Property Ratings at MAA Research Park
My unit had a very strong weed smell when I first moved in. While I thought it would go away over time—and it has gotten a bit better—it still waxes and wanes, and it's quite annoying. The trash frequently piles up next to the dumpster and other maintenance issues often pop up. I have an alarm that is constantly going off next to my door that I've asked multiple times to be shut off, but so far no durable solution has been reached by maintenance. The grounds look nice, especially in the spring, but combined with sporadic pest control issues, obnoxiously aggressive speed bumps, and the non-responsive office staff, it's probably not worth what they want to charge for rent.

I was impressed by the property's amenities and the range of floorplans, and Colonial Grand was at the top of my list of complexes when I was moving. However, I was disappointed to hear from numerous residents that management failed to adequately address issues with bug infestation, including fruit flies, roaches, and sealing doors. Ultimately, this failure from management and concern about pests forced me to look elsewhere to rent.

I have lived here for almost a year. I have an apartment overlooking the pool and I really enjoy it. The yellow paint color they picked for the apartments make the apartment seem very bright. The landscaping is beautiful. I had a couple problems with the toilet and maintenance was quick to respond on a holiday weekend. Overall quite. Sometimes my neighbor likes to play loud music which I can hear a bit, but isn't obnoxious. Occasionally someone will be playing loud music at the pool, but overall management does an excellent job at keeping the pool area calm and very clean. They do tack on a bunch of fees that are not in the listed price of the apartment (seems deceptive, at the same time, that is the way of all apartment complexes in the area. Why am I paying for a separate trash and bug exterminating fee?). The fee that bothers me the most is that you have to pay for Spectrum cable when I don't even have a TV! And you can only use Spectrum for your internet and they are over charging us and you can't shop around for better prices. I complain but even including the extra fees, it is a good deal and I enjoy living here.

Management is rude, disrespectful, and lazy. Very poor customer service once you become a resident. I’ve had nothing but issues since I moved in. Over priced apartments. My oven doesn’t even open all the way because the window pane blocks it. They advertise low rent but add on $100 in hidden fees. I pay the same for a studio as I did for a bigger and nicer one bedroom in Raleigh.

I live in a studio apartment and have had a mostly pleasant experience. It can sometimes be difficult to find parking if you're returning late at night. The walls are very thin so unfortunately I hear a lot of noise from my upstairs neighbor.

Worst apartment I have ever lived in. Folks in the rental office are lazy. They do not pick up phone calls or return emails. I just submitted a rental application with another apartment and they needed rental verification. Sure enough, these lazy people in the office NEVER returned any calls or picked up the phone to verify my rental history there... Do not live here!

My husband and I have lived here for 2 years, and we regretted living there since day 1. On move-in day, we noticed that our apartment was dirty, EXTREMELY dated, and because they had given our apartment way, we had to take a handicap unit. We were not able to find another apartment complex because my husband was starting his new job soon, we were moving from another state, and if we wanted another unit we would have to wait a few more months until something became available. On top of this, on move-in day our AC was broken. Although, credit will be given to maintenance because they did provide us with a large fan until the issue was resolved. The number one issue we had with the community was their inability to reinforce pet rules. There is dog poop LITERALLY EVERYWHERE!! They also have an issue with residents allowing their dogs to roam around without leashes. The complex has no security cameras, and crime occurs once a month (roughly). There have been multiple car break-ins, and one resident was even held at gunpoint and robbed. The office simply sent out an email informing resident of the incidents, and had police patrol the area for one night. Soon after, the police would leave, and another crime would occur. Parking here is also horrible. There’s not enough visitor parking near each complex. We would often have to ask out visitors to park near the clubhouse (which was far from our apartment), and our car was even towed once because there was no visitor parking for a car we rented. We called the office, and again, they didn’t do anything, and we were forced to pay $150 to get the car rental back. There were a few times their site was down do to maintenance, but they never informed their residents of the issue. My husband and I were not aware of this until we tried to pay our rent. When we attempted to pay, there was a note on the site with a phone number (who happened to be a third-party) and there was a processing fee of $20 to use the third-party! My husband emailed the office the next day (because they often neglect to answer the phone) asking if we would be reimbursed the $20, but of course, they never responded. The compactor is always full/broken, so when dumping trash, there are always mounds of trash bags near the area. This makes the community look unpleasant, and the mound of trash is usually there for a week or two. The only positive thing is that my husband had a 7 minute commute.

I have been living here since January '17 and I have enjoyed my experience so far and I plan on staying here next year as well. The grounds are well kept. I live in one of the newly renovated 2BR and the apartment itself is wonderful. I love the bay windows! I signed during a rent special and I'm ecstatic about my rent amount considering being in the RTP area close to my job. I enjoy the gym equipment and the yoga area. I haven't had any problems with break ins or package stealing. In fact I have often went on weekend trips and came back with my package still sitting at my door on multiple occasions. The front office staff is absolutely wonderful with fulfilling maintenance requests in a timely manner and other requests. The parking is not going to be right in front of your door because it is limited but I don't mind the few extra steps of walking. Gives me extra steps for my Fitbit. My only complaint is that the walls are kinda thin. But this is an apartment and not a house/townhouse so just make a complaint if it gets to noisy and I'm sure the front office/police will address it.

Ease of access is what comes to mind when you consider Colonial Grand Apartments. Everything you need is within at least ten minutes and being right off the highway is an added benefit. When it comes to the physical apartment or townhome there is more space than you would know what to do with. From the laundry room to the balcony you would want to fill every space with some type of furniture. The complex has every amenity one would need, from fitness center to the most stunning pool area that I have every seen. This accommodates the needs of any person(s), from college student to a family of four.
