Property Ratings at Coach House Apartments
It just gets worse and worse - I am owed money and I am met with so many excuses - this place is slum quality in repairs yet high rent - avoid
Their main concentration always in grabbing money from people very worst experience never ever rent again very poor customer services
Not good management won't send out lease renewal hoping you forget so they can charge you more money and put your apartment up for lease two months before your suppose to renew or leave. Not to mention bad maintenance. No accountability ,the health department has been called but have still not fixed anything, They red flag you if you report them or leave a bad review.Even if you pay your rent.
This place has no intention of fixing anything. For over 9 months (we moved in a year ago) we’ve had issues with the air conditioning, weather stripping ( half inch gap in oversized sliding back door that spans eight feet requiring constant running of the ac/heat. I’ve been using duct tape when possible but we use the door often and duct tape is expensive), leaky sky-light, wall in basement is caving in, faucets are not attached to the sink in bathroom, crack in foundation leading to excessive mold in the basement (which I had to take care of), and our dishwasher sounds like a jet taking off. They always say maintenance will be notified but we never hear from them. They have sent a guy or two once or twice but they end up telling us they need this or that part and will return. They don’t return. Of the twelve plus issues in those nine months only two have been resolved. For the last two months we haven’t been able to get in-touch with anyone regarding our lease renewal. We wanted to talk with them about having issues fixed before we sign. My wife wrote several emails, made several calls, and even went to the office. All for not. But they had no issues contacting us when they needed the lease signed the day before it was due. At the moment we cannot afford to move, otherwise we would. It is a sizable unit for the money so two stars seems fair.
This place is awful. In the 9 months I lived there, the air conditioning went out six times (all during the hottest summer months), the heat was not turned on for the entire building until it was 40 degrees in my apartment, there was a water break, the electricity went out several times, and the water was shut off for the building several times. Super thin walls (my neighbor's music rattled my bones every day) and staff that doesn't care at all about their tenets. Finally, the photos on their website do not match the units at all -- completely different layouts. I thought I was renting a one-bedroom and it turned out to be a studio. Don't rent here.
My partner and I have lived here for three weeks and have had nothing but problems. We moved in without central air conditioning. We have pest control on our lease, but have ants coming in through the windows and spiders coming through the vents. We were told before we moved in that we would be on the ground floor with a storage closet on the back porch. Instead, we are on the Second floor with a rotting deck. We called emergency maintenance several times with no answer. We called regular maintenance and left messages without a call back. I was told pest control would be in on a Thursday and they ended up being a week late. I was told that we would get our new AC unit this weekend and I haven't heard from anyone since. We were told that pest control would be in last week, and they haven't been out to treat our apartment. I went and talked to the manager and the most that they could give me was a sorry. They weren't able to give a rent reduction or an accurate date on when our apartment would be fixed. The luxury title is a lie.
Management team so bad never pick a phone I had an issue with my AC it took four weeks to be done I had a issue with the bathroom sink it took 23 days to be done they are so bad I don’t recommend anyone to rent there
I’ve been living at coach house apartments for going on 11 years now and I’ve never seen such decline till recently . There’s a fallen tree from the storm last month , right in front of my apartments . I’ve called them 3 times about it , their initial response was “ is it bothering you or something “ . Yes as a matter of fact it is. It’s trashy to look at and they’re mowing around it and the grass under the tree is getting very y’all. I’ve called to make an appointment to speak to a leasing specialist or a manager about some concerns I have with my unit ( with proof ) before I renew the lease and I was told “ there is no leasing managers at this property “. It’s really sad cause this once used to be a very enjoyable place to live and the staff were very nice but things are changing quickly .. I’ve sent emails I called and left messages , no luck ..
I have been living at Coach House Apartments for 2 years now. I have stayed due to convenience and location for my job. My tenure here started rough. I was not shown the unit that I would be living in. When I was finally moved in to the proper unit (2 weeks after my initial move-in date), the washing machine was broken, thus indicating management did not inspect all appliances upon new residency. Fast forward a few months and I contacted the leasing office about some complaints in the fitness center. Machines were breaking consistently, including a treadmill that has been broken for at least 25 months still to this day, there were no sanitation wipes anywhere, and the bathroom was consistently out of towels, soap, and toilet paper. It took me 4 times contacting the office to do anything about any of these concerns. Most recently, a new management group, Harbor Management Group, purchased the property. They did not renew security contracts with a company, per a leasing agent in the leasing office. This means that there is no security anywhere on property, despite numerous instances of crime activity (search Coach House Apartments on the news and you'll find many reports). All in all, I have found my stay here far less than ideal. The management does not respond promptly to concerns, the property is not kept up well enough despite the high prices, and the amenities don't quite meet standard levels. I would not recommend living at Coach House Apartments unless entirely necessary.
