Extending north from the Navy Yard between Capitol Street and Pennsylvania Avenue, Capitol Riverfront is one of DC's fastest-growing neighborhoods. When my wife and I first moved into Coda on Half, we were thrilled. The new surroundings and modern amenities, like keyless entry via smartphone, felt futuristic. Despite the property's modest size and the absence of a pool—a sacrifice for affordability—we were excited by the community events and friendly staff. Our enthusiasm faded with the departure of a beloved employee, whose friendliness endeared her to us and our dog. Her sudden dismissal, contrasted with the continued employment of a consistently tardy, unprofessional, and often drunk counterpart, hinted at management issues. Limiting building access for security reasons added to our frustration. A once convenient entrance became an inconvenience, worsened by the property's dual function as a hotel. Transient guests monopolized public spaces and disrupted the residential ambiance. Maintenance issues further eroded our confidence. Despite numerous attempts to fix recurring thermostat malfunctions, only one employee managed to resolve the issue, only to be dismissed without justification. Communication breakdowns and dubious billing practices added to our disillusionment. A botched explanation regarding electricity charges left residents with unanswered questions. Even attempts to address employee misconduct fell on deaf ears, evidenced by the prolonged tenure of the unprofessional front desk attendant. As rent renewal approached, the final straw emerged: an exorbitant increase coupled with diminishing amenities and deteriorating service quality. While others negotiated favorable terms, our attempts for fair treatment were ignored, prompting us to seek housing elsewhere. Our decision to leave Coda on Half was a testament to its decline from a promising prospect to a cautionary tale of mismanagement and neglect. Temporary relief from staff changes failed to mask the underlying issues. From inflated rents to pay-per-use amenities, the once-appealing residence devolved into a shell of its former self.
The building staff is friendly and accommodating. The gym and roof are beautiful. The kitchen is big and functional. We had no complaints after a year of living here - highly recommend!
We have been living here for a little over 2 months, and we love it here. The apartments are amazing, with lots of natural light. The location is great- transit, groceries, restaurants, farmer's market, and the river...everything you need is walking distance. The staff here are very friendly, helpful and always available to respond to any questions/ needs. We also love using the co-working space and the rooftop. All in all, we are so happy to have made Coda on Half our first home in DC. Our move-in and our stay couldn't have been smoother.
This property is simply gorgeous! I spotted this property when walking through the Navy Yard on the way to lunch months ago and I fell in love. The apartments are spacious, the amenities are top notch!! The staff is excellent! They are so friendly and are always willing to go above & beyond for all residents. I feel like I get royal treatment every time I walk through the lobby I’m always greeted. Every time I invite my guests, they are in awe of my space. I think we will plan our next girls night here! Highly recommend this place to anyone who is looking to live in Navy Yard! You will not be sorry!
This place is mainly a hotel. You will have strange people floating in and out week to week, day to day. Often to throw loud parties at 11pm on a Thursday night. Staff is quite unorganized and slow to respond to issue. Amenities are fine, but not comparable to other complexes in the neighborhood. Moving out at the beginning of fall and I’m counting the days.
