Lived there for 2 years, noticed that apartment stuff is very responsive to any problem you might have. The apartment complex cares for its resident by adding gazebos, swings and outside lounge chairs and hammocks ... well lit, plenty of parking..
I’ve been here for almost three years now, and haven’t had one complaint. It’s nice to be able to have a dog park available at any time of the day. Although covid had the pool closed last summer, it’s open this summer and the new lounge furniture and plants have made it feel brand new, and the water stays pretty clear. There’s cozy little hide always and different little gardens hidden all around the grounds, and I love to explore each one and see what kindve flowers and trees they’ve got growing in that specific area. Not to mention our trade-a-book stands, which I love to go through and also donate to often. It’s a good price for a nice apartment, in a beautiful complex, located in a prime location for people who love to shop, foodies, students, and more.
I’ve lived here a couple of years now. It has improved greatly, before I would have given it a 1 or 2 star, but you get what you pay for. Let me be honest, living here in the summer is AWFUL. Its May and 80 degrees outside and I’m already roasting. The AC is one of those types you see in a hotel room and is only in the living room. The bedrooms have NO AC. Just ceiling fans. I have a 2 bedroom and it gets extremely hot and you cannot close the doors to the rooms without creating a sauna. The maintenance is really good, I’ve never had a problem with them. They got rid of the on-site laundromat, and my unit does not have connections so I have to take my laundry to an offsite laundromat and it’s extremely annoying. The office people are nice and actually answer the phone (when I first lived here they were never there). It looks like they are updating the pool, I never swam because I never saw them clean it but it’s different now. There is a lot of crime around the area, it’s on the edge of the market street corridor and it shows. There are definitely some sketchy people that live here (improving but still there). Lately someone has been in the parking lot messing with peoples gas caps. I live on the second floor and I feel bad for those on the first. The structure of the building is terrible and at some parts I feel like I’m going to fall through. It creams and is extremely loud and I’m one of those people that tries really hard to be considerate of those below me. It’s not a terrible place to live (in the winter), you get what you pay for. My rent has been raised over $250 and it’s starting to not be worth it anymore. I used to desperately want to move because I felt unsafe in the area but it’s gotten better. I like that they added a dog park, but really a laundromat should have came first.
I had a great experience living here.Everyone was friendly and helped at a timely manner. They keep the outside clean and nice looking. All of the new things they have added such as a dog park, fire pit, and canape over the mailboxes are awesome bonuses to the complex. Plus it is still a reasonable price for rent. I highly suggest choosing Colonial Parke as your apartment home.
I've been living as a tenant at Colonial Parke for 10 months now and this is what I have to say. The prices for these apartments are good especially with the amount of room in them and the location is great. When I scheduled an appointment to meet with the representatives at Colonial Parke, they showed me a model apartment with the updated appliances. I was aware that I was moving in an apartment that is not updated and they showed me a photo of what it would look like. When I signed my lease and saw my apartment for the first day which was move-in day because I was living far away, the apartment was still dirty! The carpet was horrible and the apartment had a bad odor. I had to move all my furniture in because my movers were only available at that time. I took photos of the carpet and showed them to the main office and they had a company to shampoo and clean the carpet. They had to go around the furniture. The carpet still look horrible because it's old. My last apartment complex gave me a new carpet and made sure the apartment was clean before I moved in. The toilet also leans, I'm on the second floor and it feels like it's going to fall through the floor any moment now. There is a big unit in the living room for air condition and heat. It reminds you of the units in hotels. I'm actually okay with this because I live in a one bedroom apartment and it circulates pretty well for me. I just make sure I don't turn it off completely during the day. So far it hasn't had a huge affect on my power bill. The corridor need to be cleaned on a regular basis. Looks like you're in a horror movie. The lighting in the apartment isn't great either. With that said, I actually feel safe living here. Everyone has been friendly and I never had a moment as of yet where I feared for my safety. You may have to watch your step at times because not everyone picks up after their pet. I stepped in some waste on my way to work one morning. Everyone in the leasing office has been very kind. Robyn is really nice. Anytime I had a maintenance request, the maintenance crew fixed the problem right away. My only issue is with the apartment itself. I know their old but it's time for them to be renovated (floors, walls and central air). Overall, it's not bad but I just had a few concerns while living here. I hope everyone find this helpful.
