Property Ratings at Colonial Apartments
The apartments are in okay condition. They are always doing roadwork which makes coming in and out of the apartment a hassle in the morning. My problem is that they will threaten eviction, if you are just a day late with your rent, even with perfect payment history. After five days, they add a late fee. After eight days, they add court costs. They will do this each month. God forbid if you fall on hard times, because they will make it even harder for you. Not worth it in the end. Only consider this complex as a last option.

Bottom of the barrel. The nastiest slum. Roaches the size of playing cards. Rats the size of cats. Trash everywhere. My apartment has been flooded by my upstairs neighbors 4 times in less than 6 months and they never do anything to fix it. My upstairs neighbor throws his trash off the top balcony and leaves it in the yard. People leave entire furniture sets by the dumpster bay. No one picks up after or leashes their dogs. It’s basically anarchy. If you want an unsafe neighborhood with no rules that you can’t walk around at night and slum apartments that are dangerous and pest infested then this is the place for you. Management is nonexistent. Maintenance is a joke. Don’t give these horrible people your money

Do not live here. I have been here since last fall and I will be leaving as soon as possible. The maintenance staff never responds and if they do they will enter your apartment without notice and without knocking. The roaches are HUGE and abundant. The windows and doors are unsealed and break/won’t open. Water damage is rampant and unaddressed. The other residents regularly leave large amounts of trash in the parking lot. Several residents walk their aggressive dogs without a leash and don’t pick up the poop. The people in the office are rude and unhelpful. The entire staff gives you attitude if you ask them to do their job. The cops are here several times a week. There is absolutely no sense of community and even as a grown man I don’t walk around at night because it is not safe. This is a dirty and horrible place to live that is run by people who refuse to give even the bare minimum.

The worst apartment complex. My air was not working for summer 2020 a month after I moved in. I requested a new apartment and was denied. Maintenance came to my apartment several times and could not fix the issue. They had to use a generator which tripled my electricity bill. Corporate never reach back to me and I was working from home in 100 degree weather. They hired an outside contractor during the fall and the issue was still it fixed as of summer 2021. The apartment never owned up to this situation, but processed to raise my rent if I decided to continue living there. Terrible service in my opinion. No one wanted to hear my situation or help the issue.

If I could give zero stars I would. Please at all cost DO NOT MOVE HERE! They are absolutely awful. From the living conditions to the general incompetence these people are slum lords. I lived there for two years (only due to the pandemic) and hated every minute of it. We lived in one of their townhomes and our living room and downstairs half bath were infested with mold due to a leak coming from the upstairs bathroom. I placed several maintenance request to have this looked at but it was until our ceiling in the living room began to fall apart did someone come to look at it. When they did all they did was patch up the wall and paint it without addressing the leak or the mold. It got so bad there was mold growing under the carpet and spread to anything left in that corner over night. We had several issues with our heating and cooling system and had to plead for a new unit after spending a weeks with no ac as the attempted to find the problem. I would like to note the maintenance employees themselves were always kind, courteous, and attempted to help despite the system they worked for. With the maintenance issues aside, the leasing office attendants are grossly incompetent. Due to the global pandemic, we entered into a payment agreement for one month’s rent that was to be evenly distributed among the remaining months. When we attempted to pay out of the payment arrangement we were told that everything was overpaid and we were given a $300 credit to the next month. The following month we were billed with late fees for a balance we were told we over paid. When we attempted to address this, no one wanted to take responsibility or reimbursed the late fee charges placed on the account due to the the staffs mistakes. I attempted multiple times to meet with the the location Manager Shannon; who avoided meeting. In short do yourself a favor and find ANYWHERE ELSE to live.

