AC did not work for 6 days on Labor Day weekend. The month prior, when we first moved in, freon needed to be added. This time, the freon was banned so there was nothing that could be done. Temperatures reached 85 in the apartment where we keep 2 cats. During this time, we submitted multiple work orders and made numerous phone calls. We eventually were given a portable AC unit that cooled 1 room only. With it being only our second month, our electricity bill went from $80 to $280. (We kept the AC on during this time because it seemed to keep things down to 80 degrees for our cats-- costly mistake) We do not have enough history to take this up with the landlord to ask for a rebate-- we believe. We also already have a horrible relationship since we moved in with no hot water, or functioning dishwasher or washing machine. It has been incredibly frustrating dealing with any form of maintenance issue since we never receive any feedback from maintenance, and have to constantly complain to the leasing office. We ended up leaving a voicemail stating that we would seek shelter in a pet friendly hotel and take them to small claims court if needed, for a refund. Then miraculously, maintenance arrives and fixes the AC. What they did, we don't know, as we only saw them arrive and leave on camera. Would definitely look into getting a deployment to break this lease.

I truly wish I could give this place 0 stars. They kept extending my promised move-in date leaving me to have to book extra nights at a hotel because I came from out of town, then when it was time to finally move in they tried to move me in to a dirty unit which clearly had evidence of someone living there. Severely unprofessional, with a ridiculous amount of extra fees just for the unit to disappoint you. Awful all around. Contract workers especially stay away!
Employees are rude and don't know how to do their job, outdated appliance with roaches everywhere, dog poop in every piece off grass on property, and not to mention a person was stabbed in one of the parking lot, should I go on?

I havent rented from here but i can tell you that the pictures on this site is very VERY misleading. The apartment complex is really an old hotel... I cannot live there

My son did not rent an apartment here only because it came down to distance to his job. Kathy went above and beyond while showing him a unit and the amenities. Her attitude and professionalism was on spot! We just want to go back to see her. From our tour, place has potential. If anyone I know has to move to Fort Walton, I will recommend this place!