This place is great, very affordable and really great location. The grounds are very pretty and well kept! Also the staff is very friendly and helpful!

My 1st apartment and I love it. For me this was a great starter home they keep them up and clean. The outside is always clean also and the neighborhood is quiet. The front office staff is nice. Mrs.Robyn is my favorite and the best she's so sweet and helpful since the first day I got my application from her been nothing but a guardian angel for me.

Colonial Parke Apartments is a great place to live! The apartments are nice, decent sized and you absolutely cannot beat the price! They're right in town yet they have enough wooded area for squirrels, birds, frogs, and other wildlife that remind me of "home" in the mountains. Highly recommend!!
I moved in and February and i have no complaints to far. The staff is great and answers my requests right away, the pool is kept clean, and the apartment is roomy and up to date. Great first place to live, and best price you'll find around here!
You wont find another two bedroom in Wilmington for the prices that you will here, and everything is kept up with and the maintenance staff and office staff is awesome. If i ever have an issue with anything someone is there either that same day or the following day to fix it, and they are all very friendly. Definitely a great choice!
Spacious, beautiful landscape clean pool and great location. Staff is professional and kind management. Only concern is laundry unavailable for renovation, unsure on completion date.

It's been a great home. The staff has always been very helpful, pleasant to deal with, and they are big animal lovers. The size of the apartment that you get for your money.is a great value. The location is close to everything. I've been here for a year and not had a single issue with my apartment or the complex in general. I would definitely recommend Colonial Parke to anyone looking.
Firstly the staff (Robin, I guess), very warm and wonderful people. experience was overall great. A good place to stay with probably the best apartment I ever had. apartments are updated with cool new cupboards at a nice budgeted price. maintenance provides expedient service and peaceful surroundings. One negative is that the laundry room has open doors 24 7 so anyone can walk in and there is no A/C only ceiling fans. Overall I am happy with the apartment, you will not find a 2 bedroom elsewhere in Wilmington for the price they are here. They thoroughly review the applicants as they did with me and I think it helps to create a more friendly and respectable environment.
It is such a joy to love where you live. I love the area and how safe it is. The staff is very professional and always go out of their way to make me feel welcome. They are always willing to help me when I have any problems. My neighbors are nice and say hello when they see me. It is important to be happy about where you live. I must say that I have been here for almost 4 years and I can say that I love where I live. If you want to live in a place where the properties are nice, the staff is professional, and you are safe then look no further than Colonial Parke.
This place was awesome. I enjoyed the affordable pricing and convenient location. The office staff and maintenance workers were great. Overall, a good quite community with lots of amenities. I would recommend this place to anyone!
I am a long time resident of the Colonial Parke community. I recently had an issue where I needed help with my sink being fixed and the on call maintenance worker did not hesitate to respond to my need. The office staff is always so courteous and willing to help me when I call. They do not hesitate to answer my questions when I ask. It is hard to find a place that is safe and nice but I have done that. I love this community and I am glad that I have found a great place to live in Wilmington. If you want an affordable, safe, and nice place to live then look no further, Colonial Parke is your answer!
Don’t rent here it’s not worth it, all apartment staff is rude and only there for pay check. Office assistant is rude and very unprofessional. Water pressure sucks, no heat in bathrooms, the interior paint is awfully done, the buildings are so old the doors do not shut probably. Over all it is not worth paying the amount they require just to be treated like you don’t matter. I recommend paying the $100 more a moth to stay in a nicer place close by where the apartment staff are actually friendly and helpful.
