The property has bed bugs and the management refuses to treat. The bugs are spreading from apartment to apartment. They have been reported to the Maricopa Health Department several times. They have roaches too! Just another slum property in Phoenix charging ridiculous prices for gross living conditions. Don’t rent from this dump!
This whole complex is roach infested, constantly having water shut off, or power outages too! Absolutely zero notices sent to tenants. They have been supposedly painting for months yet no progress and the workers just sit under the stair case killing time. STAY AWAY!!! This place is roach infested all the complex, not to mention they force your belongings into living space when they paint outside then refuse to compensate tenants for inconvenience. Reserved parking no longer exists. This place is the worst DO NOT SIGN THE LEASE!!!!!!!
This apartment complex is under new management, unfortunately. They never pick up or return their calls, maintenance isn’t ver effective, problems aren’t resolved, and they’ve taken away covered parking for paying renters (anyone can park wherever). The kid’s playground has been demolished so there are kids screaming and yelling all over the complex, throwing rocks, and causing chaos. The charm of the complex is being changed to where the colors run into the colors of the mountain it sits besides. There is trash everywhere, no longer a security gate, never any security guard around the grounds, roach infested, and the sidewalks are always dirty. Simply, the complex is plain trashy!! This used to be a very charming complex, but I’ll be following a lot of tenants out of this place.
Been here 1.5 years and Rent went up by $100.00 other apts here went up by $200.00!! Not enough parking,no secure gates,very noisy at night,lots of drugs in this area,over run by dogs that poop everywhere ?? I absolutely hate it here and can't wait to move!!?? Prepare to buy your own ac unit because the ac units are as old as these apts and doesn't cool these apts properly. Seen a bunch of huge bugs in my apartment. You pay for exterminator that you never see!! If you want a nice place to live, look elsewhere. Oh yeah...these people will nickel & dime you for everything. You'll be splitting your water bill among 4 other apts even if you don't use the water. No garbage disposal,old messed up appliances :(

On paper and at first glance, Trailside seems like a pretty good deal, but I can't recommend them after having lived there. Parking is a constant issue, certain tenants are very loud, and the office management is overworked. Communications with management was the thing that caused me most issues - they send out emails about community activities (so many Christmas Elf emails!) and parking notices (the future resident spaces are constantly taken), but they don't communicate proactively about things like end-of-lease requirements.

Not worth it!I pay for an 'upgraded' model. Its a joke theres so many issues with this apartment, I've had 3 issues (2 dealing with the ac and a leak involved, and one with my lighting in dining room breaking and taking a week to fix) within living here only 2 months and they took their sweet time in fixing it and then didn't even do it right. The carpet is trash you can see where they cut the rug and put in a new piece. There was damages prior to moving into the 'upgraded' model and the staff is rude and don't listen to what your saying and get an attitude and talk over you.

After reading though some of the reviews I've seen about Trailside,l felt obligated to leave one on their behalf. People will go out of their way to share one bad experience or incidence online, but never the countless good ones. I was 'Iffy' on living here originally because of some negative reviews. I'm now on my 2nd lease here and still love this place. Most people who live here are nice and know each other, giving it a little small community vibe. The ladies who work in the leasing office deserve a raise because out of all of the other apartments i've lived at, they're by a long shot the best,They're responsive, and I feel like they really care and aren't just trying to get me out of their hair. For instance my A/C in my unit unfortunately broke this week, however they made sure it was taken care of in the same day (and it was). Just today I needed help faxing something because I'm in my 20's and had never done it before, and they jumped to help me however they could. The leasing staff at every other apartment that i've lived at tell you want you want to hear, and deceive you, not here. Here I know they have my best interest in mind, and genuinely want to help even if it's more work for them. The complex/mountain is beautiful, and you will be taken good care of here-Bottom line.

