidestepped and reached the terrace floor (the floor below basement) and found lizards just outside the apartment door. Plus the floor was all dirty. Once inside the apartment, we realized that there was hardly any light because there were high bushes outside. We would be almost completely dependent on the lights inside. The windows had mosquito nets all around and the patio was totally dirty. Inside, the door knobs of the fridge were broken. One look all around and we were convinced we didn't want to stay there. We rushed out to the leasing office asking for a change of apartment, but it was closed by then. So we decided to shift to a hotel for the night and discuss the matter the next day. The next day when we came over, the leasing officer said she couldn't take a decision on the change of apartment and needed to reach out to her manager. So we left for our relatives' place in Mississippi. From the next day, our online interactions started again. We reported all this to the leasing manager, Beth, who first obliged that there was a problem. She said she would take 3-4 days to try to clean this up. But we didn't feel safe at that apartment. So when we asked for a change of apartment, she just said no. We even asked for a change in some months later, but she gave no commitment. So when we said we wouldn't move-in and wanted to get out of the agreement, she just said that hand over the keys and leave. We were forced to forfeit our entire deposit and first-month rent. The way we were treated by the leasing office was extremely unprofessional. Be extremely cautious while trying to rent out an apartment at Clairmont reserve.
Not worth what they are charging. Litter and dog poop abound, frequent cockroach visits, terrible neighbors, not enough trash disposal so it is always overflowing.
I am very hesitant to leave negative reviews, but this staff's disorganization and disregard for its residents cannot go unnoticed. I am a resident at Clairmont Reserve and paid for a parking pass sticker and the staff still towed my motorcycle. I had emailed the staff previously informing them that it was my vehicle, that I had purchased a parking pass, but did not want a sticker on the vehicle. The staff responded stating they would let it remain parked and would "take no further action" in towing it but then towed it anyway while I was out of town. When I asked them about it they claimed that they tried contacting someone named Jasmine about it, but didn't contact me because they couldn't remember my name. Do not live in an apartment complex where the staff is incapable of searching through their old emails. In addition, when trying to sort through this issue with the staff, they were extremely rude, condescending and unresponsive. In addition to this incident, the maintenance system has also proven to be extremely disorganized. When you file a maintenance request, you can select an option stating that the maintenance team should call you before entering your home. I selected this option every time before filing a request. However, on multiple occasions, I stepped out of the shower to find them in my apartment. They stated that their failure to follow my instructions was an "oversight." Also, speaking of maintenance requests, you will have to file a lot of them because nothing works. You have to run the dryer 3-4 times to fully dry a load of laundry which drives up your electricity bill by a lot. No matter how clean you keep the apartment you will have a roach problem which the staff will not consider a legitimate issue. I initially moved to this apartment because of its proximity to Emory. However, there are many closer and cheaper apartments near Emory with a friendlier and more responsible staff. If you are considering living here, please feel free to reach out to me for any additional information or if you are interested in reviewing any of my correspondences with the staff. No one should have to subject themselves to living here.
Property Manager at Clairmont Reserve, Responded To This Review
Hello, and thank you very much for reaching out and bringing this to our attention. We take all issues like these VERY seriously and would love to procure additional information. I am a corporate representative for JMG and will investigate immediately. Please send additional details to FeedbackSolutions@JMGrealty.com. Thank you very much & have a great day.
CR is a very nice apartment for me. It is close to Emory clairmont campus. I can easily walk to university. The staff and maintenance are nice and high efficient. Moreover, every holiday, they always prepare funny things in the leasing office. There are many convenient facilities such as swimming pool, gym, ups/usps pickup and dropoff, TV, Chase, coffee machine. Lastly and importantly, CR belongs to the school district of Fernbank elementary school which is a high rating school.
I currently live in the two-bedroom, one bath apartment in this complex. The apartment is simultaneously quite spacious and cozy, and has all the required amenities. These amenities include a full kitchen (with stove, oven, microwave, and fridge), a clothes washer and dryer, and even a working fireplace. The apartment is located within a good distance to a grocery and to a shuttle stop for me (as a college student at Emory University) to get to campus. There is parking available (you need to obtain a pass), and the complex is across the street from a MARTA bus stop. Clairmont Reserve is pet-friendly, though you do need to pay a pet fee of a few hundred dollars. As my roommates and I have no pets, this was not of concern; though it was nice to know just in case. A critique I have is that maintenance is not always responsive to requests. Additionally, the trash needs to be taken to a community dumpster for the complex, and there is no elevator for my apartment building. I think the rent is quite reasonable, and splitting it with roommates helps to decrease the burden of payment.
