Location is great. The layouts are exceedingly spacious. Grounds are fairly well maintained. As for negatives - Maintenance is inconsistent, staff has a constant turn over, the gym is in a constant state of disrepair and the package service is inconsistent and insecure. Price for the size of the units is decent though rent in general is up these days.

This community used to be so nice. It has really went downhill as of late. Too many thefts in the package room. The valet trash pickup comes maybe once per week, etc

Safety concerns because the gate NEVER works. Also, cars are always parked in the road. There is also a noise problem. On the weekends, people are outside playing loud music.

We apologize for the inconveniences you've experienced. Your feedback is valuable to us, and we'll work to address these concerns promptly.
It took a while to find a townhome that worked for us. After working with an entire office of people the property manager alone was the saving grace. She needs better help. Every time I walked into the leasing office I would get a new story about every house being gone even the one they said had my name on it. I ended up all the way in the back of the complex up a flight of stairs on a hill. The inside is good but the bathrooms are small. The tubs and tiles are painted over with paint that chips. The maintenance concerns still need to be handled. But this was in my budget and the best option so here we are. I hope it gets better.

Maintenance is good, the office is slow to respond (calls usually got to voicemail). Trash valet pickup is a joke and never happens. The pool was clearly not treated properly and looks gross and murky.

It was ok. Not the best after I got my keys. A lot of things needed to be fixed. Rental office could be better at communicating and maintenance as well.

I have expressed issues with people not clean up after their dogs. I have not gotten any email or correspondence regarding my concern. Other than that, I really like the maintenance team. And they are really doing a better job about keeping the grounds.

Experience has been pretty good . Management had clear communication and maintenance is quick to respond and resolve. This is a beautiful complex to live in.

My husband’s passport was stolen from the mail room and when we contacted the police, the management lied to the officer repeatedly about what happened and made it difficult to retrieve the security tape. Charged us 4 times for the same thing when moving out. When I noticed and got it corrected by the manager, she never reported the inaccuracy to the collect agency so they damaged our credit score for months over THEIR MISTAKE! We’re still sorting this out. Don’t waste your time, money or sanity on this place. Besides being dirty, poorly lit and roach-infested dealing with a staff who is incompetent takes the cake.

I wouldn't recomend this complex. The management company is generally awful. Every descion they have made since i moved in has made living here worse. They have recently set it to where you can only receive packages during office hours, Even though we pay for the package room to have a secure place (which really isnt secure and is an awful system.) The gate has had multiple issues, and the dumpster has been overflowing with trash for 2 weeks to the point of having to have a 2nd dumpster that is in the road. there have been a number of maintenence calls needed they have been generally quick to come by and resolve. The bigger issue stems from the amenities, or lack thereof. The package room is a mess that allows people to steal your packages, the pool is closed every Monday for "maintenance" but closes often due to other issues, and was a week late opening to begin with. Valet trash went nearly 2 weeks without being picked up, leading to maggots and mold on the porch. The kicker to all this is if you try to talk to the office, the ignore your calls and emails and then try to push you out the door when you go in person.

Roaches, no security, no pool, no trash valet, cheap upgrades, terrible customer service

Manager is rude and does not properly address issues throughout community. Lies about the gate constantly open your car will get broken into anyone can walk in this community. Valet trash often doesn’t come and when addressed manager blames community for not having it out the right time as if you’re dumb and can’t tell time. Rent is going up and if people have to pay we want fair and descent housing.

This complex is Rents are somewhat high, considering that there are more luxurious units in Buckhead. Our rent increased 20% over last year. The interior of the unit is fine, except for cheap fake wood floors. It’s possible to offer a better faux product.
Property Manager at Collier Ridge, Responded To This Review
Thank you for your feedback. We apologize for any inconvenience and appreciate your suggestions regarding the flooring; we'll consider this for future improvements.
My experience at Collier Ridge has been less than ideal. 1.The leasing office is unprofessional and does not answer calls. When they do answer calls, they have an attitude 2. The community has pet waste everywhere 3. The front gate to the community has not been fixed in a year. 4. The maintenance staff takes weeks to fix items. 5. Construction workers left debris and nails in our bedroom. Do not move here! It is not worth it.

I've lived here with my roommate for about a year and love it. Our town home is huge and nicely updated. The location is by far the best aspect of this place - it takes me 20 minutes to get to my office in Buckhead and my roommate's commute is about the same to Vinings.

