Property Ratings at College Town Apartments
I lived at University Parke and had nothing but a great stay and fun time. New management came in last year and helped flipped this place around. Maintenace is amazing in the sense that they typically repair or fix something that day and they do indeed knock before entering. Loved having my own bathroom and little kitchenette in my room. The staff is great, greet with smiles which offers a fun and welcoming atmosphere. I have not found this anywhere else, and it makes a big difference. I feel comfortable walking in any time of day just to have a simple conversation if bored. There are a ton of events (food, contests, etc) that brings people together. It feels like home, therefore I have no complaints.
Lived here for just over a year now. Maintenance, cleaners, and painters will come in unannounced, leave lights or balcony doors open behind locked doors, leave your front door unlocked or open when they leave. Maintenance will however take forever when you need them. Most smoke alarms are outdated, years past their replacement date. Mine went off randomly for weeks before I finally had one replaced, but the rest could still go bad at any time. Lastly, management will know you have roommates signed to move in with you for months and neglect to tell you unless you ask.

I rented the suite for my children because I really liked the staff at the time. The new (older lady) manager is always walking around with a sour look on her face. The fact that she keeps to dogs in her office that bark and run around is also something I find very unprofessional. Every time the door opens the dogs bark and make my daughter want to leave, she won't even use the clubhouse during office hours because of it. I understand the property is pet friendly but this is no acceptable as a parent, not to mention the LARGE amount of dog poop in the rock areas around the patios of each building. Really Really wish the property was more welcoming.
Ill keep this review simple. Over-priced, under-maintained, dirty, loud, and dont plan on ever getting that security deposit back even if you had Martha Stewart clean in before you leave. Would recommend to my worst enemy.
I love living at UPS! I have had no issues with management and I love the set up and location of the apartments. UPS has made the transition to living on my own very smooth. Amanda, the property manager, is very friendly and accommodating. I do not have any complaints about these apartments and I had no hesitation when deciding to renew my lease for another year. The property is beautiful and I love having a volleyball court and swimming pool for living here in the summer.
My daughters stay began with promise by the office that we would be able to rent a couple of months in the following summer...which was not an option. Common areas are dirty. Your deposit will vanish due to simple nail holes in wall, under appliance cleaning, and an unexpected water/sewer charge of $20 per month per person. The fact that I had to pay more than my security deposit infuriates me. I have to wonder how the people that work here can sleep at night. RUN!
RUN, RUN, as fast as your can! Front office will tell you it is easy to sublease if you have to leave or take an internship. It is NOT!! You are basically stuck with a year's lease, they will NOT compromise, regardless. You will NEVER get your full deposit back at the end of your lease unless you have the apartment professionally cleaned. You will be charged for a burned out light bulb, dirty fridge, microwave, sink, etc., even if it is not dirty. I should have taken pictures!! STAY AWAY at all costs or you will be paying extraneous fees. They take advantage of broke college students. STAY AWAY!!
