Property Ratings at Coedhause Apartments
If I could give it 0 stars, I would. Not because of the apartment itself, but because of the management company, Atlas Real Estate. I loved my apartment; despite it being older, it was spacious and cute and the balcony was the selling point for me as my dogs would spend the whole day on it. But then the water heater in the apartment above mine busted and my apartment, and the one below mine, flooded. They came out right away and seemed really concerned and helpful. They said all the right things and I thought it would be a smooth transition. I was also told repairs would be complete in three days, to order food for the night, and they'd reimburse for that as well as rent credit since my apartment was ruined. I was asked if I would prefer another apartment or a hotel room, but with two large dogs, I would not have been able to leave them in the hotel while I'm at work since there isn't any space for crates, nor would I have been able to afford to buy meals every night instead of making food. At the end of everything, I also realized I would have lived in the hotel for months and would not have been reimbursed. They also stole $600 worth of tires and a stool from my apartment. The property manager gave me a bunch of excuses and lies throughout. 6 months later, nothing was resolved, everything was my fault, I wasn't reimbursed for anything, and they took 0 responsibility. Like I said, I would give 0 stars if I could, but this one star will go toward the actual apartment. But it being as great as it is doesn't make up for having to do business with this company.
I had a very poor experience living two years at Coedhause Apartments. It seems like management started to care less about the property. A cement piece was broken and hanging loose on the north stairs for over an entire semester causing a safety concern. They finally got around to fixing the issue right before the new group of residence were about to move in. Further, they will overcharge you immensely for cleaning so do not expect much of your security deposit if any. They will charge you for ordinary damage and wear and tear. Further, management is hard to reach as they slowly took away their office hours to pretty much not having them at all. Parking is VERY tight as well. If you get back after 10 you can expect to park on the street that has had many accidents on it. I have know 3 people who have had their car parked on 11th because of the lack of parking in the lot. If you can afford it, I would recommend looking at another place.
