When you picture small-town America, the image probably looks a lot like Ripon. Historic buildings are everywhere, particularly in the downtown area along Watson Street. With a population well under ten thousand people, the sense of community here is strong and the environment is pleasant and friendly wherever you go. The crime rate is quite low, and the local youths have access to several excellent schools.
The city contains several public parks and is surrounded by numerous large lakes and nature preserves, giving outdoorsy folks lots of options for hiking, boating, fishing, and hunting. For more urban excursions, it’s only about thirty minutes to Oshkosh and under an hour to Appleton.

Dave is an amazing manager, always attentive and fixes any issues right away. The attached garage is a game changer and I'm amazed the price is so low with that amenity.
My experience with moving in was awesome. I can not say enough about the prompt attention I received from the manager with all of my questions (non stop) and her patience with answering any concerns I had about renting. I have not rented for 25 years and was quite out of sorts making a decision. I love the grounds that are kept neat and clean. The bushes are trimmed and the residents keep their places looking very nice. We are close to the water and have trees nearby so there are bugs outside but the manager keeps them swept off the buildings weekly. I love the woods next to my apartment and there are rabbits and a doe with 2 fawns that I see most every day along the tree line. I appreciate not having to do yard work, weeding or sweeping outside. Having a private entrance and a direct door from the garage into my apartment was one of the key sellers for this apartment along with 2 bathrooms, a nice big master closet and laundry room. The apartments are spacious and bright with a nice balcony. The garage has plenty of room for my car and cycle as well as storage space. I had a couple of maintenance requests when I first moved in and they were addressed quickly. I am happy and very comfortable living here.

I have lived here less than one year and already looking for another place to live. There are always apartments available because tenants don't realize until after they have moved in how cheaply built these apartments are. There is a problem with insects and the management refuses to hire an exterminator. The apartments are very noisy because they were too cheap to insulate the walls and ceilings. Cars speeding is another problem that has not been properly enforced. The manager is rude and unfriendly, and repairs, some serious, are not done in a timely manner. The appliances are cheap and if any service is needed it can takes weeks. You have no right to complain to the manager because if you do she will get short with you, especially if she doesn't like you. I have found living here can be a miserable experience and I have been very displeased.

While I have only been here a short time, Teri , the new manager has been wonderful. She assisted me through the entire process which really was appreciated. The apartments are spacious, clean and the very few minor things that needed to be attended to upon my move in, were quickly taken care of. The complex is quiet and location is perfect.
I’ll admit that the units are spacious and it was great to have an attached garage. However, these apartments are NOT worth what they want for rent. They were cheaply built and the only reason we decided to try them out is because they were the only ones at the time to accept my dog. Big nasty brown spiders would always hang around the entry way and box elder bugs covered the front door every day during the summer. There was a noticeable gap between the kitchen counter and the wall, the rings around the sprinklers kept falling out, and for some reason, they decided it was a good idea to put full sized mirror doors in the second bedroom, which would be the kids room if you have them. The master bedroom has their own bathroom and closet with the washer and dryer, so it wouldn’t make sense to put kids in that one. The rent was already too high and they want to keep raising it? No. Not to mention I was told to take down my note asking Jehovah Witnesses not to knock on my door (since they like to target people in these apartments) but other people were allowed to hang whatever they wanted on there door! I WOULD NOT recommend this place AT ALL. Maybe if they were cheaper, since cheap was the only thing the builders had in mind.
You aren't allowed to put anything on the grass, or even park in front of your garage...even in the middle of summer! Not at all a disability friendly place. It's like living in a barracks! No children out playing, no neighbors saying "Good Morning" Bugs are infesting whole buildings and when asked to exterminate them they refused. No "rent special" is worth putting up with bugs falling from the lights and crawling into your cabinets. Disgusting. And they refuse to clean up the dead bugs as well. Rent anywhere but here. Property manager is a horrible person who will gladly destroy any personal items you may leave out. Run away people!!!!
Beautiful apartments! Super staff! Quiet but nice neighbors. Pet friendly! Beautifully maintained. Great place to live!
