Property Ratings at Clear Run
For starters, they have the worst management office that is rude and not helpful! Second, they will put a boot on your car amd not help get it off. Charging students $175 to take off an illegal parking boot. Next they will try to keep your deposit and say it’s for carpet cleaning! When the carpet was already old and dirty to begin with

Clear Run is a great location and very centraly located in Wilmington. Easy access to the the college, beach and downtown. Walking distance to multiple shopping centers. Apartments are good sized with lots of closet space. We have lived here since 2016 and appreciate all the staff here for their professionalism and their response time for maintenance. A special shout out to Devin in the office, she is always helpful with any issues we have had and gone above and beyond to help resolve them. Dave and Jacob have been great maintenance tech's over the years and we appreciate all their hard work. Brian and Chelsey
We have been here for about a year and resigned. We love the pools, and the safety they take into consideration. It’s close to the things and places we like to attend.
Cozy apartment with lots of sunlight. Huge balcony. Quiet neighborhood. Within walking distance of so many shops and restaurants. Alexis was so helpful making sure we got into an apartment that would work for us. Maintenance stays on top of things. Any small issue we have (some of which were my fault) and Dave and Mark were here before I could blink. I can’t say enough good things about them.
I have lived here for close to a year and I have really enjoyed it. The amenities are nice and so are the apartments. The bedrooms are very spacious and the whole place has a lot of natural sunlight. Maintenance is always really quick to come over if anything breaks. Alexis has always been really helpful to me and all my roommates with any questions we have had.
I don't really know where to start so i'm just going to start shooting off the multitude of issues I've had while living here. The rats. Not mice, but rats. Big ones. When we complained that we had rats in our apartment management didn't believe us. The rats had dug a hole between my and my neighbors wall and would just come and go as they pleased They started living in the ceilings and you could hear them at all times. They started ripping up insulation and it would rain down on us through the air vents. We literally had to catch one ourselves and take a picture and still they did nothing. Our neighbors had them. Still nothing. We had to catch all 3. Finally they came and cut the branches off the building but that was after MONTHS. The roaches. Every building i have lived in here has had them. They are EVERYWHERE. In your shower, your fridge, your furniture, your dishwasher, your cabinets. Everywhere. I had to buy paper plates and plastic utensils bc i couldn't eat off my own dishes. DO NOT BELIEVE THEIR RESPONSE THAT THEY OFFER WEEKLY BUG SPRAY. THEY DO NOT. BUT YOU WILL BE CHARGED FOR IT. German cockroach infestations don't go away by a spray. Everything in here is cheap. The cabinets keep falling off. The maintenance guy even told me he has to fix them repeatedly bc they are just cheap and keep falling apart. Several have hit me in the head. The fan cover in the bathroom keeps falling and hitting me in the head. The shower currents continually pull off the wall and have to be repeatedly fixed. The toilet has to be continually fixed bc it won't stop running. The maintenance guy knew what the problem was before he even got here. He says he has to fix them all the time in all the apartments. There are no lights or fans in any of the bedrooms or living room. The power bill is OUTRAGEOUS bc the sliding door and windows all have leaks in them. You can't keep the apartment warm when its cold outside or cold when it's hot outside. Imagine it being 100 degrees outside and 90 degrees inside and you cant escape it and your power bill continuing to rise. The kitchen sink handle that detaches won't ever go back in bc the bristles are all frayed. I had to get a new dryer bc i thought mine broke during the move, but nope, turns out they didn't have the right amount of power going to that circuit. That was a big expense. Half the outlets don't work. The little leaks in my bedroom windows HOWL at every slight breeze making it impossible to sleep.
Whenever I first move to Wilmington I was unsure if I wanted to live at Clear Run. At first I lived at the reserve at Mayfaire and then transferred to Clear Run. Most people would consider this a downgrade but I actually love my apartment here at Clear Run than I did at The Reserve at Mayfaire. The Apartment is very spacious and designed very well. The apartment is also more affordable which is great since I enjoy my apartment so much more now! The property itself is maintained very well by the maintenance team and every work order ive put in has been completed within 24 hours! Great service, amazing property, and a wonderful experience!
I lived here before and the apartments are okay until something goes wrong. Management did a poor job of fixing things (1/5 things would be fixed) and they charge you for damages that were definitely there before you. On top of that, college kids are loud and obnoxious.

The apartment was dirty when we first moved in and several things were needed to be fixed (broken door, garbage disposal, toilet, broken screen, ect) anytime we filed a report for them to fix it they would come week or two later mark it off as done and nothing was ever done. It was never really cleaned before we moved in. But the office staff is nice and it's in a nice location, but not worth the money
I initially chose Clear Run based solely on location (and despite its proximity to UNCW). It is centrally located for my purposes (close to work, Mom, friends, etc) and many of the residents in my building were grad students. That changed shortly after moving in. While I never heard my next door neighbors (save for one afternoon of loud music) I constantly heard my upstairs neighbors. The dog could walk around and I'd hear it. While we're discussing pets. The $200 non refundable pet fee is extreme, especially when you add pet rent on top of each month's regular rent. Because the pet fee was a bit higher I was expecting more attentive pet parents. Instead I routinely found dog droppings, despite conveniently placed waste disposal stations across the property. Additionally fleas were completely out of control. My dog never had a flea issue until the 2 summers spent at Clear Run. The office told me to change her flea medication (wrong answer). Fleas were never an issue inside our apartment but I would wash her almost daily and pull dozens of fleas off (even with a flea collar) after a trip outside. I was told the exterminator was going to treat the yard areas for fleas but nothing ever improved. The office staff is nice though it seems their hands are tied and they have no authority to act on issues without management approval (the woman who told me to change my dog's medication and that it was "summer in the South" and fleas are normal). Having grown up here I know that they are not normal and can be managed when treated appropriately. Maintenance staff is friendly and always arrived promptly to fix minor issues (and 2 major leaks). The parking lot is a disaster. Probably a combination of small parking spaces, large vehicles, and young college students. An oversize vehicle area is desperately needed but there is no room for one. Visitor parking is sparse as well though the lot does clear out during the holidays. Most of my neighbors were friendly. My neighbor's apartment door was kicked in and their apartment robbed. No alert was sent to residents. A few days later I watched 2 guys climb out of a porch (same exit method used in my neighbor's place) and called the office to report the description/vehicle. No follow up was made. Later learned the unit above them had been robbed as well as another apartment in Phase I (learned because I knew people in those buildings not because the office decided to warn everyone). Wouldn't live here again.
