The hilly, wooded neighborhood of Canyon Creek resembles a nature preserve more than it does a neighborhood – that’s until you notice the beautiful homes tucked into the trees. Canyon Creek provides a peaceful, park-like atmosphere that’s just 20 miles north of Downtown Austin, directly north of Concordia University Texas, southwest of the Austin Aquarium, four miles south of Lakeline Mall, and just five miles from Lake Travis and Lake Austin. Travel down 620 to do your grocery shopping and grab a quick meal – you’ll find a variety of options here, including H-E-B, CVS, and Home Depot.
Canyon Creek features one neighborhood park. Trailhead Park is located on the north end of the neighborhood and includes a covered playground, a walking path, plenty of shade trees, a basketball court, soccer fields, and picnic areas. If you are moving to a Canyon Creek apartment with children, be aware that Canyon Creek is part of two school districts.

Property Ratings at MAA Canyon Creek
The staff here is awesome! The maintenance crew is really amazing! You couldn’t ask for a better management and maintenance crew who will make your stay here enjoyable. The grounds are beautiful and always clean. This is a great place to call home.

Hello, thank you for your kind words and this wonderful review! We hope you have a great day!
Their lease is written so that anything that could come up in your life - new job - new significant other - death in the family - etc. puts you in a situation of paying over 100 days rent to get out of the lease. They require a 60 day notice which is unrealistic in todays world. if you don't give this notice - they will charge you rent for almost four months. Trees on the property are not maintained. They did $ 1200 damage to our car when one fell on the hood. They ofcourse were not responsible and did nothing. Much better choices in the area. Plus this one has no parking and you will drive around at night looking for a space.

Hi, we're disappointed to hear of the negative experience you had at our location. Please contact us at ResidentCare@maac.com when you have an opportunity and we will be more than happy to try and turn your experience around. We take your time seriously so please allow us 48 business hours to respond to your inquiry. Thank you.
The apartments are good and livable for what the rent is. But the maintenance is so slow that emergency plumbing repairs take more than a week. In fact even if the crew tells you that the issue will be solved next day by 9:00AM you wait for them to arrive. it has not been solved for a week. The crew put in that they have solved the issue on the record. The garbage situation is even worse you will have to walk about a mile to the entrance of the property to dispose garbage which is an absolute mess.

We have been very happy with the space. I would prefer more light, but I appreciate the trade off with cooling in the very hot summer months (when we appreciate the lack of direct sunlight on most walls). I have two considerations. Too many people still do not clean up after their dogs. There have been many notices to this effect, but generally, there are always some who do not care. Second, the steady price increases have become a burden. I appreciate this is an Austin regional issue, but you did ask. I very much enjoy the small oak grove behind the office building, and the nice spaces in the club house and behind it. The devices in the exercise room are not always in perfect condition, but having that amenity is appreciated. The pool is a nice feature, but I swim little in it. At times, I lounge there to read and visit with some of my neighbors. I would like the option of sitting near it in the morning with coffee, but it is generally out of service at that time (i.e., gates locked). Specific requests for service have always gotten prompt and effective response. I consider this, even with the few downsides, one of the best apartment locations we have lived in. Keep up the good work.
Great place. Relatively quiet.
Very nice and good facilities. If there is a problem it's taken care of quickly.
Wonderful experience, very quiet apartment complex.
We have lived here since July. Everything has been great so far. This is a great community, a great location, and, so far, a great property. Any issues are addressed very quickly.
Helpful Staff, property location is great
Nice and peaceful. Friendly office staff. Spacious apartments and well maintained.
We have lived here for nearly five years, and for the most part, it has been really positive. Pros: The property itself is attractive with great landscaping and curb appeal. The apartments are spacious and done in neutral tones that work well with most furnishings. The neighborhood is friendly, safe, and great for walking (3/4 mile figure-eight sloping loop). The gym is average with cardio/weight equipment and is open 24 hours and kept clean. Property employees are kind and helpful, addressing issues and concerns quickly. The location is great for shopping needs. Cons: Parking can be an issue late at night or if you have guests, but fine if you don't mind walking a bit. The walls are a little thin--you can hear your neighbors, but not their conversations. Of greatest concern to us is the $50/month mandatory cable fee--this applies even if you don't own a television, and is in addition to any internet/landline/upgrades that are paid directly to the cable company. The location can be challenging during peak travel times.
Overall good, parking situarion comes and goes, dog poop situation is REAL bad (i myself have a dog and dont really enjoy walking her through all the poop). But when it comes to that im not sure apartment management can even do anything about it
Have lived here 9 years, a nice environment, management is great and maintinence is very efficient.
I love the grounds of the apartment complex. The location is very convenient to all the major highways, malls, grocery stores, etc. The office staff is very nice and helpful at all time. I love living here!
I?ve had a great experience living at Colonial Grand- the complex is affordable but feels like a top-dollar community. The staff is helpful and friendly, the maintenance team is prompt and knowledgeable, and the atmosphere feels like home. I loved the complex from the minute I toured, and I look forward to coming home in a way I haven?t felt at other complexes!
Have been a resident for the past 3.5 years. My daughter and I have enjoyed our stay here. Luckily, the complex is in a great school district. I am pleased about that. The leasing office agents are great have made this a positive experience.
My living space is large and well latest out. My garage is part of the apartment rate and I feel safe in my space. Most of the neighbors in the community are nice and the community is very pet friendly.
Living here for 5 months now, love the apartment and layout. The front staff is very responsive but the maintenance staff doesn?t answer emails and does not respond, it seems we have to contact front office staff to get a response that?s effective.
I love the property because it is quite, the staff is friendly and helpful, the apartments are modern. The only thing I don't like is the parking
If I could rate it 0 stars, I WOULD!!!!!! I would not recommend this place at all. The management here tries to charge you for everything they could find. I paid good money to have my whole apartment cleaned. There is no way that they could possibly find so many charges. Save your money, and find yourself another apartment complex.

