Property Ratings at MAA Patterson
Don’t sign a lease until you have time to fully inspect YOUR unit. These apartments are over 30yrs old and they have mold issues and roaches! Look inside of the kitchen cabinets and look for roach remnants or roach bait. Also, if the community would put some of our rent money back into the units themselves for updates, but they try do to everything on the cheap by taking stuff out of other units and putting it in yours. Nothing is ever brand new. Windows wont open, stuck shut because they are the original 30yr old windows, the sidewalks and walkways look like they have never been pressure washed so all of that comes inside too. This place is not worth the money. They couldn’t pay me to live here again.

I have lived here for 2 years. Turn over rate is at a high (management and residents). I will say do not try to go for the cheapest apartment, there will be obvious reasons over time. They don’t really care about you as a resident, they are just looking for more ways to get money and be sure to you read your lease thoroughly. The price you see here is JUST the base rent. There will be other fees included, they don’t tell you initially, which will make your rent higher. I wouldn’t understand why it’s not included in the base rent. What are you really paying for?? Do not get the terrace floor. Trust me. This place has the potential to be great, it was great for some time, the area the complex is in is quiet. A lot of surrounding malls. If you plan to transfer from one apartment here to another apartment in this community you will be starting your process all over including the transfer fee, pet deposit, pet fee, and higher rent.

I really wanted to like this place. It looked so nice when I went for a tour, little did I know I was signing a lease on a nightmare. I've had live cockroaches in my apartment every month that I've lived here (been here over a year). Despite writing up work orders to have pest control come and fix things, the roaches keep on coming. I asked them if they could fix the bug situation or just let me break my lease, and instead they send me a contact to sign a brand new lease 12 months with them plus a $600 "transfer fee". Why would I give them more money and extend my lease with them when they've already proven they're incapable of managing things? Truly disappointed at poor management, you can tell they're sloppy with details. My apartment has hot and cold water installed backwards, light switches installed upside down, and walls where if you try and wipe them paint gets on your towels.

The staff is friendly and this place has all the amenities on paper. But the management company is charging SIXTY PERCENT MORE than our current rate for our renewal rate after the staff told us we'd be able to keep the same rate and we made plans around that. We obviously can't afford that or we'd be living in a nicer building that costs that much in the first place. The pool is usually dirty with bugs and leaves though it's been maintained slightly better over the summer, it's still not great. When we first moved in, they didn't fix anything until we submitted a maintenance request for it. Most times we submit a request we have to submit at least two or even three times for them to actually send the maintenance guy (which I think would be solved if they'd set up an electronic system, it seems like just no one passes the requests on). So like, things that were broken when the last people moved out (for example a faucet and our air conditioner), they just left to see if it would bother us before fixing it?? The ceilings and some of the walls are textured, and when they painted over holes and marks from the previous tenant they painted them flat, so there's big marks on the walls that are not textured and it's super obvious. If for some reason you have no other option but to live here, do NOT live on the ground floor. The landscapers blow around the hedges and it has made our patio completely unusable. I've never been able to sit outside on our patio; we might as well not even have it. It's covered with dust, pollen, dirt, leaves, branches, etc. and of course this is an apartment so it's not like I have access to a hose to hose it down. The ceilings are paper thin and having someone live above us is torture (which is not the fault of the tenants, they're just living a very quiet and normal life). The apartment across the sidewalk from us has very obvious and deep flooding that goes under the floor of it - I can't imagine the floor of that apartment is safe to be living on or that there's any way it's mold free, yet we watched people move out and them rent it to new tenants without doing a thing about it. It still floods in a very concerning way every time it rains hard. The staff are trying to make it a friendly community - they just added a dog park and an electronic package notification system and they are very friendly, but the issues with the units and the obscene upcharge on rent really ruined the experience for us and we can't wait to get out.
Have been living at the complex for 6 months and love it.
I've been a resident almost 2 years and am still as happy to be here as I was when I first discovered this apartment community. The apartments are well-designed, laid out, and maintained by the MAA management company. Office staff is alway pleasant--not always true elsewhere. I give them 5 Stars!
Very nice an in a great area
It's a quiet neighborhood. The unit was in good shape when I moved in, could have been better. The staff members are nice and very helpful. Maintenance is quick with repairing issues
Mixed. While we?ve enjoyed living here, we feel that the property maintenance has declined in the past year. The office staff are helpful and friendly, including having events for the property community.
The staff is amazing, and first rate. The problem is that I'm living in an original (non upgraded unit). I'm also living on the first floor, and I'm sick (and tired) of the lawn company continuously blowing debris on the porch. I don't understand why these porches can't be screened since that would keep the larger chunks of getting on the porch. Also, non-carpeted apartments (units with actual hardwood floors) would be great.
Off to a bit of a rocky start, but it has been almost perfect since then! The complex is diverse, quiet, safe, and a pleasure to live in. Staff are friendly and maintenance requests are rapidly addressed. I've lived here longer than anywhere else and will start by looking at other MAA properties when it comes time to move.
The location is amazing, not to mention it is one of the only places in the area that allows big dogs. As a result, most neighbors are big dog enthusiasts. The gym and pool are great perks and the front office staff is helpful and friendly.
Property management is a excellent. Best maintenance team i have had in 5 apartment complexes. Malisha the property manager is unbeatable. Best I have had in 5 apartments
