Property Ratings at Colonial Gardens
Everything would be ok if the people in the office were not so rude and mean all the time. I was never late on rent, never was too loud, never had an issues and they were always so mean. They'd put notes on everyone's door threatening to evict you if no one came forward with what kid wrote on the wall.... soooo many kids too but I can deal with the kids they are just trying to have fun. And if anything breaks down the management acts like your a terrible person for wanting them to fix it. And sometimes they won't. Just steer clear until management changes hands the people running it don't have a shred of customer service skill or empathy.
I can honestly say, with new vinyl flooring, a new tub, toilet, faucet for the kitchen and a cabinet under the bathroom sink, it's nice for the price! Maintenance was available in 10 minutes Sunday on Memorial weekend, after I'd locked myself outside on my balcony ! I have storage just below me in my building and I don't have to go out in the elements to-do laundry.
I toured this property recently and found it to be outdated, shabby, and filled with spiders. I asked casually if they'd had a problem with bedbugs and Kathy brushed it off but admitted they had. I didn't feel like my child would be welcome, it felt like a senior citizen apartment complex. Not for us, thanks.
I have lived at Cherbourg apt. going on 4 yrs. I looked at 3 other properties & for my needs & the price this was the best, they are not cheap and you won't get stainless steel appliances w/granite, this place is basic. Beautifully tended to landscape, quite people & when you have a maintenance problem they addressed it IMMEDIATELY! Note: property is a little shabby, parking space could have more lighting, trash bins could be redone, but the space, 2 bedrooms (good size),2 bath, huge kitchen/dining rm. and living room large w/great wall space. Perfect little secret in Overland Park and reasonably safe. Have not had any problems. Kathy in the office is the best! The other ladies are good.
The colonial gardens have many move in specials and they get better if you come into lease during their open house events. We have not had any problems with maintenance. During the summer our AC went out and the same day that we notified the office , the mainentance man fixed it ( and it was on a Sunday!!) I was really impressed by how quickly we were back up and running.