I’ve been living here for a year now and have had nothing but problems. I’ve put in 16 work orders because there’s always something wrong and they rarely actually fix it the first time. The roaches are huge and insistent. And the neighborhood is full of creeps and criminals. And the leasing office does not care about any of these issues. This company that owns the complex isn’t even accredited by the BBB. The rental rate is enticing but not worth it.
Do not move here. When I was looking for an apartment, it looked really nice and secure but you dont see the problems till you move in. The apartment building is not secure in any way, mantiance never fixes anything no matter how many times you submit a request. I still live here and have submitted 4 maintenance request for various issues including ac not working, dropping faucet, bug and roaches, window screens completely ripped. Money of those have been fixed. According to my neighbors, this is a very common issue with maintenance. I'm waiting for my lease to end so I can move. Trust me, do not move here. The gas is covered in the rent but they dont tell you the gas is the smallest bill so it's not much help that gas is covered and since the ac has to overwork itself just to cool a little bit, you electric bill will average $100 each month. The washer is super small so the most you can fit in it is 5 towels at one time. The parking lot is not fenced, there is an automatic gate that opens anytime a car comes close so anyone can come in. The actual apartment building is pitch black so I have to use a flashlight to get to my apartment door from the building, and yes I've told the property managers and maintenance that a lightbulb is needed but nothing has been done. I've lived here for 6 months and can tell you ladies, dont move here. People sell drugs in the parking lot, strangers sitting in the stairwell because its pitch black, they say only certain dog breeds are allowed but my neighbor has a 60lb pit bull, how is that allowed? I've talked to several over people living here and they all echo the same problems. Safety and maintainance is absolutely not something this property managers care about. Be ware.
If you move into these apartments be aware that the walls and floors are DEFINITELY thin so if you don't like bumping get an upstairs apartment. However, you will still hear your neighbors' activities. Regardless, its a nice quiet neighborhood considering the fact. Wood roaches are here and I've never seen them before moving here and they are HUGE!!!! Seriously! They scared me the first time I saw them but the maintenance office was good for taking care of them the 3 times I called about them. Each time responding in a manner that took no time at all... If you do decide to move here just remember to mind two rules that I found harsh beyond reason. 1. parking passes are given to each resident for visitors to be able to park without having their cars towed (understandable). Parking passes are only good for 5 times out of each month (not understandable). 2. Colonial apartments have steep NSF fees. It's a $50 NSF fee and they have a strict policy not to wave it. My personal experience was due to simply placing the wrong routing number into the information requiring my checking account info. I called the office to see if it could be forgiven but they basically told me that I had made a $50 mistake. On top of that, my bank takes a few days to process the payment which would be after the grace period. Meaning I'd have to also pay the late fee. Which makes it a $95 mistake. (so number a two is that they are very unforgiving)
Have had multiple maintenance issues since moving in in January 2017. Had no air conditioning from March until middle of june, finally got fixed after sending certified letter threatening legal action. Refrigerator leaked water all over food and floor maintenance cand in multiple times and just turned temp to Max causing our food to freeze. Finally getting this fixed after sending letter. Do not move here
Its has great neighbors and a quiet peaceful demeanor. With a pool and close to 95 as well as downtown its a great day to come and be a resident here.
Well I'm 23 with a 4 year old boy. How would I describe my apartment? Well it has a great layout first and for most. My apartment includes a living room, dining room, kitchen with stove refrigerator and dishwasher, bathroom, washer and dryer and 2 bedrooms, porch with a little storage closet. Space is pleasing but I would suggest more closet space only because I am a female. When you walk in my apartment you will see the living room and dining room to the left and also the sliding back door. Straight ahead is the washer and dryer and then if you look straight towards the washer and dryer to the left is the bathroom and the right are the bedroom. So I would say it is a little small apartment but it's good for it being my first one. So I'm lucky to have it!
In general, the units are pretty tiny. The appliances function, but if you are into a more modern/updated look, this is not the place for you. The bathrooms are cramped in the one bedroom, a bit more space in the two bedroom apartment bathrooms. The walls are REALLY thin, so if you have neighbors, you will sometimes be able to hear their conversations. The outside is kept up, and the staff has always been friendly. They are located near a high school, so commute times could be interfered with depending on your work hours. Supermarket and gas station nearby. I'd say they are good for a first apartment, or if you just want something fairly inexpensive in a decent neighborhood.
Whitney from the rent office very rude and disrespectful !! A little boy jumped the pool gate so she yelled at his mom threatning to evict her and her small children in front of everyone . Shes so nasty and disrespectful . The rent office wrote the positive reviews . The apartments have very bad ants and roaches , carpet beetles and bed bugs ! I was told that it wasnt their problem . Also a perverted man lived in my building he has knocked on my door and said very perverted things i reported to rent office they said they couldnt move me into a new building .PLEASE DO NOT MOVE INTO THESE APARTMENTS ESPECIALLY IF YOU HAVE SMALL CHILDREN .
I have been in the apartment complex for 10 years. More than that if you count the three years I was there before buying a townhome. Once I sold my townhome, I moved back to the same apartments I left. Sometimes the leasing agents are not as friendly as they could be, but I have never had a problem, that they did not fix. I love where I live, it is convenient to all things I need. Maybe because I have paid my rent on time. They are geniunely concerned about me as a tenant.
I have been living in this apartment for 2 years now. It is a really nice place except that the Maintenance office and service is horrible. They refuse to fix any major maintenance issues or problems no matter how many times you call them and put in a request. They will always claim that they did not receive the maintenance request, which is a complete lie. The Rent is affordable but their maintenance service is horrible. They will not properly fix anything. I submitted maintenance problems that came with the apartment when I moved in and the rental office claimed to have never received my maintenance request and it has been 2 years and they still have not fixed the problems. I definitely plan on moving. I have not moved yet because I wanted to finish my degree and graduate and not have to worry about moving.
Spacious master bedroom and bathrooms. Not too expensive AT ALL for especially for your first apartment. Its a great place to start. fast maintenance service when you call. Leasing office staff very friendly and helpful.
I moved into my apartment in June with my 5 year old daughter. Even though its only a one bedroom we still have our own separate spaces. The bedroom is large and has 2 closets. I made a closet for myself and one for my daughter. The living room and kitchen are the perfect size for us with adequate cabinet space. The community is great with awesome schools and the residents are very friendly.
I was skeptical to move in because of all the bad reviews TreeHouse apartments have gotten over the yeats, but since moving here on May 1st; me and my girlfriend haven't had any problems. Henrico County Police has given us a peace of mind by stepping up patrols around the neighborhood; in car and on foot; also the apartment employees are great from the rental office down to the maintenance staff. Of course people can get loud sometimes around here but every apartment isn't perfect. These apartments have their faults but its not as bad as people make it out to be, so to everyone being turned off by the reviews; just give it a shot; you might turn out to like it.
Office staff was friendly & informative. Not only courteous on the phone but most pleasant in person. To my dismay the maintenance staff leaves alot to be desired. Condition of apartment was mediocre at best. My first day the supervisor couldn't even get stovetop on correctly. My second day the electricity proved faulty and took them 2 weeks to correct effectively. Personally if the office staff was able to inspect the apartments prior to rental they'd be capable of a much better rating & review. Landscaping is nice & gives a homey appeal. Swimming pool well maintained and a pleasant experience. Having run apartment projects for other companies, I recommend the maintenance staff step up...put their big boy pants on and help this project reach its potential financially and aesthetically.
