Wrapping around the Florida State University Museum of Fine Arts and extending south to West Pensacola Street, College Park sits directly east of the Florida State University campus. This downtown neighborhood is home to many of the city's businesses, along with sorority and fraternity houses, the FSU College of Law, and the Old City Cemetery -- a historic cemetery that opened in 1852.
While you'll find a large number of college students in College Park, this neighborhood is a great choice for those not attending classes, as well. It is a very walkable neighborhood, and the views from College Avenue are spectacular. The housing options range from soaring apartment buildings to townhomes to historic, single-family homes. The brick-paved, tree-lined sidewalks lead past a wide selection of boutiques, specialty shops, restaurants, and cafes.

Property Ratings at College Plaza
This place is infested with roaches, there isn't anything you can do to get rid of the roaches either – they continue to return, even with pest control and the most cleanliness of habits. The leasing office is staffed with the most condescending and incompetent people..it makes you question your sanity. Do yourself a favor, do not apply to live here.
COLLEGE PLAZA Do yourself a favor and DO NOT MOVE HERE unless you want to live with ROACHES. It doesn't matter how clean you are or if you take out the trash every day. There's not a single day in this place that you won't kill one in the kitchen (Especially in the cabinets, I had to put the utensils in sealed plastic bags) or in the bathroom. They will deny it and say the building is not infested, but believe me it is; or that is "under control" (that's what they told me when I came to see the apartments) but clearly is not under control at all, so they will lie to you if you come. Sometimes you can even see them at night in the hallways or the laundry room. I always wait for the light to turn on first to see if there's anything moving before walking in there. It's noisy from Tuesday to Saturday, but only if you keep the window open and want some fresh air, worse on game days. Not a good quiet place for students who actually need to study. It's close to everything, that's the only good part, but is not worth it when living with roaches. I recently found out that you can find better places close to campus for the same amount of money and including the same utilities. They will send the Orkin people every time you ask them too and they will put a glue that does Nothing or tell you that if you keep your A/C on 24/7 the roaches won't bother you that much (of course because they pay your electricity, right?). At the beginning I thought it was just one roach, then I noticed (too late) it was a DAILY thing (one day I kill 20 in one night it was Disgusting!). I've notice people here doesn't stay longer than a year, but who can live like this? So no. I wouldn't recommend this place, not even to my worst enemy. It's UNSANITARY and amazing how they haven't been sued for this yet, and sad that they won't try to fix this because the place is in a good location. I guess it is too expensive to try to resolve this problem since the building itself is infested, or they just don't care how their tenants live, I mean is not at their place where the roaches try to climb up the bed or the kitchen utensils.