Short version: I applied for a unit online, was called by a management team member who told me that the apartment was guaranteed mine. Not half an hour later we are told by a rude assistant property manager that they were giving the apartment to somebody else. I would take an approved application and guaranteed apartment with guaranteed move-in date with a grain of salt no matter what they tell you. Today I called to confirm the availability of a specific apartment that was listed as available. James was very polite and professional and told me yes and to go ahead and fill out the online application to secure it. I filled it out within 15 minutes and an additional 20 or 30 minute goes by, and James calls me to congratulate me on my new apartment. My wife then calls shortly after that to ask a few questions, and she speaks with Jenelle the assistant property manager who informs her that we no longer have the apartment. Jenelle ended up hanging up on my wife. I called back and spoke with Jamie who put me in contact with Jenelle about the matter who quickly lost her patience with me asking about how I lost the rights to the apartment and could only tell me that someone else also applied and that they would be awarded the residence, even though it was already guaranteed to me. She then, with a very annoyed attitude said I would receive my application fee back. That’s nice and all, but I would rather have the place to live that I was guaranteed. She offered for us to apply for a different unit which would be available at a date that was too late for us. I wouldn’t trust anything that the management team tells you. Don’t believe an apartment is yours until your belongings are inside and the door is locked.
There are so many things wrong with this complex. They overcharge you for everything. Maintenance doesn't know how to fix anything. My oven broke and caught fire our first week in and none of the staff seemed to care. Half the landlords quit because even they knew it was bad. There's dog poop every where and they don't clean the stairs or elevator. Finally moved out and they charged me $4000 without an explanation. Don't waste your time.
We been living in these dirty apartments for about 10 months signed a 12 month lease so I guess we’re stuck another 2 months. Since we moved in our AC broke and management didn’t want to replace it. We practically had to tell them that if we didn’t get a new ac unit we were reporting them 3 weeks without ac in July. The kitchen is old and rundown. The elevator always smell like wet dog and there’s dog poop everywhere. The stairs are so dirty they never pressure wash them. The bathrooms are disgusting. Maintenance is a joke can’t fix anything. Save you’re money and live somewhere else.
The apartment itself was okay. It was very small one-bedroom, but had a patio and plenty of windows to make the place feel open and well-lit. The rent is high considering the size, but I guess Fort Walton Beach itself is an expensive place, so not much choice out there. Never had issues with security, neighbors or parking. The biggest issue I have with them is they try to charge you for every tiny little thing they can. During our stay, the tap in the kitchen sink broke one morning and water shot up all the way to the ceiling. Emergency maintenance was called, they repaired the tap and dried the water. There were some water mark left on the ceiling that they said they would take care, but they conveniently forgot and we didn't press either. A year later when we left, they charged us 200 bucks for the paint damage on the ceiling. We objected in writing that we should not be charged for something caused by equipment malfunction, they didn't even bother to reply. Now of course, you can go to court and argue, but who has time for that much trouble for a few hundred dollars? I guess they know that too. So a word of advice, don't believe in their words or promises on anything. Meticulously document and keep proofs of everything in writing, and try to resolve issues before you move out. Else, they would charge you for anything and everything.
Worst thing is the surrounding neighborhoods... or is it the concrete plant next door that adjoins my bedroom? They started up at 2:00 AM. It is an operation that is impossible to sleep through. There is no water pressure in my building so a nice shower is just a memory. My microwave is dated 1996. All my appliances are very old. Need something fixed properly? Prepare to call several times. Things they promised to fix months ago when I moved in I just gave up on. I won't even get started about the upstairs neighbors I have complained about several times. Office is difficult to work with once they have your fees. They're very corporate and inflexible. Made me take possession of my apartment while I was in the hospital or pay an extra $100 a month.
Sure when you go to the leasing office they paint a pretty picture. They don't however tell you that when your lease is signed that there are a number of fees ADDED to your rent every month. Trash fees, account set up fee ( for a supposed online account with their accounting firm you can't access), account access fee, and whatever else they seem to make up. Our rent since we moved here this past October has changed EVERY month. The appliances are extremely out dated and falling apart. One of the burners on our stove doesn't work and the wheels on the racks inside the dishwasher have fallen off since we've been here and only from day to day use. The only spacious thing about these apartments are the outside pool areas.
Sure its kind of cheap, but this has been by far the worst living experience I've had. The staff was not helpful at all in making the stay better, instead the were very shady and would act dumb to avoid providing details. Military members can find way better options at any of the hotels in the area as they will do the per diem. My 2 cents, hope it saves anyone else the trouble
Arium Emerald Isle apartments and staff are both amazing. Arium Emerald is located in a prime location within minutes of most department stores, grocery stores, restaurants and 5 miles or less between both military bases (Hurlburt Field and Eglin AFB). Arium offers amazing luxury apartments to fit almost any situational need. It has 3 swimming pools, a full gym/sauna, game room, business center and amazing club house just to name a few. The apartments are well outfitted with appliances and amenities to include fireplaces. These apartments are very spacious with laundry rooms and carpet in most of the apartments. The staff both leasing agents, management team and maintenance team are all amazing. They all are very timely with their responses to your needs and most times if not always are willing to work with you to resolve any issue you may encounter. I would highly recommend Arium to both single individuals and those with family as this is a very family friendly community. Last but not least they even accommodate PETS! and have their very own dog park! so animal lovers you will have a stress free environment here without worrying about the hassle of being badgered about pets. Once again Arium has fully turned this community around and keep doing an amazing drop upgrading and providing more and more services for us to live comfortable, happy and worry free!
The staff at the welcome center is not knowlegeable enough. One will say one thing and the other will say a different thing. I am so done with this place.
everything is out-dated.... waiting to see if new owners change that.
