Tucked in the northwest corner of Cook County, suburbs such as Hoffman Estates, Palatine, South Barrington and Schaumburg vary widely in personality and composition. Schaumburg, the largest in population, is home to Ikea and Woodfield Mall, the largest mall in the Chicago area. Palatine, developed on a wooded marshland, comes in at a close second in size. Hoffman Estates, while smaller, is the most densely populated of the four suburbs and is home to AT&T's Midwest headquarters and Sears Holding Corporation. South Barrington, tiny in comparison, and arguably the most affluent in the area, is home to the famous mega church, Willow Creek Community Church.

Unfortunately, I would not recommend Clover Ridge East Apartments. I moved recently after living there for five years. Circumstances such as COVID and the death of my mom caused me to stay there longer than I would have liked. I want to start with the positives……Michelle(leasing) and Bill(maintenance) were great at their jobs. The area was pretty quiet and the landscape was well kept. The negatives…..The yearly rent increases were drastic in my opinion. My rent increased over $100 each year even during COVID. Clover Ridge has not had any improvements since I’ve been there so the property’s value does not coincide with the substantial increases. Residents do not pick up after they animals The carpet inside my building often had a bad odor. Since the property is pet friendly, clean & deodorize frequently. Clover Ridge charges an unnecessary locker storage fee even if the storage is not needed. There is also a pest control fee. However, I had a spider infestation the entire time I lived there. Pest control appointments were not helpful so I gave up. We had the smoke alarm in our building to go off 3 times in the middle of the night. The tenants finally questioned the Palatine FD. We were told it was because “ too many spider webs were around the alarm in the hall of the third floor causing it to randomly go off”. Palatine FD were just as upset & Clover Ridge was hit with a notice and fee. There is a squirrel infestation as well. It took Clover Ridge years to address this issue after multiple complaints(rodents were chewing through resident’s car wiring and nesting in engines and one entered my actual apartment). They finally had the squirrels relocated to a forest preserve by the city. I have over $4000 in rodent damage to my car which I reported to the leasing office and Hayman Corporation. I never received a response. I’m sure if my negligence damaged their property, I would be charged for it or worst. Clover Ridge should perform upgrades to the property and stop being so cheap. Instead of having overpriced food trucks, repaint common areas for all the buildings not just the leasing office to attract new tenants. Replace hall carpeting, raggedy drafty windows, and use more energy efficient appliances in the units so electric bills are not so high. Hopefully, this review will help others and grab their attention as well.

Everyone is so extremely nice, and the people in the leasing office are so nice and caring and the maintenance staff are so friendly especially with my pets too!

At first I thought this would be a nice place for my family but it is not. They have so many fees. When we moved in we were having issues with making rent payments with bank account, we kept having to use our debit card which was a $30 something fee every single time. We complained multiple times it took them 4-5 months to fix it and refuse to return that $30 from every month we got charged when it was NOT our fault. They couldn’t get our internet hooked up xfinity said they weren’t able to get it to our house but before move in they told us they use xfinity there?? We finally got that fixed after multiple visits from the techs and that was a few hundred dollars because they kept having to come back because what the tech told them to do they didn’t do. The hallways reak of marijuana for a “no smoking community”. Residents will ding your car, our neighbors play drums at 2-3 in the morning and when you complain they tell you to call the police. Why do I have to call the police??? This is a everyday thing. I do not want to be calling the police everyday. Hallways do not get cleaned often. Something is always breaking in the unit and mind you I am OCD and take care of things in my home, they do bandage fixes. All and all the payment fees is what really upsets me that we lost out on money for something that had nothing to do with us. Do yourself a favor and save yourself a headache and look somewhere else. Plenty of nice places out there. ALSO good luck with your parking spot you “pay for” you will come home from work and somebody will be in your spot