I don't usually make reviews, but I will only speak facts and our personal experience in hopes to save someone else the stress that we had for the year we lived here. Just recently finished our lease. First day we moved in, we went outside after dark and were astonished by the amount of roaches. I guess we're lucky they weren't inside the apartment? Go there after dark and check it out for yourself, wish we had. We were in a large one bedroom basement level floor. Second week of moving in, there was a leak in our hallway. It took five different visits from different maintenance men and eventually the manager to finally fix the leak that kept getting bigger and coming back each time they said it had been fixed. It was only fully taken care of after physically walking into the office and talking to a supervisor. At one point we put in a request for new mail keys because ours weren't working anymore because of the poor state of the box part that you put the key in. We waited a couple days after calling because the front desk woman said new keys would be in by the end of the week. Come Friday, I went to the office and they had no record of me requesting keys. They put another request in and I waited two days. Went to the office and still nothing done so I resorted to asking to get help from a supervisor who was able to get the keys the next day. Another continuing issue was the garbage disposal in which we were told to just not put much down it anymore, aka can't use it anymore. The biggest issue was the flooding. Big flood came which soaked 1/3 of the carpet in our bedroom, 1/4 carpet in our living room, and half the kitchen floor. By the time they came to even look at it, we had mold growing on the under carpet as well as two wood tables. When we were told people were coming to put the new carpet down, they didn't show up twice. When carpet was finally laid down, they didnt staple it to the wood and there was space between the walls and where they laid the carpet. We also had mold growing from the side of our kitchen cabinets that they had to clean and replace the cabinet after eventually getting the supervisor involved again. I almost forgot when the kitchen sink leaked as well. They fixed that quickly the same day but wow was there a lot of water for me to contain from getting to our furniture. The "deals" we thought we were getting on this apartment were not actually any cheaper than other units in our complex.

This is my first apartment, and I sometimes get the feeling they are trying to take advantage of that. Abbie was friendly and helpful, and the apartment itself is pretty spacious and clean. We got new carpets and all. My biggest issue is with maintenance. I've been living here for almost two months and they still haven't fixed issues I brought up within the first week.I have a closet door that isn't even in the wall anymore because it would fall on me if I tried to open it. A maintenance guy came in last Thursday and replaced the light in our fridge since it was out. He told me he'd be back the next day before 10 am. It's 3 days later and he hasn't been back. I've also called several times about my bathtub, it won't hold water when it's plugged. They've come in twice to "fix" it. Nothing has been fixed. All they've done successfully is give me a new screen and replace a light bulb in the fridge. We also have an issue where our back door doesn't latch or lock, all they did is put in a metal bar. I'm constantly having issues with the windows. First we had one that wouldn't close, and now we have one that won't stay open. Our appliances have got to be older than me by several years, the dishwasher doesn't wash anything. The oven is basically an inferno, as it blasts anything you put in there to a crisp. The fridge literally wiggles if you lean on it at all, same as the tank on the toilet. Also, can we maybe tell the people upstairs to spray perfume or something? I'm tired of the smell of weed coming through my vents. The first time I pulled on one of the blinds they came crashing down on my head. The counter tops are stained and dirty. Also a lot of charges on my rent appeared that were not discussed. When I asked what utilities I'd be paying, they told me gas and electric, plus a $4 pest control fee. So I don't understand why there is a $13 fee for water, and another $6 fee for trash service. I've called several times about my issues, and they say they'll put in a work order and it is a rare occasion if a maintenance guy actually shows up. The parking lot is severely uneven, it's like a lump and then a ramp if you park facing the building. Really scary to lurch forward a foot after you put it in park while you're facing the building. Potholes all over, getting in and out of the lot on one of the entrances is a definite no-go unless you want to slam your car on the ground because of a trench between the road and the lot itself.

DO NOT MOVE HERE. WE MOVED IN TO AN APARTMENT INFESTED WITH BED BUGS. We later found out from the exterminator that this was a known problem from a previous tenant, and it was not disclosed to us prior to moving in. Not only were all of our possessions infested with bed bugs, but our apartment was no where near move in ready (doors were broken, showers had a huge crackers in the bottom, apartment was filthy, dishwasher leaked large puddles on to the floor, etc...) and the floor layout was nothing like what was shown in the model unit-even after confirming it would be two different times. The management team would not pay for any or our personal damages, costs to move out, hotel for us to stay in- NOTHING. This whole month long ordeal of ridding our things of bed bugs has cost us over $4500, and none of it was reimbursed. THIS WAS THE WORST EXPERIENCE, APARTMENT COMPLEX, AND CUSTOMER SERVICE THAT WE HAVE EVER SEEN. DO NOT EVER MOVE HERE!!!!! I would give it negative stars if I could.

