Property Ratings at Cobble Creek Apartments
Horrible. I've lived in a lot of rentals, but the negligence of the staff is insane. The hot tub has been broken and poorly maintained. The ducks spend more time in it than people do. The gate for our "Gated Community" has been broken since I moved in when they promised me it would be fixed in a week's time. Our water has been shut off at least once a month, usually with no notice. I've had to get a gym membership just so I could shower when they shut it off and I have to get ready for work. My car was hit while it was parked overnight in my paid parking spot on Thanksgiving by a man that was hired by the apartment to paint the exterior of the building. He was convicted of a DUI and a hit-and-run. My car was towed for being parked in a fire lane while we were unloading boxed during move-in, after management told me it would be fine there. That cost me $320. The very first night we moved in, management did not have a key ready so they gave us an access code. The code stopped working at midnight, and we were locked outside in the cold for hours. It was a Saturday night, so the office was closed till Monday and maintenance said they could not help us. I spent $250 on a locksmith because of their mistake. Our faucet broke, and when they fixed it they managed to break the dishwasher. My partner wanted to pay for an additional covered parking spot, and they said they would let him know - that was 7 months ago. And after all this, they are raising our rent. I explained all of the issues we've had, and they still said they have to raise our rent.

Due to the nature of your concerns, we think it would be best if we spoke with you directly. Please stop by our office at your earliest convenience so we can discuss these claims. We look forward to speaking with you soon.
Management never answers and it's hard to get ahold of anyone. The apartment has multiple problems and if the problem is something that will cost them some money, they won't repair the issue. Only good thing about this apartment is the price. And that's even questionable.

We are disappointed to hear that you feel this way about our team and community. Our top priority is making sure that our residents feel comfortable and heard so we apologize if that is not the case. Please send us an email or make an appointment to come speak with us directly and we would be happy to meet with you to hear your concerns. Thank you and we hope to turn your experience around.
Although there were parts of the community that I enjoyed during the year I lived their, my interactions with management were consistently disappointing making my overall experience at cobble creek pretty miserable. Pros of living in the community is the walking paths and pretty courtyard. But if you live here you better hope that you have no reason to need help from management for rent issues, move in/move out process or maintenance needs. As soon as I had to interact with management things were miserable. I moved out early and simply needed someone to pro rate the monthly rent to reflect the days i actually lived there and give me my final payment ledger so I could pay what I owed and never have to talk to them again. I was trying to pay THEM so I could put it behind me and not have them come at me with collections and it took upwards of 60 days, me calling almost every day to get them to do anything about it. I got the run around so many times, I was promised calls back that never happened, I was given so many excuses, with absolutely no progress. The amount of stress that the management team caused me because they weren’t willing to do their jobs was ridiculous.

Hi there. Our team is saddened to hear that your experience was not up to our 5-star standards. We recently underwent a change in staffing and are sorry to hear about your past interactions. If you would like to hear about our changes, we would be happy to speak with you. Take care!
Since taken over by Maxx Properties, the experience has declined significantly. There is rarely even a manager on staff. The latest manager talks down to residents rather than actually address any of the issues. Maintenance issues are frequent, large and rarely resolved to completion. Including plumbing and major building upkeep. Major flooding has occurred in many of the units as a result. Little to no communication from management about issues in the community and complex wide maintenance. You pay for many amenities but about the only one you can use regularly is the pool. Beware that it is listed as secure community but the gate hardly ever works and security patrols are random at best. Would not recommend.

Although we appreciate all feedback, yours is deeply concerning to us. We value our residents and care about them deeply and are disappointed you feel this way. Please reach out to us directly when you can so we can take care of these claims properly. Thank you and we hope to speak with you soon.
I thought this looked like the perfect apartment and I was very excited to apply. Unfortunately, after a brief form-type email they stopped responding. I emailed with a question and got no response. I resent my email and still nothing. If they ignore potential renters I can’t imagine how they treat you once you’re in a lease.