In all of the apartments I have lived in during my adulthood, this one was my most favorite! Small community, awesome staff and an exceptionally maintained property! The few times that I visited the leasing office, I was always greeted with a smile and a how are you? There is plenty of lighting around the property, 3 well maintained pools and having North Mountain right next to the property was a huge "selling" point! My apartment came with upgraded appliances, beautiful counter tops, faux wood flooring and very nice carpet in the bedroom / walk in closet. And having a courtesy patrol overnight really made me feel safe. Overall, if you are looking for a nice, quiet, friendly apartment community, please look at Trailside at Hermosa Pointe as you wont be disappointed! :-)
I am trying to figure out what "affordable" is anymore. And why are we paying rent? All of a sudden I come to Trailside and start getting this "extra Utility bill every month", which amazingly grows every month with different things for different reasons. I wonder if it is really legal for us to be paying for "Pest fees". I pay 23.00 for the Water. What am I paying for with my rent? Then I pay 20.00 for the sewer. 5.00 for the trash and now they have added 2.00 a month for Pest fees. I don't have pests in my apartment, why am I paying for pests outside my apartment? And why are we having to pay for things that we are not seeing being paid. And think about it, 200 apartments X 23 for water, that's $4600.00 on top of our rent for water. That's $400.00 Pest fee each month! Wow, that's a lot of pests!!! I am having trouble with this growing Utility fees. Between the pet fees and pest fees I am not happy with the growing fees in this community.
Rundown facilities tweakers for neighbors in the Slope, parking is very limited, plumbing is falling apart constantly shutting your water off with no warning to work on bad broken pipes, leaks everywhere!
My husband and I along with my son have lived here for 7 years. It was a beautiful place when it was Orion at Hermosa Pointe but when trailside took over it went to crap. There are water leaks all over the property, gates never work even the ones that require a key, parking sucks if you have a guest come visit and if your handicap and are in a wheelchair beware they have no regards for you. You have to fight to have what you need you live if your handicap and a veteran. The office staff is rude especially Carmen and Sarah they don't care about your needs it's all about the money. They doesn't listen to you and çonstantly interrupts you while you try to address your needs and concerns. We have noise issue with next to us and behind us and had been addressed more than once with the office and nothing had been done about it. The homeless in this area have taken over along with the drug activity. Cops are always in the area now. I would not recommend this place if my life deepened on it or it was the last place to rent in Phoenix. The only thing good about this place is the mountain behind us
Once more my dog and I were out on a walk and we encountered a dog off leash with his owner, he immediately went for Baxy. I've complained about this before and nothing was ever done about it so I'm not going to waist my time going to the office. This is a way too common Occurence here
Never thought something could look so pretty for a good price.

Going on 4 years and loving every minute! People laugh when I say I want to live here forever, but I've filled three apartments here with people who are now saying the same thing. Built into the slope of the hills of North Mountain, I have views of downtown Phoenix from one porch, and a view of the sprawling mountain range from the other. Pet friendly, granite countertops, stainless steel appliances, affordable rental rates, plush carpet, faux wood, and my own personal fireplace make my home cozy, inviting, and is always the gathering choice amongst friends. There are 3 pools (one with a stone-lined fireplace), a playground, a cabin-style resident loft, sitting areas with water fountains, paths that lead directly from the buildings into the mountain trails, and each building has it's own subtle, unique architectural touch, making this complex a true oasis in the mountains. The staff knows me by name and always gives my husky treats when I stop by. Maintenance always comes within 24 hours and they're some of the nicest men. Patricia is an ANGEL and is always there for me! They truly go above and beyond. Deserves more than 5 stars, I never want to leave!!!
I've been living here for 4.5 years and it's a great place. Need to upgrade the appliances, paint and trim but a nice place. Has real functioning fireplaces and plenty of living space. Washer and dryer inside some of the units. Parking is a little tight but a great place to live. It's safe and secure.
The apartment I like the have up grade apartments y they have the ones, 80 style, the problems is not enough parking spots...very hard to fine one at night!!! and also went they sold the apartment to the new owner he doesn't care to much about the cleaning of the plece, the gate is broken they haven;t fixed it since 11/2 ago!!!!