There is a major communication problem and the level of service and politeness of staff does not match the price tag to live here. We’ve had many maintenance issues, some which have had to be addressed multiple times because of cheap fixes.
Property Manager at Collier Ridge, Responded To This Review
We appreciate you bringing these concerns to our attention. We can assure you our entire team is dedicated to providing excellent service to all our residents, and we sincerely apologize if you feel we have missed the mark. We greatly want to improve your time with us, and we encourage you to stop by the office to give us in-person feedback in hopes of resolving any issues you are currently experiencing.
All I can say is the apartments have definitely improved for the better. With the upgrades and such, the new management team ensures that when a repair or job is pending, it gets done. Kayli is the first face I usually always see and then a smiling Rachel... and the management team is quite professional and polite) in their approach to the residents (I have observed)and the new onsite maintenance crew definitely responds with successful completion of their workload and I. A timely manner! I am enjoying living here much more than I ever did last year. The community is definitely a place for families.
Property Manager at Collier Ridge, Responded To This Review
Thank you for your feedback! We're thrilled to hear that you're enjoying the improvements and appreciate the professionalism of our management and maintenance teams.
I moved to this apartment home because of the great location I wasn't much excited about the home itself. All the homes have a creaky floors. The molding around sinks and bathtubs are done poorly. The floors on the 2nd floor are lifting up.The vinyl "wood" flooring looks as if it was placed on top of carpet and is very uneven. The blinds used are of poor quality. If you touch it, they will break. Maintenance is lackadaisical. The bathroom tubs are easily dirtied. The closets are slide doors. In both rooms there are holes in the wall from the sliding doors. The carpet has been "cleaned" and not replaced since they are not "required" to replace. But even so the rent was 1273 and it was fine for right now and that price. I moved in June 2016.It is april 24th and I know have found out the renewal price. We've called several times and visited the office and no one knew what this renewal price was. Management has switched but clearly for the worse. They are not in contact with the residents.Recently I've noticed so many people moving out and didnt understand because I thought the price was ok for the living conditions. So today I called because June is near. To my disbelief they have raised the rent to market price in the 1500s.I was told it's because they are making outside renovations. This is a joke. The only thing being renovated is the leasing office.Reason they moved into the model home until that is done. The stairs outside are uneven the lights on the apartment homes don't work, you have to walk in the dark. Ultimately, it causes safety issues. The price isn't the issue. We aren't living in conditions where the 1300s are even worthy of us paying. I will attach as much pictures as I can.By the way we've called several times in regards to the new price and no one knew anything.Very baffling.Oh! The icing on the cake when I moved in the ac unit was failing. Georgia power bill was in the 300s.I was told that is normal.Either way it was replaced after 3 weeks of calling and calling and speaking with corporate.Had a pregnant sister who was more than showing and it was more than 80 degrees in home for three weeks. My power bill hasn't reached $100 since. The paint job is terrible but never called office in regards to this due to a newborn living here. So all these old things in a 1500s price range doesn't add up. Not even a 60 day notice for this price change. I'm used to prices inflating every year due to the market but never has a price changed more than $100.

Thank you for your review. Collier Ridge strongly believes in constant and never ending improvement so your feedback is valuable to us. Please know that we are available by phone or e-mail to discuss any leasing or maintenance questions and concerns. It\'s an exciting time at our community as we start our 3 million dollar renovation. The clubhouse is just the start of these upcoming enhancements. Both interiors and exteriors are being renovated. Stop by so one of our helpful team members can show you what we\'ve been up to! As always, we value your residency!
* Rent is low for the area. My last year's rent for my 2 bed, 2.5 bath townhouse was $955 and I was offered $1,005 for the year beginning April 2016. Some newer communities within a mile want $1,600 for a comparable unit. * The 24/7 fitness center was renovated in 2014 and features two flat screen TVs, modern electronic cardio machines, paired dumbbells 5-50 lbs and an adjustable bench. * Speed bumps are abundant. Five at the entrance, four at the exit, and placed liberally throughout, including diagonal bumps at corners (smh). Many were added in 2012 even though the community already had more bumps than most apartments I've seen. * There is no separate resident-only entrance - there's one entrance and it's shared by residents and guests. This leads to daily logjams at the call box or gate for multiple reasons and they sometimes extend out to Defoor Avenue. Management contemplated adding a second entrance and determined it was impossible. * Despite what your lease says, the parking rules are not meaningfully enforced. Curb and street parking are rampant, often behind properly parked cars in painted spaces, restricting in-out movement, despite an abundance of painted spaces for everyone. * Renovations in the early 2010s included expanded hardwood and more aesthetically pleasing counter tops in the kitchen and bathrooms. They also removed the disposal below the kitchen sink in every unit, even though mine never malfunctioned and was something I used every day.
This apartment is decent. I've lived here for about 9 months and have never had to report a single problem. I have no idea how it was a few years ago, but it now has all good features with the recent upgrade. Staffs in the office are very friendly. I am a student who cares very much about the internet speed which is pretty fast and stable with Comcast. Utility bills also seem to be reasonable. We (three guys) usually pay about $240 for the utility (power, gas, water, internet). I hope this review helps.
If you're looking for a great location and lots of space, I recommend renting a 2 bedroom townhome here. I've lived here for a little over two years now and have enjoyed it. If you request maintaince, they fix it in a reasonable time frame. The kitchen appliances are recently updated. The neighborhood is safe, I've never had an issue or been worried about having one. There are lots of trees so it's a nice escape from the city, but still inside the city. The only thing I can complain about is the rent is going up for the next lease term and I think they're making it a little high. While I've really enjoyed living here, it is an older complex and does still have a few issues related to that. Even still, I think it's one of the least expensive but still safe apartments in the area.
I just rented here. I came for the school. I found these to be the biggest apartments I viewed in the area and they were very affordable. The service was great and we rented last week. We will be moving next week and we are excited. Shanika is great. I can not comment about maintenance since we do not live there yet but I did not see a lot of problems and it looks pretty well maintained. They are doing a rehab so some of the amenities were not in use but it was the best priced apartment in the area and the amenities will be functional soon after the rehab I am told.
Property Manager at Collier Ridge, Responded To This Review
Thank you for your detailed feedback! We're glad you found our apartments spacious and affordable, and that Shanika provided great service. We look forward to welcoming you, and we're excited for you to enjoy the amenities once the rehab is complete.