I have been a resident at Colonial Parke for 3 years. I love the area and my apartment is really nice. The rent is very affordable especially in the Wilmington market. The staff is very nice and have always done their best to resolve any issues that I have had in the past. I have not had any problems with safety and really enjoy the location. It is convenient to many places in Wilmington as it is located perfectly between College and Market. My neighbors are friendly and everyone tends to stick together. I do not have any issues with noise from others. Overall, Colonial Parke is a great place to live and I am glad that I am able to call it home.

This is the most unorganized and unprofessional office staff I've ever had to deal with. They are incapable of keeping up with their rent checks and often end up accusing residents of having "late payments" simply because they lost the check or attributed it to the wrong account. While living there, I was once "accidentally" given an eviction notice because they got me "confused" with another person's file. The apartments are of a decent quality, but they aren't worth the stress the office will give you. (Also, fyi: they bribe residents into leaving positive reviews by offering money off of their rent, so don't believe everything you read.)
Had an emergency a couple of weekends ago and on-call maintenance came out after 1am to help me. I felt bad to call so late, but I wanted to say thank you to Erin!
Right before I moved in, the office staff decided the carpet needed to be replaced and my bathroom needed upgrades. I got new carpet, kitchen and bath vinyl flooring, and a new bathroom sink/cabinet for the same rent price! Good deal!
Had some issues moving in, but the office staff went out of their way to help me. Thank you all very much for your time and effort!

Wow! Is all I can say. It's a great place at a great price. I relocated to N.C and was on a budget. I thought I would give this place a try, regardless of some negative reviews. The staff has been kind and professional. The grounds are beautiful and I have had no issues. I'm a working professional and would recommend Colonial Park.
This is the worst apartment office myself or my boyfriend has ever dealt with. The $50 application fee is to run a background check on credit, shouldn't be that expensive. Also the office refuses to do any extra work, like looking into the renting referrals we put down on the list that can attest to our credit history, payment history, and history of being tenants. There was a an issue with the credit card information being tied to an old apartment address, but that wasn't listed as the the most recent address he put down. They rejected his information on the grounds that they found it false and implying he was a poor tenant at his old complex. All they had to do was call the old complex and ask about him and it could have been set straight. The information was NOT false. Without a doubt, the worst office we have ever dealt with. There was a serious lack of effort in the staff of the office and very upset we can't get our $50 "application fee" back. It doesn't cost that much to run a credit check. The rest they just pocket. Wonder how many other people they've scammed out of a quick 50 but rejected because "things didn't add up." All they had to do was call and inquire, but again, the lack of effort showed through. Will never recommend this place to anyone.
You really can't beat the rent price for the location. Easy access to school and work. When I moved in they installed a USB charging outlet over my bar counter, I thought that was a pretty neat touch.
I appreciate how helpful everyone in the office was in quickly getting me settled into my new apartment. A few days after I moved in I had an issue with my lock and a maintenance man was there within minutes to fix it! Thank you all so much!
I usually ride a bike to get around, and these apartments are very close to anywhere I'd need to go. A shuttle bus stop is right at the entrance to the complex for use during bad weather days. I live in a downstairs one bedroom, never had a problem with noise either beside me or from upstairs.
My husband and I enjoyed our time here. We lived in an upgraded two bedroom with a washer/dryer unit, dishwasher, and brand new cabinets. For the upgrades and the location the rent was very reasonable. It was quiet, and the grounds were kept pretty. Everyone was very friendly.
