Property Ratings at Cobble Oaks
Window repair I had a couple of windows which had broken mechanisms for holding the windows up. The maintenance staff took a bit longer to respond than I had hoped, but once he started working on the problem he fixed the problem quickly.

Repairs They are wonderful and fast at answering and fixing repairs!
Great maintenance The maintenance crew fixed my ice maker quickly and efficiently
I have lived here for almost a year and it has been an overall great experience. The neighbors keep to themselves (mainly families and single renters) and I haven't had any issues with noise complaints. The amount of parking is good, late weekend nights could be a problem though since people have guests on the weekends. You can hear your upstairs neighbors while they vaccum or at night through the vents but I think that is common at most places. There are great walking/biking trails around the complex which I use almost daily. THe surrounding neighborhood is gated and most of the residents are families or retired people so I feel safe walking by myself. The maintence staff is awesome and friendly! You are able to submit request throught the tenent portal and it only takes them a day or two come fix your apt issue. The front office is good at communicating, too. They take a day or two to respond to over email but they also welcome tenants to stop by the office to address any problems in person. They installed new mailroom boxes this summer and that has been helpful because there are package spots now for the mailmen to drop in a secure location rather than your front step! There are a few negatives but nothing that is a super red flag. The biggest problem for my roommate and I have been bugs mainly summer has been an issue. Winter/Fall months only attact a few spiders. We get like a bug or two everyday and I think they come under the door or through the vents and windows. We bought supplies to combat this like roach motels and spray and that really lessened their presence in our apt. The complex also has someone come spray weekly. You can also reach out to management and they will tell the bug sprayer to spray inside you apt which helped our problem too! Secondly, there is a small homeless presence outside of the complex because it is so close to the lightrail and river. I keep my distance and they do the same. They mainly stick to the dirt area on the side of hazel ave. or by lazyboy. I haven't seen any wandering throughout the complex in the time I have been there so hopefully it stays like that! Oh and you automatically have to pay for the carport and trash pick up which is kinda a bummer. But, I would recommend a friend to live here for sure!
We have been here since April 2021, the staff have always answered my questions right away. The location is perfect for my small growing family. I love how the apartments aren’t huge which makes it’s a nice quite environment. Couldn’t ask for more
We have lived here for 2.5 years and have had a very positive experience. Office staff are great, maintenance team is awesome as well. Very clean and quiet, good location and easy access to US 50 and Hazel Ave. Definitely recommend checking it out if you are looking...
Management and maintenance are always quickly responsive and very friendly. The complex is always kept clean. It’s a very quiet, family friendly community. I was very happy here and only left because I had to move closer to family. Highly recommend this place to live.
I lived in this apartment for more than 2 years, while it is a great location and community is good I had worst experience among all leasing office I dealt with in last 3 yrs. 1) Apartment condition is not good, raises maintenance request almost every week 2) 3 week timeline to fix any request...are you kidding 3) Faced incident of theft, no action taken by leasing office after reporting 4) very high rent compared to other apartments and facilities near by 5) Beware of their move out policies. Even if they do not told anything in move out inspection they charged me $600 for carpet replacement. On asking the evidence they give lame evidence of microscopic stains, spots and wear and tear. Have u heard anywhere tenant has been charged for carpet replacement because of wear and tear? This is not an isolated incident, my friends also faced same of unreasonable move out charges 6) They never called to resolve my dispute or send moveout bill but instead put collection agency behind me. They also stopped responding over emails.
'Ive lived in the complex for about 4 years...It is located VERY close to the American river and the bike trail that runs along it. Also very close to Lake Natoma (boating, swimming, kayaking, fishing, etc) and the Nimbus Fish Hatchery. It is secluded with lots of trees..often see wild Turkeys and other wildlife. It is also cvlose to Hwy 50..easy access. Great restaurants nearby (Samurai Sushi, Rudys Hideaway seafood, Cattlemans , etc. Shopping/Grocery within about 2 miles. Has a great large pool and Jacuzzi area....as well as a large workout area with free weights and numerous machines. Even has an indoor Racquetball court! Friendly , helpful staff! Great place to live!!