We apologize if you feel you were charged unfairly and we hope to speak with you directly. Our team can be reached in the office at (855) 327-8486. Thank you.
Living here has literally been a nightmare. Six months after I moved in they told me I owed them $200 for an error apparently they made. They told me it would be removed then a month later I got an eviction notice for not having paid it. They never ever return phone calls. I have had an incredible amount of items damaged due to awful maintenance. My “updated” apartment looks atrocious and things that I was told would be fixed before I moved in we’re never addressed. I had to make three work orders before my sink was fixed (witch was leaking), it was over a month before they fixed it. And I was told by the management that they’re sorry that happened but there is nothing they can do because it was in the past. Well I think the 199 that I honestly don’t believe I should owe should be in the past too. Honestly I can not wait to move out.

Dear Resident – Thank you for your post. We are sorry to hear of your frustrations and have looked into the matter on our end to make sure we can address this accordingly. We thank you for speaking with us about the money owed, and as we discussed it was not an error. The issue with your sink has been relayed to the maintenance team and will be fixed as soon as possible in coordination with all schedules involved. Please be sure to file future maintenance requests via the Resident Portal app – available 24/7 – or by calling 855-327-8486. Sincerely – Marisela, Community Manager.
The management is very terrible at responding to any issues that need to be handled. The office staff will act like they are trying their best but will not pass along any message or handle matters. They have created many problems and refuse to refund security deposits. They will also charge random fees to your account without any explanation. Usually it’ll just say “adjustment” or “concession miscellaneous”. I have tried to get in touch with someone higher up in management but never receive responses. Maintenance staff is very friendly and willing to help but that’s if management remembers to send them to your apartment. I find myself in the leasing office at least once a week trying to get updates and they never have one. It also takes forever to get someone to even acknowledge you. All they care about is getting new people to sign leases. The old management, NALS, was way better.
If you plan on moving into an apartment at Cobble Creek, bring a toolkit and learn how to do maintenance yourself. In addition to having an utterly incompetent and generally clueless leasing office staff who can't be bothered to pick up the phone or reply to an email, the maintenance staff here might as well be nonexistent. In the two months we've had the displeasure of living here, four maintenance request have been completely ignored or put off for so long that we've had to do it ourselves. Issues with the apartment include but are not limited to: non-functional dishwasher at move-in, peeling vinyl flooring, interior doors falling off their hinges, and bifold closet doors that fall down due to broken pivots and pivot brackets. Do yourself a favor and rent literally anywhere else.
All of the negative comments written about this place (on other review sites) are 100% accurate. We moved out three months ago and have still not received our security deposit. After trying to reach the leasing office several times, one of the staff tells me that the check was mailed out in June. I told him that we never received a check, and asked if they could check their financial records and issue a new check. He says that the office is not authorized to reissue checks and that I needed to contact their Corporate offices in New York City. I asked him for their telephone number and he says, "Check the website. I hate Corporate". This has been, by far, the worst experience that I have ever had with apartment management. Please do yourself a favor and completely avoid this apartment complex and any other properties owned by MAXX. They are simply the worst in every conceivable way. Beyond the fact that everything is outdated, the management and staff are unprofessional, incompetent, and rude. During the last week of our stay at Cobble Creek, while were waiting for a prorated rent statement, we received an eviction notice. Save yourself the headache. Find a better place to live.
I just got in the mail a collection notice. This upsets me because I been calling and calling them to figure this out so it wouldn’t happen. They said that the manager will contact me over and over. She never did but they didn’t hesitate to send it to collections. I never been irresponsible about money and always taken responsibility. For them to have dismissed me like this shows how much they care about their residence. And prior to this they always messed up my rent and I have been patient with them. Ever since they had new management this has happened.
I contacted them about 3 weeks before I had to move to Utah from California (Jul, 10, 2017). Picked an apartment that was available -14G; paid deposit, opened gas and electric accts, forwarded my address - all that was left to do was to arrive in Utah and sign the lease. First, I couldn't arrive on the agreed upon date - Saturday, Jul 29th because the drive from California was phenomenally long and I was towing my car. Since the leasing office wasn't open on Sunday, when I arrived, I visited them on Monday, July 31st. I was informed that because I couldn't sign the lease on the agreed upon date (Saturday, Jul 29, 2017) the terms have changed and the monthly lease is increased by $50.00. I need a place badly and agreed. I asked to see the place before signing. Prior to my arrival I knew some details about the unit - 1bd apt on the first floor. When I looked at the place I realized the apt wasn't actually on the first floor. Half of it was underground, and the two windows it had are level with the ground and are barricaded with a fence for privacy. This allowed little to no light in the unit. Since in my mind, 1st floor means I above ground, not a basement, I asked for another unit. Aside the lighting issues and being half underground - the unit smelled like mold which was very troubling. I picked another unit of the same style and layout in a different building within the property bounds. The price for this unit increased by another 50.00 because it was on the third floor. I agreed and we negotiated a 12 month lease at a price 100 dollars more expensive than what I started with. Since it was closing time on Monday evening we decided to do the signing the next day, on Tuesday, Aug 1st, at 5:30PM. Tuesday morning, while at work, I was contacted by the leasing office that they couldn't do a 12 month lease for this price, it has to be a 13 month lease. The woman I spoke with said that for a 12 month lease the price jumps by another 40 dollars. So long story short - I could either agree on a $140 price hike from the originally discussed contract for 12 months, or I could agree on 100 price hike for 13 months, which is a whole extra month tacked on to the initially discussed lease. Either way I decided not to do any business with those crooks! I asked for my deposit back ($300), and I was told that since I hadn't cancelled within 24hrs from Jul 10th, the date of the initial application, they couldn't refund my deposit. In short - STAY AWAY!!!