We LOVE our apartment complex. We've been here almost 2 years and have just re-signed our lease. The amenities are top of the line - the gym has great equipment, the pool is always well-kept, and the dog park has been a lifesaver for us! We have two dogs and we love how much our complex welcomes and appreciates pets! The staff is wonderful! There seems to have been a lot of turnover in the office lately, but Michelle has been here for many many years and is so sweet. They do multiple events throughout the year, usually at least once a month and with a fun theme, such as free pizza in the leasing office, pasta night, and social media contests to win gift cards or money off of rent. Maintenance (Bill, Sam, and Humberto) is unbelievable. The property always looks beautiful and very well-kept. Any maintenance requests are usually taken care of same-day. All 3 guys are also extremely nice. The apartments are pretty modern - we have all vinyl flooring, granite countertops, full-size washer/dryer in-unit, and a large walk-in closet. They even include little touches such as USB port outlets in the kitchen. Overall, we love this complex and have been very happy here!
The rent is pretty expensive for what you get. The club house, pool and gym are all very nice, but the apartments are very noisy. I can hear my neighbor's conversations clearly if I am reading on the couch in the middle of the room. So if you go to look, try and make it during the afternoon or weekend when people are home. I had issues with raccoons on my balcony the first month I was here. The garbage area is well kept but there are a lot of critters. The maintenance people are really helpful but the folks at the leasing office have been hit or miss over the last few years. It seems like they have a high turnover. Some of the appliances had issues after about a year and a half. indicates not working and such. The windows latch on the bottom and sometimes I need help closing them. I not even middle aged but I have had so many people comment on how awkward they are. Some of the outlets aren't flush with the wall and I've shorted out 2. All together it's become to over priced for what it is in my opinion but they are very nice in style and the neighbors are all great here.
I love the property and its amenities. Staff is great. I would recommend this community to my friends and family. They have lower rents then other places. I searched for weeks for a decent place to rent around NW suburbs. I am glad I found this apartment. I am not a paid reviewer. I am resident and writing from my experience with these people for past 3 months.
I've moved from about 3 apartments on two different complexes, and they are infested with insects and rats. I notified the office numerous times, and time again they schedule for the exterminator to come, only to be called back within 2-3 weeks time. My children notice this and it disgusts them as well. I'm honestly repulsed. If you plan on moving here, use the flashlight on your phone and take a good hard look at the carpet, look underneath the appliances in the kitchen, check the laundry room. RENTER BEWARE
I've lived here at Clover Ridge East for 3 years and I love it. Michelle and Megan in the office are always so helpful and say hi to me whenever I come in to pick up a package. The maintenance men respond very quickly when I have an issue. The fitness center has a large variety of equipment and weights and the pool area is great in the summer. I don't have issues with my windows. They are large and bring in a lot of sunlight. The washer and dryer was a must have for me and why I initially chose Clover Ridge East to live. I was very surprised to see the negative reviews on here because I have only had positive experiences and can't image living anywhere else.
The units are relatively nice, but the management company is TERRIBLE! They advertise their apartments as non-smoking. None of them are. Our downstairs neighbors smoked since we moved in two years ago, they were reported dozens of times and caught a handful. All management does is write a vague letter that does not stop the smoking. This isn't the only lease item they've gone against in our time here. They charge extraneous fees for their faulty billing system. They put stricter restrictions on their gym. It's really a sad and disappointing place to live. There are better options out there.
went to the leasing office to inquire about apt. The staff were extremely short with me and were rude. apparently, they consider rabbits, farrets, hamsters, etc an exotic animal and refuse to rent. when I asked about the policy, she gave me a speech about how this is a binding contract. I tried to explain to her my question was why. She simple repeated idk I can ask corporate. apparently, they don't know their own policies. I've never heard of such a rule. I got up to leave, making it clear I wasn't interested. she asked all snotty, did you still wanna tour. I walked out reminding myself I'd take my business elsewhere.
These apartments are very nice and are in a good location. My wife and I have been here for a little over 2 years and we have enjoyed living here a lot. The community is quiet and very friendly. The rental company keeps the grounds well kept and they have monthly gatherings for all the residents which often include a meal and drinks for free. The office staff are excellent. They are always helpful with any issues and make filling out all the rental paperwork a breeze. Maintenance requests are always addressed promptly and resolved as soon as possible. I would highly recommend these apartments for anyone who is looking for a place to live in this area.
Lived here for 2 years now. It's a little pricey and small for our one bedroom, but you can't beat the upgrades and amenities. The staff is so nice and the area is clean and safe.
I have lived here for four years and have been impressed with their service that they provide their residents. This is a high quality place with great amenities and affordability. Office staff is friendly. It's quiet. Nice grounds. Easy access to 53. I am moving out because I am moving out of state. I doubt I will find such a nice apartment complex. I truly enjoyed calling Clover Ridge East my home.
