Property Ratings at Clearfield Junction BRAND NEW PHASE II
There is not enough parking. Not even enough to park on the sides of the lot because its already crowded since everyone is experiencing this. If you have more than 1 car for your family or want to have a SINGLE guest over ever, this is not the place for you unless they dont have a car.. You will get towed. They will do nothing about the towing fees. If you like not parking at your home then this one is for you.. They say they have 100 uncovered spots, which isnt true... go count them out by the library... even if that was true. how many apartments do they have? The only way that makes sense is if everyone has one car... Once you sign your lease, you are locked in unless you want to pay the entire amount you would've owed if you stayed the entire length of the lease. Dont lock yourself in. Do yourself a favor..

We are sorry to hear that parking has been a concern for you. Our community has over 200 covered parking spaces, 25 garage spaces, 10 handicapped spaces & 100 uncovered parking spaces by the entry, by the leasing office & down the south side of the property. We do allow residents to have other people towed if someone is parked in their assigned parking space. Unfortunately, we don't allow residents to store vehicles on the property & any vehicles that are broken down, appear to be abandoned, aren't registered, have flat tires or broken windows, are parked in handicapped spaces without a permit or are parking in a fire lane will be towed at the residents expense. We give at least 72 hours notice if a vehicle is not in compliance and are happy to work with residents if they need more time to resolve an issue with their vehicle. Please reach out with any additional questions or concerns you may have (801)200-0738.
we lived here for a year and the quality of the apartment is cheap. our granite tops were chipped in the bathroom and kitchen upon move in. the apartment itself has a cold vibe. no amenities and the parking is a joke. some residents are so disrespectful.

We are so sorry to hear that this has been your experience here. Please contact us at our leasing office so we can further discuss and resolve these issues for you.
the owner literally does not care about the current residents. there are no amenities, parking is horrendous, and the people that live here also stopped caring about this place because it’s horrible. the construction crew that is hired is very unprofessional, they left a box of beers, smoke on the balcony they are working on and leave all their equipment scattered across the property. i feel for the property manager because it’s the owners fault. i was first sold on the massive plot of grass for my two dogs and now it’s completely torn up because of the construction. it floods horribly when it rains or when the snow melts. it’s just one thing after another.

Hello, we're sorry to hear your time with us has not been the positive experience we aim to provide. Our team strives to maintain our community and apartment homes and it's disappointing to know we've missed the mark during your time with us. Please visit the office at your convenience so we may address any maintenance requests and work toward improving your experience in our community. Thank you.
It really is the worst place for you to live, it does not have a parking area; They pretend that in an apartment where 2 or 3 people live they want us to have a single car, also the water bills are really excessive, it does not have a gym or recreation area as shown on the web pages, we also had to buy the handles of the cabinets, because they gave us an apartment without them, the hallways of the building smell like dog urine and they never solve the problems

We apologize that your experience here has been anything short of exceptional. Construction can take longer than anticipated and we are hopeful to have the amenities soon. You'll find it is not uncommon in the multifamily housing industry for some additional charges - such as utilities - to fluctuate with usage and slightly increase the overall monthly cost of renting a home. All costs, along with how they are calculated, are clearly outlined within the lease. We would love the opportunity to speak with you, address any and all concerns, and work towards improving your experience here overall throughout the remainder of your time at our community. Please call the office at your earliest convenience if you are interested in having a chat. Thank you.
Everything from the outside looked so great. We understood that we wouldn't have a pool or a gym for a while, and we were okay with that. We moved into a 2 bed 2 bath, and it was smooth sailing for a little bit. The apartment wasn't cleaned when we moved in though, and that should have been the first sign. When we made dinner that night, we turned the microwave vent on and a bunch of saw dust scraps came flying out and into our dinner, so that was annoying. There were also tons of knicks and dents in the drywall, and unfinished things that we started to notice. Our back door didn't lock, the cabinetry was poorly made, someone drilled a screw into the garbage disposal, so our sink cabinet started leaking, the dishwasher power cord was too short, so we didn't have a dishwasher for the whole two months we were in the two bedroom, and so much more. Not only that, but when people started moving in, we could hear absolutely everything anyone was doing. Snoring, walking, drawers opening, EVERYTHING. The person across from us would have a huge party every Sunday night at 12 am, and it was almost like they were in our apartment. After having the same issues for two months, we thought it would be worth moving up to the 4th floor in a 3 bed 2 bath to get away from everyone. We were very wrong. We got our dishwasher, but our kitchen cabinets have no shelves, and are missing drawers. And when we brought it up with the manager, they simply replied word for word, "Unfortunately it's not the most amazing finish work and like your other unit, almost every unit is like that." Outside, the parking is a joke. Someone will park in your spot, and even after the manager posts a disclaimer saying that you need to call the towing company to get them towed, you can't. The towing company will tell you that they have been instructed not tow in numbers 72-103, and we have no idea as to why. I have no clue as to why I am not receiving my mail until I go to the post office and find out from the clerk that the managers lost all the keys and have to re-key all of the mail boxes. There are no cameras in the parking lot which also has no lighting whatsoever. I feel incredibly unsafe. People throw parties after quiet hours, and no one is there to help, and there is no number to call. I feel absolutely helpless and no one here cares. There is absolutely NO communication. I can't tell you how mentally exhausting it has been to feel uncomfortable in my own "home".

Megan, please know, we care deeply for all valued residents of our community - yourself included - and we regret that you received the opposite impression. While some noise is to be expected in a multifamily housing situation, we do have policies in place to prohibit excessive noise during certain hours. We hope all residents are being respectful and courteous of one another by being cognizant of their noises levels and abiding by all other community policies. Our team strives to ensure all homes are in pristine condition for new residents and we apologize for falling short of this goal in your instance. If anything within your home remains in need of attention, please submit an official maintenance request through the online resident portal so our team is aware of the issue and can tend to it. We would love the opportunity to discuss your specific concerns in greater detail and work towards improving your experience here overall. Please call the office at your earliest convenience if you are interested in doing so. Thank you.
