Property Ratings at Cobbham Oaks Apartments
I lived here in the fall of 2016 and it was a decent living experience for athens. I've heard a lot of horror stories from other apartment complexes and while this one was not without fault, it was okay. The location is pretty good- close to campus as well as milledge and health science bus lines. It's also far enough away from campus to not hear any people coming home from a night downtown. one thing you CAN hear though is the weed whackers they have every morning around 8AM. I have no idea why they send out landscapers pretty much every morning that early in the day but it was incredibly frustrating. My unit had roaches when we first moved in, but an exterminator was called and they were killed within a few days. The room was very spacious but the carpet had a lot of stains and some dried substance on the carpet. I was told that they'd have a carpet cleaner come by to clean the carpet, but nobody ever showed. That cost me $50 on getting my deposit back, which was a bummer
New management company tells you what you want to hear to make you sign a contract and then doesn't follow through on any of their promises. THey also took over this past summer and raised all rents $100. People are crazy paying their asking price. All of their units seem to have old carpet that they refuse to replace. That is why the are charging so much more money so that they can replace the carpet for "free" when in fact you are paying for the carpet repair in their $500 a bed rental that used to be $400. We could not get repairs done in our unit. They were shrugged off. Very noisy complex too. Noisy shower faucets and ever running toilets that were supposedly fixed. They are obviously new to apartment leasing and have no idea what they are doing. If you sign here, don't expect anything to ever get fixed. Look elsewhere.
The property switched management summer of 2016 and has been awful ever since. This is the new management's only residential property and it's clear they don't know what they're doing. Inconsistent communication, slow response to problems, and a sense of entitlement bad for even Athens landlords makes it feel as if you are completely on your own for managing this older complex. Maybe they need time to improve but it's not looking good. However, the property is in a decent location, a do-able walk downtown and close to UGA bus stops. If the management can get it together it's not a bad option.