Coach House wasn’t a bad apartment complex while I was there, but I certainly wouldn’t recommend it to others. I felt safe in the area (especially walking a dog), the parking was easy, the bills were average cost for the most part. I will say Coach House jerks around the cost of the apartment & the pet fee. We confirmed with neighbors we were paying a different monthly pet fee & a big gap in rent cost for the same apartment. Their customer service was lacking (they don’t provide you any way to contact someone from the office other than by phone... they later added a tenant portal that helped things). The water bill is outrageous. You pay something like $120+ a month. (Other sites have said it’s because they’re splitting the water bill across the complex.) Maintenance issues were taken care of but never immediately (usually you would be waiting a week or several). Within a few months we had our dryer fixed several times; the doors on the laundry area fell down; blinds came crashing down. The screen door broke and it took months for maintenance to fix it. (Our neighbors also complained of roaches - and they had moved once before because the infestation was so bad. Fortunately I did not experience that. But it leads me to think Coach House doesn’t actually do any sort of bug prevention/spray like they say they do.)

My name is Krista and I am the Community Manager for Coach House. I want to personally thank you for your valued feedback. For a little history on myself and my plans for Coach House, I transferred here from a sister community in November (same ownership) from a surrounding community in Kan sas City. It is my understanding there have been quite a few new faces in the office. Myself, Laureen our Resident Service Manager and our Assistant Manager Aundrea all came from the same community and together made a mutual commitment not only to the company but to each other to come to Coach House long term to make a difference in the community and give everyone the best apartment living experience possible. Although you are no longer a resident I would love the opportunity to talk with you. We hope to be of service to you again in the future. Best wishes, Coach House Management
Please do not rent here!!!! Save yourself the trouble, you can get something so much more better then these nasty apartments, for what they charge. Maintenance are nothing but a bunch of thugs, ex convicts, that stole a lot of my friends belongings the first day he moved in, they didn't know he set up a camera. Also one of them Tried to steal our backyard appliances, and when I confronted him, he acted stupid and said he thought we moved... Like who does that???? YOU WILL REGRET LIVING HERE!!!!!!!

PLEASE save yourself some trouble and DO NOT RENT HERE. The new Greystar property management is horrendous. They tried to charge me 3 times for the wrong rent amount, the manager Diana in the office was extremely rude so I called corporate to get it sorted out and they didn't call me back. Only when I threatened to get my lawyer involved did they fix things. And they kept 75% of my deposit saying it was for my water bill, over $100. My water bill was rarely over $40. DO NOT RECOMMEND. I know multiple people that have had similar experiences and I didn't listen. They also bribe you with gift cards to leave positive reviews while you live there, so I don't believe any of the positive things they say on here.
Currently stuck in a lease, excited to leave. Horrible service, ancient and cheap appliances, worthless service and response time to repair broken cheap appliances and terrible pest issues. Roaches are a huge problem here, and from what I hear from other people there's alot of bed bugs in the apartments with the leaky ceilings that they never repair. Fortunately I got a more expensive town home so I am spared from the leaky ceilings, however I wish they would control the roaches and fix my appliances.
I have been crafting my review since I moved in. This is absolutely the worst place to live. Overpriced, by far, for the amount of maintenance issues I have had. Sink constantly leaks. Water is connected through other apartments, so you'll either have a really hot or freezing cold shower. Never have seen pest control on site. I dealt with gnats for the first month of the summer. Neighbors smoke outside. You really don't have control over the air/heat. They've misplaced packages when delivered to the front desk. I have been without water 3 times in the last 9 months. All 3 times they send me to the water company, when you pay water through them. You can almost hear the pity in the water company's voice when you tell them who you are with. They paint over the bathtub, so the paint will chip away throughout the year so they can charge you for it. There are no microwaves BTW. Pipes smell. There are no 3-prong outlets, so buy adapters. Maintenance themselves are amazing. They are very nice and usually leave notes when they have completed something. I've been ready to move out since I moved in. Worst experience ever.
