The units themselves are clean, spacious, well-lit and completely comfortable. The grounds are routinely well kept. Maintenance team is responsive. The caliber of tenants is a mixed bag, but this is true everywhere and unavoidable.

Cobalt Ridge is close to downtown Charlottesville and some main roads. My neighbors are quiet and respectful. There’s no issues with parking spaces or trash pickup.

Great place for my family and I to live. My kids love it here. The pool and playground was a definite plus. Very clean and accommodating. Management is awesome and maintenance work professionally and quickly to request. They are the best thus far.

I'm happy with my choice to live here, it's a nice little community, the location is great, close to just about everything you need. The gals in the office are polite, professional and knowledgeable about the leasing stuff. They are very friendly, like talking to a friend.

This is not the ideal community to live in. Over the course of 4 years so many different residents have been in and out of the same apartments faster than ever. Management does not take concerns seriously.

You don't get what you pay for. My front door was busted when I moved in. The screws literally locked me into the apartment had to exit and enter thru patio...afterwards I Was told it wasn't bad enough to replace the door frame. 2 years later it's still busted. There's always trash outside of my front door. The "groundskeeping" crew rarely comes by to clean up the EXCESS of leaves every year. I did my time in this place and I'm never coming back. WOULD NOT RECOMMEND. Leasing staff is nice tho. ???????

Moving to Abbington Crossing was the best choose for their value and short term leasing options. Brittany in the leasing office was very helpful in making a smooth transaction since I was coming from out of state. Neighbors are very welcoming and always with a great attitude. Can’t wait to live here for the next 12 months.

Moldy, overpriced, mismanaged, crappy apartments. My unit in particular was so congested with animal dander and mold upon move-in that I experienced severe breathing issues at night during my entire stay at this hell hole. The management did nothing to correct the issue but simply chose to ignore my reports month after month. After growing impatient with the management I decided to alert the maintenance staff personally, however they did nothing other than shine a flashlight into the vent and show me how horrifically disgusting it actually was in there. Furthermore, the paint in our upstairs area is peeling off in many locations due to the presence of water in the walls, which would probably explain our persistent mold problem. Abbington Crossing ignored my maintenance requests for 4 weeks and ultimately did nothing to try to mitigate my situation, meanwhile, the Leasing Office/Gym/Entertainment Center has been closed due to mold remediation treatment for the past 2 months (made obvious by the "mold removal" vans parked out front). So while we continue to pay full price for our apartment, we are dealing with easily correctable health issues and do not have access to any of the amenities that were advertised to us upon move in. Thanks for ignoring your tenant's health and trying to hide a serious problem that is completely within your control, Abbington Crossing. Peering out beyond the filth that pollutes every corner of this neighborhood, vandalism and theft are common occurrences and every Friday by 8am we are awoken by the sound of weedeaters and leafblowers right outside of our bedroom window. The management slaps unremovable stickers on vehicles parked in "future resident parking" when the office is closed and the entire lot is full at night, since they don't allocate passes for residents there are many non-residents who choose to park their work vehicles in our lot and take up our spaces. A poor experience all around. And they are raising rent prices by another $200 for 2020! Make the smart choice and rent anywhere else in town.

I currently live in a one bedroom apartment at Abbington Crossing. When I first moved in everything was great and I was very excited to live in such a nice place! As months have gone by, there have been quite a few problems that haven't really been fixed. For starters the bedroom has an air vent in which no actual air goes through. There is also a TERRIBLE draft coming from all windows. For example if the wind is blowing especially hard one night, expect to where every sweatshirt you own and still be cold. My front door as has a terrible draft. It wasn't so bad during warmer months, but you sure notice it now. I have started to notice growing cracks around my kitchen area and there is also a giant hold above my washer and dryer leading to who knows where. I have also had issues with the tub not draining correctly and maintenance hasn't seemed to fix this issue yet. I am not saying they are not lovely places to live, but there certainly have not been renovations to any part my apartment. The management is also always pretty responsive and friendly when I need to come into the office at any point. Again it's a nice place to live... but there are other apartment complexes where you can FOR SURE get a cheaper price for the same things. I truly wish they would love rent prices.

Be aware of living here, especially if you have pets. They charge a huge non-refundable pet fee at move in that doesn't cover even minor damage. They then will charge you whatever they can at move out for damages like an entire carpet replacement. They say they rip the carpet up between moves and charge tenants for any stains so don't ever spill one single thing on the carpet. The office staff is terrible and not helpful in any regards. The apartments are indeed very nice but not worth the headache that comes with it or the extra money they try to scam you out of once you leave.

Toured this complex just yesterday and the staff was so friendly, helpful, and able to answer all of my questions. The pool, business center, and fitness room are all great and easy to get to. The apartments are very clean and updated.

