Property Ratings at CoHo Apartments
CoHo is an overall good place to live. The location is great - situated between Buckhead and Midtown - and having the Northside Beltline so close has been the highlight of my experience here - I walk with my dog every day on the trail. I absolutely LOVE having a little backyard and have a garden and patio table too! The staff is always kind and welcoming, and the Maynard and Ivan in the maintenance team are awesome! However, be prepared to pay exorbitant water/sewer bills! I pay two to three times here than in other Atlanta/Fulton County properties I have lived (and with less occupants and one less bathroom). Water bill for a 2/1 apartment is $100-$150 a month!! Management has no explanation or solution. Also, walls are very thin - typical of apartment living so not a huge problem for me, but if hearing your neighbors up at 3 am on a weeknight is a no-go, don't rely on the complex to really address the behavior.

I really want to love this place. Let me clarify. I love the actual home, love my neighbors, love the area. but the management is ridiculous. The parking is supposed to be by permit only, but at any given time there are numerous cars parked there without permits. We were told we would be booted if we didn't have a permit and guest should park along the road. We have been told to "find" parking, or park on the street. If I am a paying resident with a parking permit, I should not have to "find" parking. Especially when there are non-community members parked in the space directly behind my building. Not to mention you may get a ticket for parking on the street. The parking is a huge issue but the fact that I have taken this to management numerous times only to be told there is nothing they can do, or "I don't know what to tell you." We have lived here 3 months and they have gone through management and staff a couple of times already. Our smart home device also never works, yet nothing has been done about it. We pay for pest control and trash pickup. Neither of which do we receive. Our sewer bill is 4 times our water bill... Again, I would feel differently if management made an attempt to resolve these issues, but that haven't. This could be a great place, if they took care of their residents and management knew a little bit about customer service.
It's a nice looking neighborhood and people here are very nice
We lived here for almost 3 years, so we saw several property management companies over our time living at COHO. While each of the companies had its issues, our experience with Venterra certainly made us happy to leave when we did. Not only did they significantly increase rent, they also started charging for many of the items that were previously free, or increasing existing charges. Then when we moved out they sent us a bill for several hundreds of dollars for unsubstantiated damage/cleaning charges. They have been solely concerned with grabbing as much money as possible from tenants since they took over. This is sad, because we had previously enjoyed living at COHO. Despite the old/small layouts of the apartments, the location and the overall experience of living at that location was great. I would sadly recommend looking elsewhere until Venterra is no longer involved.
It's now past July 4th and the pool is still not open yet. They have offered nothing in compensation to the residences for paying for an amenity that we don't get to use. Yes the pool renovation needed to be done but they waited until the week before Memorial Day to start the work while the pool sat there looking like an eye sore all winter. Every delay is now just a result of poor planning and procrastination.
If you only care about living in the middle of the city there are plenty of better options than COHO. In the 2 1/2 years living here we have had multiple maintenance issues that surpass a normal issue. When we first moved in we went without a dryer for over a month and when we moved to a new apartment there was clearly a gas leak that was never addressed properly. There is also problems with parking and if you are forced to park in questionable areas plan to have your car booted at your expense. The pool has been open on time 0/3 summers and currently is out of commission for the 6th week in a row and will be closed 4th of July. No considerations are being made to any resident for the missed pool time and any attempt for compensation has been met with resistance. When looking in Atlanta this location is great. I would advise the Jane or the Monroe as they have a working pool, plenty of parking and competitive pricing for the area. They also have better views of the golf course and easy access to the belt line as COHO.
I've lived here for approximately 6 months already and our family (me, my husband and dog) absolutely LOVE living here at CoHo. We are so glad we decided to move here because we love everything about CoHo: The location, the pet-friendly policies, the caring staff, the beautiful apartments, the amenities, and great neighbors. The location here in the city of Atlanta is perfect. At CoHo, we are close to all the major highways and there are several highly rated restaurants and businesses all within a 5 minute walking or driving distance. On more than one occasion I've walked to Houston's, Gusto!, CVS, Red Bandana, Pho King and so many other places either to eat or run errands without a vehicle. So even if your car is in the shop, you can still get everything done! The apartment complex is also EXTREMELY pet friendly! Our dog loves living here and always tries to make her way into the leasing office to say "hi" to the staff. The Beltline is a stone-throw away for a nice long walk with your dog and there is a small, but convenient on-site dog park. I've never had a maintenance issue in our apartment since we moved in, but the maintenance supervisor has already been so incredibly helpful to me in the past. He always asks how things are in my apartment and if I needed anything and he's very warm to me and my dog. The same goes for the current apartment manager, Jorge. He is very thorough and has followed up with me on several occasions with respect to my questions about guest parking, pool policy, and lease renewal. You can always drop in to see him, but if not--you can send him an email and he will usually reply the same day. The property itself always has great curb appeal. The landscapers do a fantastic job of keeping everything looking really nice- no matter the time of the year. There is an onsite gym, pool, and clubhouse that are all meticulously maintained. However, the real reason I rented at CoHo was because of the KITCHENS! I really love my kitchen. While the backsplash is gorgeous and the white cabinets & granite countertops are STUNNING, the selling point for me was the GAS STOVE. If you love to cook as much as I do, this is a rare find, especially in Atlanta. Lastly, I love the neighborhood we live in. My neighbors are all really great and always say hi to me in a very southern-hospitality kind of way. I'm excited for any upcoming resident socials so I can meet more of my neighbors and offer to dog-sit!
The community is absolutely amazing, they’ve added parking spaces and it looks so nice. The apartments are gorgeous on the inside. The manager is super nice, he’s such a great addition to the community!! I would recommend these apartments to everyone!!
I wish I had nice things to say about this complex. The renovations look great a glance but everything was cheaply done and things are already falling apart. The management may be nice, but they do not communicate about anything. It is a miracle if the phone line is working. It is like pulling teeth to get an answer on anything. The parking sucks. If you come home after 6, you can expect to park really far away. If you put in a maintenance request, you have to literally keep bugging them until they do it. I could go on and on but I think you get the point. Do yourself a favor and live somewhere else.
I lucked out to find this fantastic neighborhood! I can't believe I live in the city and it's so quiet! There are plenty of sidewalks in order to walk our dog with all of the other dog owners and joggers. It's quiet during the night and nobody drives through unless they live/are visiting COHO. The workers are quickly working to finish and are ahead of schedule! I would highly recommend this place, stop by and see Perry and he'll take care of you!
