Established in the mid-1800s as a mining town during the Gold Rush, Denver embraces its Western heritage along with a forward-thinking mindset. Larimer Square is a testament to Denver’s balance of old and new, boasting rows of creative restaurants, independent shops, and vibrant nightlife spots in Victorian-era buildings downtown.
Located in the foothills of the Rocky Mountains, Denver is renowned for its great outdoor adventures. Residents enjoy more than 5,000 acres of parks, trails, golf courses, and playgrounds as well as convenience to Red Rocks Park and Cherry Creek State Park. Denver is proximate to world-class skiing and snowboarding opportunities just outside the city too. City center skyrises provide incredible views of the mountains to the west, while spacious suburbs with single-family rentals make for the perfect place to set down roots.

Property Ratings at CoLab
CoLab Apartments has exceeded my expectations! The modern design and amenities make it a fantastic place to live, but what really stands out is the customer service. The staff is attentive, friendly, and genuinely cares about the residents. They helped me with everything from the application process to settling in, making the transition smooth and enjoyable. I feel truly valued as a resident here. If you’re looking for a community that combines comfort with exceptional support, I highly recommend CoLab Apartments!

Hi - you're our first priority! We're happy our team members went Beyond Expectations for you here at CoLab Apartments. Thank you so much - hope you have a fantastic day!
Wont let me get a key fob for my girlfriend so I'm leaving a one star review in spite (they still deserve the one star). Honestly the living isn't terrible I found in to be much better than the assembly but the management is terrible and the prices are pretty meh for what you get. We have had maintenance requests in for months and nothing they actually closed one of mine marked it as complete and never did anything which is a joke but kind of how it goes so it's not to surprising. I honestly feel that the colab isn't to bad and some of the amenities are not to bad like the gym and the pool. I really hate the valet trash service I think it's stupid: stinks up the halls and trash is everywhere there are literally dumpsters out back and I don't see why they force us to pay for it when we could go throw it away ourselves. The halls are just disgusting throw up everywhere and just dirty but it's a college housing so what can you do. I don't mind the colab it's ok for what you get but I just don't understand why I can get a key fob for my partner when she practically lives here I understand there are rules but still it's ridiculous not to mention it's $75 for a new one. Last thing if you're unlucky and don't get a room with a window it feels like a prison cell like ya it's not terrible and the bathroom is really nice but no window is painful and the walls are practically paper thin so you here everything from party's next door to just loud roommate's but these things are not to big of a deal for me and I can deal with it. Don't understand some of the policies and why some of the management are even management when they don't know anything and always have to call or ask someone else my question like why are u even there but I digress I would not recommend living here but it could be worse. (Give me another key fob)

Unfortunately, we are unable to give fob access to anyone who does not have a signed lease agreement at CoLab. We do not allow guests to have access to the building, as every guest should be with a resident at all times. A manager will be reaching out to you to discuss this in more detail and any other issues you would like to discuss. Thank you for your feedback.
DO NOT LIVE HERE. I would give zero stars if I could. Do not let your kids live here, if you want to be a good parent. If you think they are fixing the problems of all the bad reviews, they are not. Colab apartments are the worst possible choice when moving to Denver. I tell everyone who visits me its a really nice apartment if you squint your eyes and plug your nose. Since my time living here I have experienced - lost packages due to the ill-considered mail system because if the office is closed, mailmen cannot get packages into the mailroom and will leave them at the front door. - maintenance taking 2 months to fix my freezer while it was unusable - took almost half a year to fix my roommates toilet causing us to share, when we pay extra for separate bathrooms - peephole on my door has been missing for over a year - dismissed me for my own parking space, in place of people who got on the waiting list after me - failed to clean vomit off the floor for over a week on several occurrences - failed to replace exit signs and leave loose wires hanging from the ceiling - failed to fix the hinges of the front door of the building, but "fixed" it by placing a sign to close the door, which this is unsafe due to the location we are at, and that any one can enter the building if the door is not properly shut. And above all else, my roommate's car was stolen from the street down from the apartment since there was street paving, which the residents were never notified about, and was unable to get back into the garage. Her rental car was then towed. She was told verbatim, that she is responsible for the rental car towing fee since there was no permit sticker, even though the office was closed when she got back home with the rental car. She would then have to leave the rental car on the street which her car got stolen from originally until she received a new sticker. If you plan on touring this apartment, ask to be taken to the 2,3, or 4th floor because they only clean the first and fifth level. The new community manager Emily states that this place has gotten better since she took over in August, but I disagree completely as it is now an unclean and hazard living space. They are rude and dismissive when faults are brought up to them. Therefore, nothing is going to get better since they since no error on their part.

