Property Ratings at Colonial Heights
Don't like the misinformation. Good thing we asked because it's advertised as smoke-free but after talking to someone, there's zero policy. And if a chain smoker moved in under us, they wouldn't break the lease.
I have lived in my apartment for 4.5 years and I have been extremely satisfied. The apartment complex itself is well maintained, safe, well-lit, and very family friendly. There are 3 floorplans from so there are options and the landlord & superintendent are extremely friendly and have always answered my maintenance calls within a matter of hours. There is a pool (extra cost) that I love and I even have a grill & a patio table out back. My only (major) complaint is that there is NO soundproofing between first & second floor apartments. Even though I'm a second floor unit I hear my downstairs neighbor as though he were in my apartment. If you're sound sensitive consider requesting to be above, or below, a single person. I couldn't imagine if I had a couple or a family living above or below me.
The rent is a little above what I wanted to pay, but so far I am glad to spend the extra money. From the first visit the office staff (Howard and Jessica) and Super (Tom) made me feel welcome and that this was the place to be. The complex is close to 80, 287, and 46. There is plenty of parking and the apartment is bigger than other places I have visited. The amount of closets alone sold me. Plus, in the 2nd floor units, there is a pantry in the kitchen. The living room is pretty big as well. The only issue I have so far is the noise. The neighbors like to slam the doors and it always seems to be after 10 and even 12 at night.
I renewed my lease for the second time this year. Unfortunately, I did have a rent increase but one thing I will say is that I feel it is money well spent. The superintendents are all responsive to any issue and are willing to help with small items if you ask. It is well lit at night which I enjoy because I work late some days. I did have to get blackout curtains, but it is worth it. Heat and hot water are included in rent and the electricity is reasonable. For the location and the service provided, I feel comfortable with my investment. There's a lot within walking distance and a bus stop right on Parsippany Rd if needed. Parking has never been an issue and the office is quick to respond if it is. It's a quiet area, too. You hear kids during the day playing but I'm sure pins are dropping at night. My neighbor and I have been close and everyone I've talked to has been friendly. I've enjoyed my time here, but my job is less willing to provide a COLA and that would be the only reason I would leave. It's life, I know, but at this moment I enjoy it.
I just moved out after living at Colonial Heights for 3 years. This is a great place to live! I gave it 5 stars because I am ranking it against other similar apartments (garden apartment complexes). This is why: Management is awesome (Tom, the super, can be called at any time and your problem is either taken care of in 10 minutes, or if a bigger problem, within 24 hours). The rental office can be called for any small questions. They are also very friendly (I've dealt with Howard and Jessica and they are both great). And they weren't just nice to get you to sign the lease, they were nice even when I decided to move out. The value is good. In the surrounding area, you probably won't find anything cheaper, and if you do, it's probably not as nice. I looked at A LOT of places before I saw Colonial Heights, and when I finally found it, there was no question that it was way better than the others! You can walk down to Lake Parsippany. A short walk gets you to the lake, which is very pretty. You can watch the sunset there or jog around the lake (about 3 miles). Lots of storage. I lived downstairs in a 1 bedroom without a dining room and those units have a HUGE closet. I could even fit my bike in it! Upstairs has a food pantry instead but it's not as big. Plenty of parking, guests included. Very clean when I moved in. Snow is removed promptly. I felt safe at night (even in the middle of the night). Easy access to trash dumpsters, short wallk to recycling. Playground for kids. 2 gas stations right next door and across the street. Easy walk to QuickChek/liquor store/sushi/laundromat. Laundry machines were just updated (at least for my building) There are a few things that aren't perfect, but nothing crazy: The pool costs extra. I feel like that should be included. These are garden apartments so you aren't going to have pure quietness 24/7. If you don't want to hear your neighbors as much, get an upstairs unit. Since they are wood floors (nice for cleaning), you can sometimes hear people walking. But honestly, I got used to it. Being upstairs should solve that. I've never heard the neighbors on the sides of me though, so that's a plus. Also, if you don't smoke, request to be below/above a non smoker. Some bathrooms are still pink tile. The pink tile is really hideous, but i made it work. I think by now all the bathrooms should be updated. Overall though, a GREAT place to live.
We went to look at this place a month ago and are officially moving in next month. The office staff is great and will work with you to accommodate you. Can't wait to move in!