Hello and thank you for sharing your feedback. We were disappointed and surprised to read your review and would like to clear up a few of your comments. Our team made accommodations regarding multiple changes of move-in dates, as well as switching apartment homes and as a customer service gesture, we did not request an additional deposit. We were equally disappointed when you decided not to move-in but must adhere to our policies. If you would like to discuss this situation in more detail we encourage you to contact our Community Manager, Devan at 801-278-0453. Sincerely, Cobble Creek Management
At first I really loved living in Cobble Creek, however, then a smoker moved in below my apartment and their tobacco smoke began to infiltrate my place. I contacted the office several times to remedy the situation and they stated they "sealed my pipes" as well as the smokers however the smoke continued to come up. I have only a few months left on my lease and would like to vacate the apartment, however, they are unwilling to accommodate me and apparently the lease allows for the complex to do this to its tenants (allowing tobacco smoke to drift between apartments and not fixing it). It's incredibly frustrating and now my home reeks constantly and I am stuck in a place I no longer wish to live. So just be warned that even if you are a non smoker, your place may end up smelling like smoke anyways.
This is a wonderful place to live. I waited for at least a year to give a review because I wanted to make sure I was being fair. I have never lived in an apartment complex that gave me so much comfort and peace of mind. If you like nature this is the place. There were trees, ducks and geese everywhere, which I love. During a long time I looked for a place that was truly pet friendly and this really was. I was always turned away because I had both a dog and a cat. Here I felt that my pets were not a nuisance but they were welcome. The office staff and maintenance were amazing. Most of the time if you needed a repair it was same day. The neighborhood was pleasant and I never saw disturbances. The girls in the office worked very hard to please you, especially Emily. If you wanted something done, call her and she'll help you out as much as possible. Maintenance crew were extremely nice and educated and always willing to help. They were qualified for their job. It will be very difficult for any complex to beat Cobble Creeks landscape. If you follow the rules and pay your rent on time your life will be beautiful.
If you are looking for the best location and scenery ever, then you need to check out Cobble Creek Apartments in Salt Lake City! Beautiful view of the mountains, hundreds of trees, ponds, creeks, ducks, squirrels and a gathering for birds! The location is near Fashion Place Mall, plus there are so many grocery stores, banks, restaurants etc. within 5 minutes. The apartments are well kept up, spacious and the staff and maintenance is awesome! Come check it out.....
We have lived at Cobble Creek Apartments for one year now, and are definitely renewing our lease! Since moving in, the only issue we had was a closet door was broken from the carpet cleaners when we first moved in. We notified the office and it was fixed within hours! The amenities provided are great as well! The pool and hot tub are always clean and the gym has everything you need for a great workout. The staff is always very friendly and willing to help. I would recommend Cobble Creek to my family and friends!
