I am currently a resident at College Manor Studios, and I can confidently say it's a fantastic place to live for several reasons. Firstly, the location is unbeatable. Having previously lived in the dorms where my walk to class was 25 minutes, I now enjoy a quick 10-minute walk, which has been a game-changer for me. Secondly, the staff here is exceptional. They are incredibly welcoming, always ready to assist with any issues, and genuinely prioritize our needs. Their friendliness and personal touch make a big difference in creating a comfortable living environment. Thirdly, the cost-efficiency here is remarkable. Compared to other places near campus in Gainesville, College Manor offers great value for money. All amenities are included in the rent, and the resident portal makes rent payments hassle-free with autopay options. Fourthly, maintenance requests are handled promptly and efficiently, which is crucial for peace of mind. Personally, one of the highlights for me is living just steps away from one of my best friends in the nearby apartment building. It's incredibly convenient to hang out, walk her dogs, or simply enjoy each other's company. Lastly, having my own space at College Manor is a joy. I can decorate it to my taste and don't have to worry about moving out at the end of each semester. Overall, I absolutely love living at College Manor and would highly recommend it to anyone looking to live independently while studying at UF. It's been a wonderful experience transitioning into adult life in such a supportive and convenient environment!

Super close to UF and restaurants and bars on university. Office and maintenance are great. ANything goes wrong and they fix it within a day. Never hasd any issues. The area on home football weekends can be a little rowdy.

There's no hiding that the place is old. But the upkeep and the staff friendliness is far above the norm for any apartment I have ever lived in. Going into the office they consistently make you feel at home and are always willing to go the extra mile.
My son has been sick since he moved in. Come to find out his a/c unit is full of mold. We took pictures and spoke to Jessica, who promised a new unit immediately. It has been 2 weeks and still the old moldy unit had not been changed. This is a health hazard having to breath mold. Unit 409

Great location! Very close to campus and affordable. Maintenance staff works well to help with any issues. When first moving in, the carpet was a little outdated, we told them, and they had new carpet in by the next day. Pretty spacious in the living room areas as well.

I've been looking for an affordable 1 bedroom near UF and decided on college manor because of the staff! Racquel helped me find a floor plan that would be perfect for me and Dylan helped me answer the questions I had about move in and how to get in all the paper work for my ESA. Both were very friendly and made me feel confident in my choice of signing here for the Fall! BIG PLUS college manor is right across from UF campus!!
It is great for a last minute apartment. However, there is a reason it doesn't fill up quickly. I was excited to move to Florida, and I saw this apartment. The pictures I received from the management team were VERY misleading. The ethics of the management team is off, and it makes the whole building seem awful. I'm already looking for a new apartment and I've only lived here for 3 months.
I've lived at College Manor in a STUDIO for 3 years now. So listen up. pros: location & maintenance. cons: literally everything else. PROS: Location. This property overpriced because location. Another pro: maintenance staff. I've lived here 3 years and seen changes happen to maintenance. Improving. Because the building is so old, moldy,poorly maintained, have to continuously shut off the water to fix plumbing issues, and before you sign, MAKE SURE you have HOT water. On the far end of the building, there is NO hot water in the shower. The pipes are so old. It sucks. Maintenance can't do anything. CONS: Walls are paper thin in the studios. You can hear everything your neighbor is doing and everything happening outside by the pool orfrat house.The office staff are college students. They lack knowledge on everything.Additionally, the office charges you so much for so little. If you request work done,fix flooring, they will call you right before they close the office (6PM), to tell you to move all your stuff, the day before flooring people are scheduled to come by. They don't give you enough time to figure out what to do with your stuff. They told me that to reschedule, I would have to pay $50.I didn't even know they were coming until the 12 hours before they were coming!! After calling the office and demanding to speak with the owner of the property, I cancelled it. Almost had to pay $50 but they waived it bc how upset I was. The inside of the apartments are okay,If you don't clean alot (I do), your apartment will get dirty quickly. If your neighbor above you drops something,you will hear it.Also, the inside of the apartments smell of paint. Even if you line the drawers, your clothes will reek of the paint&have this weird smell. I tried candles/sprays, that smell never leaves. The cabinetry is falling apart and the windows are moldy. The water is always being shut off. I'm talking like at least once (~1 day) a week. Staff issues: If you complain about something, they will talk to each other about it. Very unprofessional.I complained about one maintenance guy once, and he approached & pointed me out asking why I complained about his whistling in the morning! I couldn't believe it. The only reason I stayed was location and bc I wanted to stay by myself. REMEMBER: Walls are thin. Staff is terrible. Overpriced. Smelly walls/interior. Water is always shut off. No hot water on the far end. I lived here 3 years, I know. Take my advice and AVOIDatALL COSTS.
TERRIBLE Maintenance, Staff, Location, Apartments, and neighbors. Neighbors are LOUD and smoke so much pot YOUR apartment will smell like weed. Maintenance NEVER FIXES ANYTHING completely, so have fun living with broken down appliances. OVERCHARGED for apartments, don't let location fool you, it's NOT WORTH THE MONEY - UNFURNISHED, PAY FOR WATER & ELECTRICITY. Next to a frat house, so BROKEN GLASS everywhere.