Absolutely horrible experience here. They tried charging us $1140 for new carpet when there was no problems with the carpet, no spills, no burns nothing. Then they tried changing the price and price gauging us thinking we were stupid. When we asked where was the carpet damaged they couldn’t even tell us the spots they were lying to us the whole time. I’m our inspection all we had to fix was the ice maker and the burners from the kitchen and that is it. The inspector himself said it was one of the nicest apartment inspections and never mentioned anything about the carpet. WE EVEN PAYED FOR “EXTREME CLEANING”. These people just want your money it is horrible.

We moved in 11.24.2017 to a UNREADY move in apartment. We signed a lease 2 months in advanced. Plenty of time to get it ready! I have ever since been excited about this new apartment. It has washer and dryer in unit, lovely area and bigger space. I bragged to my parents about it. To imagine the disappointent that's it was dirty, pained chipped, wall stains, holes in walls, celing stains. How embrassing to have your paren't see that on move in day. I can't wash my clothes due to the washer filled with black looking dirt. I washed it with bleach 4 cycles ans dirt still pops up. Andrea snd the maintence man response when they saw it in person? "it's Ok. It's clean", yeah BECAUSE I CLEANED IT! Would you wash your clothes in it? Dry your clothes in a dryer full of Sand?? Dont think so. Nails sticking out of the carpet? Response? Oh its the carpet people's fault. Um, Are they being held accountable? No. Is anyone?? Leasing staff Andrea and Heather did not offer any solutions, just nodding in agreement that we are right. I have over 40 pictures to prove how it looked on move in day and 4 witnesses!! What are they doing?? NOTHING! The property manager?? Not approachable or reachable. Any offers to refund on prorated fee? Free house keeping? Money off rent? No. Just ok, we see. Well what? OFFER A SOLUTION TO RESIDENTS!! IT'S A BUISNESS! I have a clean apartment history, always got my deposits back for the past 11 years of living in apartments, good credit, and I rarely make a fuss but I CANNOT tolerate no solutions, no accountability, EXCUSES and passive aggressition. It's Simple: It WAS NOT move in ready, I'm cleaning it, doing YOUR job, and we need new washer and dryer. There is a contract stating what the property needed to do, they DIDN'T do their job. We paid, we held our deal, so what now? Nothing. No response or solution. Horrible. That is not customer service. We have to wait days for a paint job if any and we can't do laundry bc "It's fine" to them. You judge on the phot below and tell me "it's fine". I have a stressful job, I wanna come home and relax. Not worry about cleaning or not having clean clothes wash clothes. This is supposed to be a HOME and right now neither Heather and Andrea are not making an effort. Like they don't care. They might have homes elsewhere or houses that's great but what about your residents? Think about them. Offer soutions. Money, new appliances or even at least a apology.
This apartment is fantastic. I live in the smallest apartment they offer and it is definitely small. However, the apartment is great. Pros: Every guest compliments my apartment because it feels so welcoming and comfortable. The maintenance crew has been fantastic. Relatively quiet minus a few problem neighbors that don't know how to behave respectably. Usually helpful front desk people and fast response times on concerns. Cons: People use their garages for ridiculous things. We had body builders using their garage as a gym and it sounded like gun shots going off for hours when they would deadlift. Apartment management did well dealing with it after a few months. The tent is ridiculously high for what you're getting in the unit. Forced to pay for cable which is bad and unnecessary. I could save $50 a month if it weren't for that. Don't think that you're paying for rent whatever it says, it's waaaay more than that after all of the weird fees. All in all, it's a good community, I would recommend it. Just know that you're overpaying for what you're getting and that it feel kind of okay for the meantime.
I have lived here 1 year. The apartments have two levels. I live on the second level. The stairs to my apartment are inside the door instead of outside. The traffic on 620 going northbound towards 183 can get backed up to the apartment entrance during rush hour. Traffic gets busy on Sundays also because of the churches nearby. Maintenance has been able to fix any issues the same day. My A/C stopped working during the summer and they fixed it the same day. That was better than my last apartment. Pros: Close to main roads Close to Lake Travis Close to Bull Creek greenbelt - 15 minute drive Close to Trailhead Park - over 5 miles of hiking trails in the woods. Look for a gigantic Oak Tree on the trail. Close to the Movie House & Eatery - great place to see a movie and get some food & drinks. Cons: Close to Concordia University - i have noticed a bunch of young college kids. Some of the residents have muscle cars that can be very loud. Any noise outside from people or cars can be heard easily inside the apartment if you are facing the road/parking lot.
Overall this is a great place to live, I've lived here for 4 years. The best things are the many trees and out of the way feel while being close to stores, food and entertainment options. I also like that it's only 2 story apartments and the small gym still has a lot to offer. Maintenance has also been prompt when needed. The only major downfall is a hit or miss parking lot depending on the time of day.
