Located five minutes east of Downtown Syracuse, the lively neighborhood of Eastside provides residents with all the convenience of city living but at a lower cost. The community is home to Syracuse University, but Eastside itself has blossomed into an exciting destination in its own right.
You may find many groups of college students hanging out on Marshall Street, as this road is lined with several cool shops, bars, restaurants, and coffeehouses. Nearby Thornden Park’s expansive green space touts numerous sports fields and recreational facilities. At the southern end is a rose garden, dotted with hundreds of gorgeous blooms in a variety of hues.
When they’re not at their Eastside apartment homes, students and locals alike could be rocking out at a concert at the Westcott Theater. Residents take comfort in the medical centers in the area, and enjoy a round of golf at Drumlins Golf Course in Syracuse.

Property Ratings at Clarendon Heights
Clarendon Heights has a serious mice problem that maintenance refuses to fix properly. They only offer temporary solutions, so I’ve ended up paying for pest control myself. Management needs to step up.
Property Manager at Clarendon Heights, Responded To This Review
Thank you for being a long-time resident. We apologize for the pest control issues that you have experienced. In reviewing your units’ files, we found that Pest Control has tried to address the problems only to be prevented, due to tenant non-compliance. They were unable to do what was required as there was too much clutter in key areas. It is essential to communicate back to the office as well when they reach out to communicate scheduled appointments and give you the prep information for pest control. When you asked the office for glue traps, they did not have any on hand. You chose to go purchase some. Our Maintenance group takes pride in acting quickly to resolve all resident work orders. Please contact the office to further discuss the issue.
I lived at Clarendon Heights for almost 2 years. The only reason I left was for a job promotion in a new state. I was heart broken to leave this community. The leasing office staff was amazing, super helpful, and always there if I needed anything. The maintenance staff also were super helpful. They always cleaned up after themselves when they did a work order. Highly recommend Clarendon Heights to anyone looking.

Thank you for the great review! We are so glad to hear that you enjoyed your time at Clarendon Heights. Best of luck on your new adventure!
No help after apartment was broken into and car was stolen , would not share camera footage. Tried to say I set my self up to be robbed so they wouldn’t let me change units They tried to force me out of the apartment rather then let us change units. The gym is horrible and the pool is small and water is dirty. It only looks good on paper.

If you don’t live under someone noisy it’s not the worst place. If you do there will be no solution at all and it’s a nightmare.

Hello! We are sorry to hear that you feel this way! Please contact the Management office to discuss this further and come up with a solution! Thank you!
I just moved out of Clarendon Heights in 2020 after living here for two years. Overall, I had a great experience. The management was always absolutely wonderful and great to work with. Maintenance always went out of their way to make sure I was taken care of. My only reservation is with the company, DLH Properties, which forced us to cancel our wifi service and sign a lease addendum to pay for a different plan through them my first year here. Now, the internet and cable is included in the lease, so future residents won't have this problem, although it was still unfair to us. Overall, I still feel that Clarendon Heights is probably one of the best places to live in the University Area. The area is semi-safe; some friends had cars broken into but other than that I didn't have any trouble. There are bus stops nearby, so it's great for SU students. Lastly, the apartments are quite lovely and the view is really incredible.

I’ve lived in a 1-bedroom here (older model/design) for the past 2 years and I love it. My apartment has a really great layout, is very spacious, and has a beautiful balcony and view for a great price. It’s geberally pretty quiet here; I can sometimes hear my neighbors but so rarely that it doesn’t bother me. I once called the office for a noise complaint (once in 2 years, and the noise offender was alerted immediately and turned down their music). The staff is truly great to work with, and I appreciate all of the great amenities that come with the price (package service, gym, pool). There’s also a ton of closet space! I think this place is a great value and am pleased to have called it my home for the past 2 years. I feel safe here (I am a single female living alone) and would recommend it.

