The secret is out – Buffalo is an idyllic city for renters on a budget with its low cost of living and affordable apartments. As the second largest city in the State of New York, Buffalo is a hub for innovators, entrepreneurs, artists, musicians, and so many more. Known as the Queen City, Buffalo is also nicknamed the “City of Light” because it was one of the first metropolises to benefit from the light powered by the Niagara River.
Nestled along Lake Erie, Buffalo is home to an array of lush parks and beautiful views. There’s no shortage of entertainment options in this major metropolitan area. Residents enjoy cheering on the Buffalo Bills at New Era Field, listening to live music at Canalside, and sipping a pint at one of the many local breweries in town. The city’s affluent past has left behind historic architecture, ranging from grand buildings in Downtown to 19th century Victorian mansions.

Property Ratings at Collegiate Village
This is literally the worst apartment experience I have ever had, and I grew up in NYC. They don’t care about anything it your money. They constantly came into my apartment without notifying me and charging me for every little thing. My cat got out and they didn’t tell me until I got home because they were still there. The staff are terrible, It’s taking over 6 months for them to get me a new mail key. I am a 21 woman living alone and I have not felt safe a single day I have lived there. It’s horrible, don’t do it to yourself. I would rather pay more money somewhere that respects my boundaries and my safety than stay here
This is the worst renting situation I have ever been in. I was not given the proper keys to the main entrance building and would rely on neighbors to answer the door when possible after notifying staff I was given the correct key approximately a day later. The main door to enter the building had no white key card pass and would have to be unlocked similar to a normal door for approximately 8 months before maintenance would install a new electronic key card scanner. Staff also forgot to give me other keys to the building as well, the key that unlocked the front door that had no scanner and the new key card for the scanner that was installed after my move in date months later. Issues sprang up with neighbors being too loud from Thurs-Sun to neighbors leaving 8 full bags of garbage near the cellar door, these issues were left for 2 months. The staff had to have some knowledge as they would change the monthly calendar and have maintenance complete other tasks in the building, but nothing was done about the garbage. Due to staff negligence those who lived on the first floor had an extreme gnat infestation that lead from the house to even our cars. I then experienced water damage that affected the floor boards under my carpet in my apartment that led me to be moved into another for the remainder of my lease. When asked for a month of rent covered by staff were not accommodating and offered a $50 gift card that took over a week to produce. The unexpected move due to damages caused by maintenance deserved much more than $50 gift card. Staff offered other staff members to help during the unexpected move which was fine. During the move to another unit on the premise I was faced with even more issues in the new apartment I was given. The apartment had multiple infestations in the kitchen and bathroom. The infestation in the kitchen was so bad that ants were in all of the closed foods that were packaged and sealed, i.e. popcorn. During snow storms staff will push all of the snow towards the cars to clear a path, however, the amount of snow that is there will have you digging your car out for hours. Both AC units had black mold coming out of them on a constant basis even after having maintenance clean the inside. Staff will also take hours to check in your package that could have been delivered early on in the day. I would never recommend anyone live in the disgusting student residence. Stay far away no matter how desperate you are.
you've been warned, just avoid this place at all cost. i moved in as a student, lived here for almost 2 years, and these people are money suckers. the main staff jay and gina aren't trust worthy and unfair, i've talked to multiple people who have and still live here and everyone tells me how they hate staying here. the whole community gets robbed and their cars ran through about every week and nothing has been done. the security doesn't take anything serious, only about who they open the front gates for.
CV was by far the WORST place I’ve ever lived in. INTERNET is shared (not secure) and super slow. The apartment was dirty. The bedroom carpet reeked of cat urine and dirty feet. NOISE: You can hear everything. I could hear my neighbor’s phone, conversations, sex, burp, sneeze…You name it, I heard it. RUDE AND NONE RESPONSIVE STAFF: They either ignore you or treat you like a criminal. LOCATION: in one of the most unsafe areas of Buffalo. CHARGES: Their lease contract is extremely restrictive; they basically lock you in and give you no option to leave. They are money hungry The door locks right behind you and they charge you $50 if you ever lock yourself out. Please save yourself the misery and don’t move to CV. If you are looking for a cheap place, there are many cheaper and better options. If you are looking for a nice place: THIS IS NOT IT.
This place does not care about your safety. Numerous people enter the gat who do not live here. The price that we pay for safety is not even worth it. The staff are obnoxious when you go to them to seek advice and only care that you are aware of your rent being due. People move out of here so frequently, and it is understandable.
If I could give this place no stars I would. I moved to CV Jan '17 and worst mistake I've made. I was supposed to live in a two bedroom and upon move in date after I paid rent for two bedroom I was forcefully put into a 4Br and they wanted to charge me more. Apparently the two bedroom was not ready for someone to live there and it was filthy. I sucked it up and switched but refused to give them more money like they asked. this was only the beginning. I also had a roommate that dated one of the security guards at the gatehouse, lets call her C. C can call anytime she or any of her friends was doing something wrong in the complex and tell him not to show if someone called security. THATS DANGEROUS! One day my other roommate B was soo mad she pulled a box cutter out and threatened to slice me because I thought something she said was immature but apparently had no right to correct her. I called security and they never came. My life was in danger and they were made aware and never came. Instead they sent two resident assistants over as if they couldn't have been stabbed too. However they were able to calm her down and get her weapon from her but then he gave it back and told her to put it in her room. Corruption again! I asked this man who worked for CV if he was going to call the police and he said "I do not want to see another one of my brothers and sisters going to jail." Not the proper, professional, or correct answer. I called the police myself and they go the weapon and arrested her. I wrote a letter to management explaining problems from then and from why we live in buffalo and all winter I have not had heat. Sad very sad. CV doesn't care about anything other than your money. NOT EVEN YOUR SAFETY! I can sit here and go on an on about this topic because i will be heard and CV can not shut me out!
This apartment would pass with flying colors in the eyes of the most worrisome parents. There is great security - you must show ID and say who you're visiting at the front gate, and you must have CV apartment keys to ride the shuttles - and the shuttle system is very convenient and reliable and runs until 11:30pm so there's no need to be walking alone at night. On top of all this it's a beautiful facility and has a gym, cafe, pool and a lodge where couches, TV's and pool tables are available. I would definitely recommend it to any students who have never been away from home before, or who just want the least stressful housing ever...who wouldn't want that?