Hello, I apologize for your experience. We would like to speak with you so we can work address your situation specifically. We are constantly working to make CoLab better and appreciate all reviews so we can take action on the concerns residents have. Please feel free to stop by the office or contact us at colab@greystar.com so we can discuss this further.
I hate going out my way to write a review, but CoLab is a uniquely terrible place to live. They mainly rent to young adults right out of high school, so expect loud parties all weekend, throw up in hallways, Dog Crap on every floor, empty beer cans everywhere, and VANDALISM. Vandalism might be the worse thing about CoLab, it was super common for people to steal and destroy property, for example the nearly all Exits signs in the building were stolen and even your room number signs were stolen too. Oh yeah and you DO NOT even have access to dump your own trash, they have you leave it in the hallway all day until they collect it. So the entire building SMELLS TERRIBLE. And once you sign that lease THEY DO NOT CARE ABOUT YOU. Don’t do it, don’t move into CoLab or any Greystar properties. I hope this helps people

Hi, we're disappointed to hear of the negative experience you had at our location. Thank you for leaving feedback. Please reach out to us at (720) 904-7907 so we may identify ways to improve your experience.
You will be charged for damage regardless of who caused it. If you don't pay, it goes to collections. Just a really poorly run complex with zero accountability and response from principals. My son, a full-time student and full-time employed worker, lived there from 2019 to 2021 while finishing school. His roommates were unknown to him on move-in and assigned by COLAB. Two of his roommates who were not students and unemployed decided to get a puppy shortly after they moved in. They didn't notify my son they were getting a dog. The dog wrecked some furniture and the two dog owners and dog soon left the apartment never to return. My son notified COLAB management of the issue of damaged furniture and the vacated roommates and dog. Management advised that they couldn't replace any furniture until move out date, but to "rest assured that the owners of the dog would be charged for any damage". This is all documented in emails with management. My son graduates and moves out in August of 2021. Shortly after move out, he gets a bill for damaged furniture! Yep, can't make this up. Even after presenting past emails with management concerning this issue and their assurance that only the owners of the animal would face charges. My son, rightly so disputes the charges and then COLAB being COLAB ignores all inquires and sends it to collections. Be prepared to swim upstream with an incompetent group of facility management and tone deaf collections company if you have any disputes. You are taking your chances here and I don't recommend COLAB apartments. IF you do, document everything with photos, email etc. and be prepared to be ignored.

We are disappointed to hear that you did not have a more positive experience with us at CoLab Apartments. We appreciate all reviews, and appreciate you giving us the chance to improve by providing us with this feedback.
The lease transfer process is painfully punishing. I was lucky enough to find a subtenant but the staff made it almost impossible. I planned to schedule model apartment tours to my potential subtenants, but the staff don't schedule more than 20 mins per day in two weeks even if they are just sitting at the front desk doing nothing. Not to mention, there is no lease breakage policy whatsoever (even during unforeseen circumstances including COVID pandemic). The subtenant is liable to pay all the fees such as application fee/ misc. fee even though the primary lease holder has already paid all those fees. On top of that, the lease transfer fee is ridiculously high $500!!! There are much better places around if you do your research well. Avoid altogether, if possible.
Smells horrible always. Trash is overflowing, and its not secure!!! My car was broken into TWICE in the “secure” parking. If you see this place RUN THE OTHER WAY

Thank you for providing this information so we can improve upon our services. We hope to hear from you soon. CoLab Apartments
Don’t sign the lease! As soon as you sign they do not answer your requests. If you have any issues, they won’t be addressed. The building itself smells like a dumpster. Management is HORRIBLE. The location is also dangerous. Stray away if you want to save yourself stress.