Thank you for the great review! We are very pleased to hear about your experience the past 2 years and hope you continue to enjoy your time at Clarendon Heights! Thank you again!
Overall my experience has been very good. I have lived in a double with a roommate for about 8 months. The apartment is very spacious and the environment of the community is very friendly. The maintenance staff has been very quick to respond and fix any issues we have had with the apartment. The location is great for students or anyone working within the city of Syracuse. I have had occasional noise issues with neighbors close by but we have been able to settle it relatively easily by talking with them. I recommend this place for those who want to be close to the city.
Overall, I have been happy living at Clarendon so far. The staff is friendly and helpful. Maintenance has always been quick and effective in the few times we have needed to make a request. I feel safe in the community and my neighbors are pleasant and respectful. The building itself is very nice and was appropriately cleaned and prepared at the time of our move-in. There is always room for parking and the road is kept reasonably clear from snow during the winter.
After 6 months of living here I feel very fortunate that I live at Clarendon Heights. The Leasing Office was very accommodating to my situation and made the application process very easy to understand. I have had no problems with noise in my building. Whenever I have an issue with plumbing and what not, the maintenance team is very quick to respond. The community feels very safe and welcoming. I have already recommended Clarendon Heights to a friend who moved here and loves it! If you're looking for a well maintained apartment, whether your a student or someone older, it is definitely worth taking a look. Best of luck on your hunt!
My boyfriend and I have been living here for about 15 months and, in spite of a few complaints, we generally really like it. The staff is always really nice, and the apartments are pretty and spacious. It's within walking distance to the SU campus and only a mile or two away from I-81. The complex is generally quiet (minus a few noisy neighbors) and it like a safe area. Downsides: --Maintenance isn't the best. We had a pretty serious water-related issue that was dismissed without maintenance ever coming by. We talked to the office staff, who promised to send maintenance to us, and they still never came. The problem did eventually go away on its own, but we weren't happy about the way it was (not) handled. --The apartment is on a pretty steep hill, which means if you have a car that doesn't handle well in snow, you will have trouble getting into the complex during winter. I think my car has gotten stuck at least three times this winter already. --This one is minor, but there's only one coin operated washer/dryer per building. I don't normally have trouble accessing them, but a credit card reader in addition to/in place of the coin slots would make my life so much easier. All in all, my complaints are pretty minor and I would recommend this place, especially for students.
I love my new apartment. The layout is great and cozy. Leasing office is super helpful and the maintenance team responds very quickly. I love the gym. Not a lot of equipment but I do calisthenics so it works great for me. Also the neighbors I have met are really friendly so that’s always a plus. The walls are thin so you can here what people are doing in the apartments above and below and that makes it hard to use my surround sound without bothering others. Another thing I noticed is that the plow buries the back of cars in snow but those are my only complaints. Great location!!
I have been living in this place for three years. It is a nice place to stay. The place is on the route of free campus shuttle. It is a safe place not far away from campus. The leasing agents are always helpful and responsible to any problems I have. Every time when I have a maintenance problem, it can be solved in one or two days, that makes me feel good. The people living around are also gentle and nice. The only problem might be that during the winter time with heavy snow, the snow can not be cleaned quickly. But that is not a big issue just need be more careful when walking.
I would highly recommend these apartments as the bedrooms are spacious and it's a great location. The staff are always friendly and make you feel at home.
I've been living at Clarendon for about 5-6 months, and it has been nothing but satisfactory. The leasing office staff are have readily available office hours, and have an update date text/email system to alert you about packages and any maintenance around the grounds. The maintenance staff have been welcoming and do the best that they can. I have had a few things that needed to be fixed, and they were prompted in arrival and making those repairs. My apartment is nice and very accessible to SU campus via the shuttle that runs on E Brighton Ave and Thurber Street. It is pretty quiet and easily accessible via I-81. I would definitely recommend my friends and family who are new to the area or need a place that fits their budget to live her.
Well maintained and great service by the management and maintenance crew. Highly recommend this place.
So far we've really enjoyed living here. We moved in this summer from a terrible apartment closer to SU. The renovated apartment is beautiful. Some of the stuff, like the kitchen island, counters, closet doors, and blinds seem somewhat cheap. But everything is well coordinated and thought out. The paint color and appliances and layout are just lovely. The layout is very nice and open, although the trade off means there's somewhat limited room for storage. The outside deck in our apartment does seem like it possibly needed some attention when they renovated the interior. I'd love it if there had been an outlet out there for Christmas lights too. But oh well! There is a storage closet outside which helps with some of the lack of closet space inside too. The staff in the office is amazing, thoughtful, and attentive. The maintenance staff is not as impressive (For example the exterior light in the stairwell outside doesn't come on til very late at night which is quite dangerous when it gets dark early in the evening in winter, but that has yet to get attention. And our shower sounded like a tea kettle whenever we used the hot water and it took multiple attempts to get maintenance to actually fix it, instead of just turn it on and say it was fine and leave.). The complex does allow cats, but I love dogs so we're hoping hoping hoping they might allow dogs someday. Also utilities can be a little expensive in winter since heat is electric. But I believe they now include utilities in rent. We just signed our lease at the wrong time :( .
I have lived here a little over a year, it’s a safe place, quiet at night and the grounds are well kept. Any issue in my apartment gets attention within an acceptable amount of time. Packages are secured within the office. Maintenance requests get placed right online.