This building is perfect if you want a quick walk to UF and Gainesville's downtown. There are a lot of student bars and clubs nearby for you to have fun. The staff is very helpful. It has a pool and laundry room. Nevertheless, the building is old and the laundry room and stairs are usually dirty. Overall, it is not a bad place to stay if you live on a budget, especially a student's budget.
I have lived in College View for 1 year, going into my second 1 year lease. The management staff is mostly made up of inexperienced college students. Those on the staff who are not students do not hesitate to treat you like you are privileged to be allowed to live on the premises. My apartment is old and badly maintained, but I was not entirely surprised or upset by this. Although, when I was shown a model, the kitchen was newly updated, and I was told that all of the kitchens were updated. My kitchen looked nothing like the model and in fact, the cabinetry is falling apart. At some point, I was told that my flooring would be changed from carpet to hardwood, the renovators treated me very rudely when I didn't basically do all the moving for them. The complex expects you to be gone during university sanctioned breaks, because most of the residents are gone, but for me, someone who actually lives in Gainesville, this was an unbelievably inconvenient assumption. They actually tried to renovate my apartment on Christmas Eve. The only reason that the maintenance staff doesn't enter my apartment is because I have a dog, otherwise they would come and go as they saw fit. Once, I was left a 'late payment notice' with a late fee added. When I brought my rent and the late fee, I was told that I owed an additional 10$ because I didn't pay the same day the notice was left. I do not know when the notice was left, but as far as I knew, I paid my rent the day I saw the notice. After living in the apartment for a year, I was left a notice informing me that I owed 24$ for the new leasing period, in which my rent was increased. The notice was left by a young college student who aggressively banged on my door and ran to her car in an attempt to drive away. I came outside to ask about the notice, and the girl had no explanation. I told her to have her boss call me to explain. Her boss called and told me that the 'messenger' is not required to be informed about the message they are leaving. When I went into the office to pay the extra rent, I asked to speak with someone in charge. The college student who left the notice told me I could speak to her. I asked her if she was in charge, she said no, but that I could speak to her. I asked who was in charge, and the girl pointed to the property manager and repeated that she could help, because the manager was busy. I approached the manager, she quickly asserted that I would have to make an appointment to speak with her. I ignored her, and proceeded to assert that I would not tolerate her employees banging on my door and having no explanation as to why. She simply informed me that it would happen again. I responded that I would not tolerate that, to which she replied that she is under no obligation to help me. The staff here does not treat residents as customers to be served, but as underlings that will be to service to them. Customer service jobs are in place to serve customers, though College Manor would disagree.
