Property Ratings at Coliseum Gardens Apartments
Maintenance takes days. I called the office and nobody answered the phone. I had to go to the office in person, because nobody wanted to answer the phone at 9:15 am. I never had these issues with old management company. Things were always fixed the same day.

The WORST Maintenance! The absolute worst. They never take maintenance requests seriously! They will blatantly ignore your request for weeks even though the riverdale management head office is located just 5mins away from the apartment, which is where maintenance is located. The leasing office will pretend that they can’t do anything!
Rent continues to go up yearly. Everything in the apartment breaks within the first year or soon after. Maintenance doesn’t fix problems. They claim the issue is resolved but don’t test it to make sure it actually works. On call maintenance takes hours to respond to issues. Not an ideal ok
While looking for the next place to call my home, I contacted the leasing office at Coliseum Gardens and was extremely pleased with the friendly staff that answered all of the questions that I had. The leasing staff went out of their way to make sure that my leasing experience was the best. After being approved, I decided to move in and it was the best decision that I have made. Would recommend this place completely!
We've been living at Coliseum Gardens almost 2 months. Since we've been here, the smoke detector caught a small fire due to an electrical issue with it, the GAS stove wouldn't turn all the way off and one of the racks in the dishwasher is too big (which unfortunately renders the poor thing inoperable.) It took over 48 hours for them to FINALLY REPLACE the stove, which got unplugged and the gas turned off to it, over this past WEEKEND. Today is TUESDAY and that's how the stove would've stayed for another day, had I NOT absolutely REFUSED to go one more day without a stove! Three maintenance guys LOOKED at the dishwasher and here I am, ANOTHER DAY with an inoperable dishwasher. There's a rack in the dishwasher that's slightly too big. So, the door to the pod dispenser can't open to release the pod. So, the pod gets wet a little, dissolves somewhat while still trapped inside the pod dispenser, then sticks to the inside of it. My defense statement is that OPERABLE appliances were promised in the contract, I've reported the issue multiple times and THREE different maintenance guys have LOOKED at it (one actually diagnosed the issue.) I can understand the maintenance guy who responded to the emergency call about the stove not fixing the dishwasher. But, Scott came yesterday to fix the stove. He LOOKED at the dishwasher and went back and forth out of the apartment BUT never brought a replacement dishwasher rack. Russell, the maintenance supervisor FINALLY replaced the stove, towards the end of TODAY. But, guess what? He never fixed the dishwasher, although he did LOOK at the issue. I've reported appliance issues to both the leasing office and maintenance team members. What's worse is that the issue with the dishwasher is the SIMPLEST of all the issues. I guess, when I view it from that ol' military viewpoint, the dishwasher isn't getting fixed because it's TOO easy. Perhaps, if it was as complicated as a Soduku puzzle, it would've been tackled and conquered by now. I can't see them as being lazy, unprofessional and inattentive to the reasonable needs of NEW tenants. My issues have expanded over the course of DAYS. And Heather stopped answering the phone at the leasing office. I don't know what else to do but write reviews. As many times as the issue with the dishwasher has been reported, topped with the amount of times that someone has been over here to fix and replace other things, someone could've brought the right sized dishwasher rack with them. NO EXCUSES!
Coliseum Gardens staff is very friendly and helpful. From the young ladies in the office to the various maintenance personnel, any problem I had was addressed expeditiously.