I have very mixed feelings about the property and staff. Let me start with the good: the grounds are well kept, the pool is nice, the workout room is adequate, and the maintenance staff is one of the best we've ever had. When we've had questions the office staff has answers them. Until now, I thought they valued our tenantship. Now I'm not sure. First, I have stayed in many apartments in many states due to my job. Never have I had my rent go up while I am a current tenant in a property. Even when resigning I have always been given the same rent. Not here. The rent I signed under has gone up. The only explanation I get is, "market." Ok fine. The desk staff started great and said I could put in a negotiation. I did, even when the property manager immediately said her "manager" would dismiss it. From the time I got my response about the denied negotiation, the property manager and the staff changed their tune to my options are to leave early with no penalty or just leave when our lease is up. I never once mentioned leaving, but that has been the response I've gotten to this process. Little should I say, but this has made me feel unwelcomed and unwanted in this place where they say they want everyone.

Overall, this apartment complex lacks competent management. The overall condition of the apartments is appalling. Of the five windows in the apartment, four of them have been unable to lock at some point or another in the past two months, causing a serious safety issue. The staff is in no hurry to solve the security issue, as one window is still broken going on six weeks, this after being promised it would be fixed within two weeks (now four weeks overdo). I also recently had a bat living in my apartment. It took emergency maintenance over four hours to arrive to attempt to handle the situation. After not finding the bat, they said that they think it's probably gone and they will come back later to check again. After hearing the bat for a second consecutive night, management does nothing and tells me to continue living in my apartment, even though they agree that a possibly rabid animal is living in there with me. The property manger takes over six hours to respond and does not offer any sort of hotel accommodation. She tells me that they will send someone the next day and to stay in my apartment. The management then claims that the next day they spent two hours plugging holes and searching for the bat to no avail. I come home to find that they did not actually plug any holes and that the property manger lied to me once again. I hear the bat for the third consecutive night and call the exterminator. He tells me that the apartment complex told him to not come back as they did not want his help and that they (maintenance) would handle the situation the next day. I then called the emergency maintenance line and it took leaving eight messages over a course of two hours to finally get a response and someone out to my apartment. I find it extremely inappropriate and irresponsible to ignore a resident's messages and tell a resident to continue living with an animal that the Center for Disease Control considers to be rabid. After speaking with a Health Department official about the situation, they agreed that the management of this complex practiced negligence in this situation. This is on top of the fact that there was a stabbing in the apartment complex not even three weeks ago that they never notified residents about. The property manager and the staff at this apartment complex do not care about the wellness and safety of their residents. I would never want even my worst enemy to live here.

This complex provides great amenities with a fairly quiet location. No undergraduates are allowed to live in the UVA flooded city of Charlottesville. I moved in to a newly renovated apartment with no issues. A grace period is provided for payments which is nice to correlate with paychecks. Overall pretty happy
The amenities are amazing: Media Center, Business area, pool, 24 hour fitness center, dog parks, and so much more! Newly renovated apartments that are all equally great with updated kitchen, bath, and appliances. One can even opt for apartment feature upgrades! All staff have been courteous and prompt in replies for any questions that may have arisen. The entire leasing process was flawless and SIMPLE, WORRY, HASSLE free! Maintenance deserves a HUGE kudos! Requests are either placed online, through the phone, or leasing office. All maintenance requests I have ever placed were completed within just a few hours and sometimes under 30 minutes to come out to address the maintenance request! That is customer service! All my requests were minor- I can't fathom how fast the 24 hour emergency service requests are answered! OVERALL I am extremely satisfied with Abbington Crossings and would recommend to anyone without reservation! I relocated to Charlottesville from Pennsylvania from initial communications via phone to receiving the keys and calling Abbington Crossings home was amazing!

I love Abbington Crossing. From the amenities to the stress free neighborhood. It's a great place for all ages to live.
When I first moved to Charlottesville I took a shot at student housing and quickly discovered that was not for me. Forced to move quickly, Abbington Crossing and their manager Janie stayed passed office hours to assist us in signing our lease. My boyfriend, our two dogs, and I enjoy living here. Out of the entire neighborhood I have only seen one home of younger people who party only on Friday's and Saturday's and they truly keep the noise down and don't bother anyone! Aside from that one exception, the rest of the neighborhood is swarming with children and friendly neighbors and dogs. I haven't come across anyone rude to this point and I've lived here for a year. We are looking to renew our lease if the rate hasn't increased too much!

We've lived here for a year now. I don't have many bad things to say about Abbington Crossing. It is in a relatively quiet neighborhood of Charlottesville. Neighbors are also pretty quiet, and mostly keep to themselves. The leasing office is very helpful, and the maintenance team is pretty quick to respond to any requests. Our apartment (2 bedroom) is a decent size, with one negative remark being that there isn't much counter space in the kitchen. In addition, if you work/go to UVa, the rush hour drive up Rt. 29 can be pretty awful. It's not particularly long, just expect to be not moving for the majority of the trip. But overall, these are good apartments for the price.

Decent apartment, and maintenance response is quick. However, there were many issues with our apartment when we first arrived, and the maintenance workers have keys to the apartment, so they walk in whenever they want, and I didn't feel entirely comfortable with that. Also, the walls are pretty thin, and some of our neighbors had some very loud pets whose relentless barks would often wake us up in the middle of the night. All in all, it's an okay place to live.