I am so glad we decided to move to Cobble Creek! The apartments are big, even the one bedroom that my husband and I live in! Ample closet and pantry space, with kitchen cupboards to spare. It's also fairly sound proof. We don't often hear any of our neighbors, which is really nice. The interior is up to date with no funky colors on the walls, carpets, or flooring. The grounds are beautifully maintained, which is no small feat considering the many adorable ducks who live on the property. The ducks are probably one of my favorite things here. We often go on walks and feed the ducks (we feed them oatmeal, not bread, because bread makes ducks chubby, and can also choke them!) It's also so fun seeing the ducklings in the spring. All of the apartment staff is so friendly! The front office/leasing agents are always pleasant and more than willing to help you with whatever you need. Maintenance is also very fast with any requests we have, fixing things within a few hours, or the next day at the latest. Being an arachnophobe, I also really appreciate the free pest control. They come twice a month, and you can have them come every time if needed. They do a great job of keeping our apartment spider free. I also really like the proximity to the freeway, as well as ft. union shopping center. I definitely recommend living here, it's been a great living experience!
I have really enjoyed my stay at cobble creek. I love the ponds, ducks and geese as well as the amenities such as outdoor hot tub, sauna, exercise room, pool etc. Management keeps the buildings and grounds in great shape and are making constant improvements. I would recommend these apartments to anyone in the salt lake city area.
I have rented for the last 5 years and Cobble Creek Apartments is by far the best place I am pleased to say I live at. The staff is amazing, the community is breathe taking, with a beautiful pond and creeks surrounded by beautiful trees and plants. We also have ducks who live on the property as well and it is just too cute! Being able to hear the water when I open a window or door is so soothing for me and my little family. Moving from Hawaii and being homesick, my apartments completely fulfilled that home sick feel. Our apartment itself is absolutely beautiful. We are close to grocery stores, retail stores and schools. Great place to live! Thank you Cobble Creek!
I really like my apartment and the location. Beautiful landscaping which sold me immediatelyPerfect size apartment for a single person. Like the patio also. Very happy. Love the walkway around the complex and the ducks. enjoy relaxing outside. Very serene.
We have been living in these apartments now for 5 years. It so peaceful and quiet here. Love walking thru the complex beautiful trees and flowers and the birds beautiful birds. Great neighbors some have been living here as long as the apartments have been open. Great place to retire.
Cobble Creek has been my home for 7 years now. They have new stainless steel appliances and new washers and dryers in the 2 bedrooms. The maintenance is very quick. They are here the next day for even small things. Very nice place to live.
Love your surroundings and have the beautiful mountains to look at, creeks and fountains thru out complex. There is a swimming pool and hot tub to relax. Spacious apartments. This complex is very well maintained, the staff is awesome! Shopping, banks and gas stations within 5 minutes What more could you ask for?
It's a nice place. Could have better office help and maintenence crew. The area is perfect for me,2 2 miles away from work.
The best place to live. Beautiful and luxurious. The Staff is amazing, they are always very friendly and cooperative. Worry free. Love this place!