Thank you, CoLab Apartments
I signed a one year lease with Colab for a 4 bed 4 bath apartment. While I appreciate the proximity to Auraria campus as a student, the disgusting condition of the building and other concerns I’ve witnessed do not make it worth it. The hallways constantly smell like trash because the trash rooms are not emptied in a timely manner. On multiple occasions my roommates and I have had to walk past vomit and dog poop in the hallways that doesn’t get cleaned up for days. The security staff has been a revolving door since moving in, and often times I have pulled up to the building and the garage or entrances are unlocked/open making it feel unsafe. Work orders for important maintenance in my apartment took weeks to be completed (broken AC and ceiling repairs). Overall, it’s for college kids who don’t care about the condition of the building and neither does the staff in my experience. I regret spending so much money to live here.
Property Manager at CoLab, Responded To This Review
Hello, it's upsetting to hear that you did not receive the top-notch service we strive to provide. Management has made many improvements to ensure the community is clean and comfortable for our residents. The hallway carpets were professionally cleaned, and we are working to ensure our residents are properly disposing of their trash to help keep our community clean. Our on-site professional security team is available after-hours to assist residents, and our parking garage was re-coded to ensure secure entry into both levels. If you are willing to give us another chance, please reach out to us at (720) 904-7207 to speak to our manager directly.
Not only is the place absolutely trashed they refuse to clean it and fix things.the fire escape door has been broken for 5 months and elevators are constantly broken with people getting stuck inside of them. Maintenance requests can take up to 3 months. The pool is always randomly turning green. For the amount that you pay none of this should be a problem and it sadly is. RUN FROM THIS PLACE
Property Manager at CoLab, Responded To This Review
We are disappointed to learn of your experience here at CoLab, but will take this opportunity to improve. The pool was immediately serviced by our maintenance staff after some debris was put into the filter. We'd like the opportunity to turn your experience around. Please reach out to us at (720) 904-7207 at your earliest convenience to discuss how we can turn this experience into a positive one.
I do not recommend living here the staff is trash they can rarely answer your question and concerns or they send emails you may have concerns about when the office is closed almost always. And if you have a concern you have to wait until the next day which sometimes is too late because they are already in the act of the task they sent in the emails. Also even though they tell you that you have a grace period of 6 days to pay rent before they give you a late fee or notice I have still received an eviction notice on my door within a 3 day period out of the 6 days even though I have never been late on a payment before. There is always something broken in our building whether it be common use or in your own apartment. Also before the apartments were fully built and made Colab made a lot of promises a lot of things we did not get in the apartment building yet we did not receive any refunds for the thing we paid for. For example, the parking spaces we had originally paid for before moving in we did not get to use or get assigned parking spaces for almost 4 months but we had to keep paying for the use of it and even though most complained including myself and did not get any refund money. The trash room stays with trash stuffed in it even though there is a trash shoot. There is always trash in the stairways in the halls and the trash room is always filled with trash. I do not recommend living here also people throw things off their balconies and it lands on yours neighbors are loud and leave their full stinky trash in the hallways as well. All in all i give this place a 1 star but appearances are great the rooms are small more like studio apartments for each room. I live in a 4 bed 4 bath apartment and storage is definitely limited and just enough space for all of us two of us cook two do not and use microwave foods its the only way it worked this far.

This place says they are student housing but none of my roommates have been students and I’ve gone through 6. They let anyone live here that wants to and half the rooms don’t have windows and get extremely hot. Not enough parking either.

Hi there, we appreciate your honest review. We set a high standard for ourselves, so we are disappointed to hear that your experience with us was not a positive one.
Way overpriced !!!! Constant parties, arrests and illegal activity which can leave tenants feeling overwhelmed and unsafe. When tenants have to make the choice to move for their own mental and physical wellness, CoLab has no interest in working with the tenants. It's are all about the bottom dollar and they will not negotiate.

I just signed my lease today! I’ll admit, it’s kinda pricey, but, I came across a flash sale and got a great deal! I love how utilities are included in the rent. The only downside is paying for monthly parking, but, it’s cheap compared to other parking garages. Becca was so nice and helpful and so was Kira! Can’t wait to call this place home!

I am new to the Denver area and was looking for an apartment near CU Denver. The rates are per room in a shared apartment, but for all of the amenities, you cannot beat it! Everyone in the leasing office is so kind, helpful, and accommodating. Kira helped me find the perfect space to call home. I cannot wait to move in this August.

i reached out to this apartment complex for more information. it turns out that their listed prices are not per apartment, but per person. ie, 1050 per person in a 3 bed apartment. Not a fan and i would not recommend this apartment complex.
Property Manager at CoLab, Responded To This Review
Hi, sorry about this miscommunication. We are student apartments so we lease per bed as listed in our pricing! Because we lease mostly to students, we lease by the bed space just like you would in a dorm. Thanks for checking us out and I hope you find the right apartment fit for you!
