Property Ratings at College Park at Midtown
Staff was very friendly and timely, apartment was maintained well and was placed perfectly near the university.
I choose to live in Bristol and it is awesome. College Park has some old units but they take really good care of them. The character that my unit has reminds me of home and makes me less homesick. Everyone is so friendly and helpful! I wish I moved to midtown sooner and wasn't graduating. I would stay another year for sure!

Maddie - We love hearing College Park makes you feel like you are at home! If you ever come back to Gainesville, keep us in mind.
College Park is AMAZING! I LOVE living in midtown. I was hesitant to move so close to midtown, but it was the right decision. You don'r hear the noise from the bars like I was worried about. You don't have to worry about uber or anything anymore. Also, i get to sleep in more for my morning classes. My apartment is nice and the staff is responsive. I've already decided to stay for next year!

This was the best apartment decision ever. My roommates and I love living so close to campus. The office people are amazing and helpful. I cannot wait to see what this year will bring!

I LOVE being so close to campus! It has made my day so much less stressful. The office and maintenance people are nice. They seem overwhelmed sometimes. My apartment is good. I recommend College Park to everyone.

You cannot get a better deal than College Park. All the floor plans can be overwhelming but the office staff is so knowledgeable. There is the perfect place for everyone. You can’t beat living so close to campus and your favorite bar!

College Parks location is amazing! You can't get closer to campus and the midtown life. I love the history of College Park. It is a staple in Gainesville since forever. Office & service staff are good. They get busy at times but always follow through.

Christina - Thank you for letting us know how much you enjoy College Park! We think is it pretty great as well!
We lived in the big orange and blue building right next to the office for a couple of years around 2010. This was a while ago, so take it with a grain of salt, but I felt compelled to comment because of all the overwhelmingly positive reviews. I don't know how people can give this place 5 star ratings. Literally the only thing this place had going for it was location, but even that proved problematic when bars let out and hordes of absolutely plastered people ran around yelling right below your apartment at 2am. Oh, and the walls were very solid. I don't think we ever heard our neighbors. But wow. Just wow. The management was almost completely unresponsive to "requests" (i.e., contractually obligated commitments). For instance, I am pretty sure (could be wrong, not a contractor) that there is no insulation in this building. I don't mean a small amount, I mean none. The big sliding glass doors might look alright, but they leaked air constantly. Similarly, AC/heat units were effectively windows you couldn't close -- you could literally see through them to the outside. Unfortunately, the heating portion of the wall unit (only one of the two units produced heat) in our apartment effectively did not work. So, when there was a slight cold snap, our apartment dropped to below 50 degrees indoors even with the heat on full blast all day long. Our chinchillas loved it (they are mountain animals that thrive in the cold), but our puppy wouldn't stop shivering. We had to huddle in front of our toaster oven for warmth. This is a gross violation of tenants rights. We contacted the office multiple times a day, every day, for 3 days. They could not care less until I went to the office and made a scene in front of potential future renters (which was also the only way to get them to clean the absolutely disgustingly filthy apartment we received upon move-in). They finally got us a space heater, which still didn't do enough, but at least they finally tried. When we huddled next to it, my puppy stopped his uncontrollable shivering. In retrospect I should not have dropped the issue there, but we had to take what we could get. That wasn't the only event that ever occurred, but it probably was the worst. I feel it is an illustrative example of the attitude that management had toward the building and us as tenants. If you are thinking about moving here, please please reconsider.

Hello Mr. Lucchetti, Thank you for taking the time to post a review. Sounds like 7 years ago you had a bad experience that I wish I could have been around to help with. The reason there has been so much out pouring of good reviews is that we have been working hard to make sure experiences like yours do not happen. We value all of our residents and hope that you can see that from all the positive reviews people are posting. While I cannot give you closure on the feelings you have I hope that you see we are doing our best to create a positive living experience.
Living here has been one of the best choices I made in my collegiate career. Being able to walk to class or hustle home when I forgot something has made my life so much easier. I could host group projects after class, or a little get together before going out. Even though I'm only in a studio, its plenty of space for me and company. I'm looking forward to another great year here at College Park and I know this whole new office staff is going to make sure of it!

As always, please let us know if you have any questions or concerns. We hope you have a great weekend!
Arrived at what was supposed to be renovated, clean and painted rental and it was given a once over but there were termit droppings, wings and other stains on the way. Grime and scum in the kitchen was balanced with a layer of dirt on top of cabinets and mold from water damage inside the cabinets. They say the right things but the polite employees don't have the support from whoever really manages the rentals and from the minuscule staff that's supposed to maintain the units. There aren't even outlets in the kitchen. I guess you can toast your bagel by the front door but don't do it at night because the outdoor flood lights don't work. That's ok though because it will be fixed...any day now.
If I could give it zero stars I would. The location was amazing. As for service, that is a whole different story. There was a leak in our sink and they made a huge whole in our wall and never covered it up. When someone random person broke into our house and broke our window and the door from the apartment above, the way they "fixed" the window was by covering it up with wood. I called, visited the office, had my mom go to the office, continued going to the office again and none of my requests were answered. My door had termites the entire time that I stayed here. We had a rat go enter by the whole that they made under the sink and they took a week to come, by then we had someone else take care of it. I wish I had nice things to say about this company but unfortunately I do not because all I ever received was a "maintenance will come by tomorrow, I'm here so I'll make sure they do" and then never show up. Funny how they use my apartment building as an example of their apartments and don't bother to fix the inside of the apartment