I've been living at Coach House Apartments since 2009. The first day, I moved into Coach House Apartments. The place was disorganized; stove tops were scattered on the stove and counter tops were dirty. The place was not fully prepared. It takes a few days for the maintenance men to come out and fix a maintenance issue. The management is RUDE and DISRESPECTFUL. There are a few issues that need to be fixed with the management. They need to be more understanding of the tenants especially when the tenants are complaining about maintenance and other issues. I did not get a notification of a charge that needing to be pay until the last minute. I was told of a $11 charge for a year that needs to be pay. I found this out by calling, they did not tell me about this charge until I call. Overall, Coach House Apartments is not a good place to live. In order for this place to be a better place to live, they need to fix these issues. UPDATED: I have another complaint about Coach House Apartments. I got a sticker noticed on my car because of expired tags. I know I've expired tags but I can't afford to get new tags right now. They have no right to tell me 'I have to park my car somewhere else' because of the expired tags. I understand it on the lease but you should give the tenant more time. If the tenant asks to extend the time for getting the new tags, don't be RUDE instead be more understanding. It not right for the management to be rude to their tenants. You guys get pay because of US, so be more appreciated of the tenants. I also don't think it right to have this sort of policy on the lease.
I don't even want to give one star but the software doesn't allow me to post. The response of the lease officers was too rude and they don't even answer for our questions and complaints.they charge lots of money as fine for the damages happened by them even.not only me one of my friends also faced this kind of problem. There were some cockroaches in my friends flat when they move in.they said they do some treatment in few days ,unfortunately we didn't took any written statement from them. Finally the came as inspection said there was cockroaches in your flat spreading all over the apartment and you should vacate the flat in a month of time.
Problems never solved for months upon months, fridge has to be on extreme high to maintain temperature (5 months now), roof leak(3 months), animals in ceiling space chewing on wires (5 months now, one died up there, the smell was horrendous--they couldn't remove it), neighbors smoke making my apt reek and causing my allergies to be out of control(5 months), and the list goes on. Truly the worst maintenance of any place I've ever lived in and I'm older. And the glass "screen" door won't open all the way because of an outside light in the way--poor design. The bad part is that I have months to go yet on my lease with a steadily increasing water bill despite my using less water on purpose. The leak has been frustrating...I called them and they didn't bother to show up for 4 days then pronounce that there's no leak because the ceiling is dry and did nothing. Meanwhile there is a growing crack and obviously growing water stain.
I would not recommend this place to a friend. in the last 7 months our air conditioner has broken and leaked water all over twice. there is no urgency with the maintenance staff. I usually fix things myself instead of waiting on them. also in the last 5 months I have had to go to the office 4 times regarding my bill. they have now charged me 5 times for renters insurance when they already have my insurance on file. don't tell me you were training someone new this month and they mistakenly billed me for insurance when it has happened every month in 2016! they will do whatever it takes to get every dime they can out of you.
I moved in back in July. I love living here is quiet and have nothing but good things to say about staff. I have had to put in a couple of service request and the are fixed within a couple of days. I have lived in several different apartments and never had things fixed so quickly. One of reason I choose Coach house is that pet friendly; really awesome that can take dog out and grassy areas everywhere.
This apartment complex is beyond amazing. With prompt maintenance service, the fact that they accept large dogs, in addition to an amazing clubhouse pool patio & roomy units, this community truly has it all -- Once when our washer broke & the maintenance team was there the same day repairing it for us -- also, when my fiancee & I just moved to the complex, our sink required repairs & the team was there again, the same day working to fix it! The team at the clubhouse is outstanding to say the least. Very responsive & beyond helpful! I am also a student & the clubhouse Business Center helps me tremendously with my studies! Thank you Coach House! A very satisfied current resident.
The apartments are fine, they aren't amazing but I needed a place to live so they worked. There are a ton of fees when you sign your lease, some make sense and others seem like made up charges. The staff in the office weren't really very helpful and can be a little rude. Don't plan on anything getting fixed while you live here, maintenance is super slow. Another annoying thing is that your water billed is split between the entire building so it changes every month. When I first moved in my water bill was around $20/month and by the end it was $70/month. Your rent will also increase each year. Also, the A/C would go out in my building once or twice a month in the summer so my apartment would be unbearably hot. If you really need a place to live Coach House is fine for the short term, I wouldn't stay here any longer than you have to.
Spectacular Building with friendly environment and excellent working staff. Awesome maintenance inside and out side the building. The way you maintain the pool is simply superb. In single word fabulous home with all the facilities around you. Thank you Coach House for your Marvelous homes.