I moved into Clarendon Heights Nov. 2017. The staff is wonderful and respectful. My apartment is nice! It has new carpet throughout and I have a nice size closet in my bedroom. Maintenance does a wonderful job keeping the grounds maintained and I feel safe anytime of the day or night. Easy access to 481/81 to get to the malls, downtown, entertainment and the thruway. I would recommend Clarendon Heights to anyone who wants a great place to call home.
There is a free shuttle to the school if you are a student, but the hours can get tricky so you would have to check the schedules beforehand. I've actually had several issues when I first moved in, but the repair crews were fast and responsive to my request. Most requests have been done within 2 or 3 days maximum. Staffs are friendly. The size of the rooms are very satisfying considering the price. I haven't had any problem with neighbors as well. Very quiet neighborhood. The only cons I have found are a very bad choice of dish washer - they should seriously consider about changing the model - and air circulation is not the best. You may want to open windows once a day to let the air refresh.
I've been living in the SAME apartment at Clarendon Heights for over 6 years now and I LOVE IT and would recommend it to any of my friends/classmates. The development looks NICE and feels extremely SAFE, especially considering that some parts of the surrounding area are maybe not so safe. The development is full of young professionals and graduate students. It's generally quiet and people are friendly. OUTSTANDING WINTER SERVICES (plowing, salting, shoveling, etc). They have OUTSTANDING SERVICE; whenever I've called for a repair, the response is always prompt! I called about a broken fridge, and they also replaced my oven "because its an old model and we have newer ones". Cool right?! The rent is reasonable. Bus services to SU campus. Groceries and gas nearby. You can't beat this place.
I recently moved in to Clarendon Heights and I must say I am very pleased. The staff has been wonderful in being available to communicate with us and are always pleasant and willing to meet our needs! Any needed repairs were done in a timely manner. I love the space that he apartment provides and the overall look. The plowing service also seems to be decent from what I have experienced.
I moved in during the winter of Jan 2017. The apartment has been a warm place since then. Management, gym, pool, other facilities have all been well-maintained. Concerns were met with and cleared immediately. A safe place to be in and a cozy nest to call home :)
Phenomenal unit!! I have loved living here over the past year! I wish i could transport my apartment with me when i have to move out of Syracuse. The renovated one bedroom apartment is everything i could have asked for! Thanks Clarendon Heights Staff for a wonderful experience!
I have lived in my apartment at Clarendon Heights with my boyfriend for 7 months now and I am so pleased. The location is perfect, minutes from downtown, Destiny USA, Fayetteville, and so accessible to highways (481 and 690). Friendly staff, speedy maintenance, and beautiful grounds! Cant wait to resign our lease!
The apartments are spacious and well maintained. In my experience the neighbors are quiet and friendly, and the Clarendon maintencance workers and realtors are always willing to help with conflicts and concerns when they arise. The bus stop is located on either side if the complex, which is ideal for students. Ive been here since August and ive been very pleased with the management and residents.
I moved from Toronto 2 years ago and had arranged viewings in several locations in Syracuse. Some unfortunately forgot that I was coming, but the Clarendon Heights staff remembered the appointment I had booked weeks earlier. The location is right by I-81 and 481, near SU, with several nice grocery stores within a 5-10 minute drive. The staff is congenial and efficient. They have always answered any questions I ever have about rent/pricing, packages/mail or any other concerns. I am a grad student, and simply do not have the time, or need the added stress, of chasing down the staff or maintenance to attend to any issues. Thankfully I have never had to. Maintenance has always come in a timely manner to fix any problem (major or minor). They plow the complex in the winter multiple times a day too. The unit itself it quite spacious and comfortable (heat and A/C work well. I'm in a ground level unit with a den). The layout is simple and open, with plenty of storage. I appreciate having the option of a carpeted unit. The carpet was professionally cleaned before I moved in and has nice cushioning to it. I have a couple friends living in hardwood units, which are also available. The kitchen appliances (dishwasher and stove) are modern and have worked without issue. The combination of Clarendon's staff and my apartment has made living here very pleasant. Highly recommended!
I have been living in this place for 3 months. It is a great and spacious place. The staff is professional and is prompt in answering any question I might have. I do enjoy my stay here and I love the community
I love the size of my apartment, along with the high quality appliances provided with it. Both the property and leasing manager always treated me with the utmost respect and support. The area is quiet and always kept up with a nice ambience to walk through. If you want peace of mind and Nice Landscaping come to Clarendon!
I have lived at Clarendon Heights for over 4 years. The complex is quiet, private, safe, well maintained. The staff is caring and always responsive. The location is amazing too - convenient to so much. I highly recommend this complex and all it offers.
I moved into a galley apartment and I LOVE it! The staff work around the clock to make sure I am happy and respond quickly whenever I need anything! You can really tell the property manager cares for us and it makes all the difference. The SU shuttle takes me right to class and I never have to worry about my safety. LOVE IT!
The office staff are so friendly and welcoming. Maintenance is quick and reliable. I don't know what the other reviews about the gym are about, but they have treadmills, eliptical, spin bike, cable machine and 3 tv's! Can't complain for free!! The pool is great also. Very close to SU and they offer a shuttle service. I have been very happy here!
The appliances I got when moving in were kind of old. The "gym" is a complete joke, but I would encourage people to see it for themselves. The staff is nice and friendly. The bathrooms are very cramped. The neighborhood around it is very bad!!! For the price you can find way better apartments in better areas.
I have been here for over a year now and I love it! The staff is great and always there when you need them. Its very quiet here, which is great, and yet still in the city for easy commute. The pool and gym are a plus! You can tell the staff here really cares for their residents. I would recommend Clarendon Heights to anyone looking for a quiet, well kept place to live!
The apartments themselves are alright. There is a gym, but the hours are terrible so I've never seen it. There is a pool, but Im water soluble. There are repair staff, but thus far nothing has really needed repairs. So all in all, everything is okay but not excellent.
