They've mentioned Playground in amenities, I never saw one there. And Tennis Court, it's there, but you cannot play; cracks and the net is laying on the ground. Doing no improvement and raising the rent. Roaches everywhere. If your apartment is beside trees, then expect snakes as well

This is a quiet community with young families. The leasing office is responsive and maintenance crew always keeps the property clean and grounds well-kept. There's plenty of greenery, but the roads are usually clean of debris. Pros: - friendly and responsive maintenance crew - quiet community - plenty of greenery - average (not inflated) prices - 2 ISPs available (Xfinity and AT&T) - close proximity to Avalon, North Point, Windward Parkway, and Old Milton Highway Cons: - old property (plumbing, HVAC, windows/walls are old, but appliances can be replaced for newer ones) - 4-day window to pay rent (10% late fee is added after 5th of the month) - no trash valet (dumpster/recycling bins in the front of the property)

I have been here for 10 years but this place has gotten steadily worse. The management here keeps changing due to the revolving door they have so they do not feel the need to take problems seriously. There have been episodes like fire alarm panels blasting in the common area for THREE DAYS CONTINUOUSLY (not an exaggeration) because they could not disable it nor get parts to fix it. There is garbage left though the complex because no one on staff bothers to look around regularly to clean the place. And kids race around parking lots, sit on your car, and just damage vehicles. Hell, some residents have cars up on blocks like it is a trailer park. And this is Alpharetta?!? But the worst part is that while the owners have raised rent OVER $200/MONTH in one year (!) they are doing nothing to improve this place. They are probably using the increase to buy more property. Do yourself a favor and look elsewhere!

Althea is one of the staff members and a joy to meet and work with in the office. She always has a big smile and a super positive attitude! Collingwoods problems stem from the owners, and the management, office staff, and especially the maintenance staff, make this place worse, not better! In my time here, the maintenance staff have screwed up by not fixing things, and they are careless to the point of knocking their equipment into my things! Furthermore, Angel can't be bothered to clean his hands before coming into my apartment and I end up having to clean up walls, doors, and whatever else he touches after he leaves. And Hector should be kept away from doing ANY electrical work in your unit. He has actually damaged some of my electronics by improperly wiring outlets! This guy is going to create serious problems here! The maintenance staff seem to have permission from above to do what work they want, as well as to NOT do any work. I have submitted maintenance tickets that have been ignored, and closed, with nothing done. There was no response from maintenance, and no work done. All this place seems interested in doing is renting apartments and collecting checks. Do yourself a favor and DO NOT MOVE HERE! Show yourself a little respect and don't punish yourself by coming here. The people working here won't respect you.

The community was great. It was the perfect location at a good price point but beware of turn over in the office. This effected our move out cost at $300. The original guy who walked through our apartment to move in took notes (but not as detailed as the next guy wanted) so it ended up costing us so much money. This stinks because the apartment itself was great.
Manager will ignore your REPEATED requests to speak to here regarding community issues. I tried to speak to her over the past 2 weeks over a letter she told me she would give to all residents because she initially agreed when I stated there is a problem with kids playing in the parking lot. Since then these kids have caused damage to my vehicle. But the manager, Janna, refuses to discuss this with me and has NOT sent out this promised letter! But don't think that this is an isolated issue! In the time I have lived here the manager has continuously ignored requests to speak to her. It was only when I was at the office door stating I was considering renewing my lease when she actually graced me with her presence. Of course, within a week of renewing my lease she was back to her old tricks of ignoring me. She also has her office run interference for her to make her unavailable. But don't think this is the only problem here. Maintenance request tickets go unresponded to and are closed with no work or explanation of them. Furthermore, some of the maintenance staff are simply INCOMPETENT. AS in they do not know what they are doing. They have actually caused damage to some of my electronic equipment with their botched jobs of wiring in my apartment. Do yourself a favor and rent somewhere else. There are better places for your $ in Alpharetta. And you won't have to deal with the lack of respect in the process.
I really like it here. I have lived here for 6 years and haven't had any major problems, with the exception of the A/C breaking down. They fixed it as soon as they could and gave me a temporary portable A/C in the meantime, which was a pain to deal with, but it was only for a short time. The only reason that I might move out is that in the past couple of years, the rent has jumped by $75 and $85 per year.
Staff: I haven't had a single issue with the staff. They have all been courteous, helpful, and everything you could want with housing staff. They had to push back my move-in date a couple days (which wasn't surprising, since the previous tenants had moved out less than 4 days before), and they gave me all sorts of discounts I wasn't expecting. Quality: The apartment is large, clean, and bright. It's not super luxurious, but given its age and price point compared to other well-rated apartments, I am more than pleased with the quality. All appliances are in good working order (though some are starting to show their age), water pressure is good. Some complaints I would have is no built in lighting in the living room, which will make the place dark if you don't invest in lamps quickly, and I've had issues with my shower not draining well. Utilities: I like that they take care of water and sewage for a flat rate, and set up power for you (you pay the bill yourself). They use AT&T U-Verse, which I haven't had any issues with so far. Location: Workplaces, banks, Target, Kroger, the mall, and more are all very close-by. Kimball Bridge is one lane per direction and gets a little clogged in the afternoon, but at least moves decently well. The apartments themselves are mostly isolated from the main road though, so once you're in, you don't notice the traffic anymore. I don't regret going with this place at all. The price is competitive, but the quality is great!
My experience so far has been great. The staff in the office are super nice and friendly. The maintenance staff is quick to respond and personable. The neighbors are friendly. I really enjoy living here and feel very safe.
Just shifted from a small city hence was worried about the noise pollution, however this one is great for a quiet community.