We've lived here almost a year. We were showed a model unit that had 2 bedrooms and 1 1/2 baths then they had us sign the lease. When we asked to see the apartment they were having us sign for, we were told "it's not ready yet. It's being completely remodeled". When we did get into the apartment, there was only 1 bathroom and the air conditioner/heating unit is a hotel unit in the living room. Therefore the rest of the apartment is not heated or cooled. The carpet had stains on it and when their painter had painted, they put a thick coat of paont on the hinges and all. The doors to the closets were literally painted shut! When we went back to the office about the misconception of there only being 1 bathroom we were told they would move us as soon as one became available. Still waiting! Parking is another joke. There are no handicap accessible parking spaces except at their office. The spaces are so narrow you can barely get in and out of your car. Sorry if you need assistance walking, there's great difficulty using your device here! Sorry if you had a nice car when you moved in. They're not responsible for your car in their lot where it gets all kinds of scratches and tiny dents from people opening their doors far enough to get out of their cars or trying to carry their stuff past your car while scraping it the whole time because they can't fit through. I went to use the laundry facilities once and it was disgusting. There was a feminine pad on top of the table to fold your clothes on. I went to use the pool twice last year. First time it was nice and clean. Two days later the water was gray and murky. It was then closed and not reopened the rest of the season. Big Palmetto bugs fall out of the bathroom exhaust fan frequently. No matter how clean you are, they just crawl right out and down the walls. Certainly not my idea of a nice place to live. Just waiting for the lease to end!
I've had a very pleasant time living here for the past 1 1/2 years. It's quiet for the location in town, my one-bedroom is larger that other one-bedrooms I've lived in that cost way more in rent, they have a pretty fair pet policy, and just about anywhere you'd want to shop is within a block or so. Grounds look really nice, I like the little stone bench garden by the entrance. The office and the maintenance dudes were quick to respond to the minor issues I've had (leaking kitchen faucet, stuck closet door).
Great little place! I enjoyed my visit and look forward signing my lease.
I have been here 6 years and they just raised my rent, not the $10-15 like they have every year but this time it was $45. Not worth it. If you're only planning on staying for a year it would be fine.
Recently moved here within the past year and love it!
i lived at colonial parke when i first moved to wilmington in 99. it was affordable and clean, but it could be noisy at times due to alot of college aged people living there and holding wrestiling matches above my head on the second floor late at night when i needed to be awake at 5 am to go to work at the hospital. but the cherry on top was one morning we went out to my car and SOMEONE HAD STOLEN THE TIRE , WHEEL OFF MY CAR IN THE PARKING LOT. and i was parked in the front row at the sidewalk. not under the shade of trees. so if you dont mind alot of noise at night and occasional thief colonial parke is great. not suitable for the working adult.
I have lived in the Colonial Parke apt complex for over three years so I have a real good point of view. Colonial Parke Apts DO not have central Heating and Air, so it is very hot in the summer and cold in the winter. Most people cannot tolerate the cold/hot temperatures in the apts. I have also been told that the apartments are over forty years old. OK, now for the real review. My apartment was stated as newly renovated when I moved in it was not. The cabinets are old and falling apart, there is mold around the window sills and in the bathroom. The paint peels off the ceiling, one of my ceiling fans is hanging on by a thread so to speak. The bathrooms and appliances in my particular apartment are extremely out of date; the tiles are different colors and widths, the apt probably had a leak at some point. The toilet leans and may eventually fall into the lower apt. My living room windows have both been blown in during a storm 2x; ( 1 month ago for one which has yet to be repaired), the last time this happened my window was DRILLED shut for over 2 months. I had to write the owners of the complex in Chesapeake, VA to get something down about the window issue. The apartments do not have enough lighting so you will need some lamps. I have only recently had a minor issue with bugs; however, I think they may have come from outside. The bugs have a great home around the doors and railings; because they are never cleaned so it is a great food source, (spiders, water bugs, roly polys, ants, etc). I will advise you not to drink the water buy a filter or bottled water. I also caution you not to use the pool it is not maintained by an outside company and some people have gotten infections from taking the plunge. I would like to get to the worst part of the area: the staff. Maintenance is no good or maybe just over worked after all there is only two of them. I assure you things may be repaired within two months. The staff will seem nice at first, until you start having problems. The staff knows that this place is run down they won't even live here themselves. I know for a fact that one staff member was living in a different apt complex, they probably had central heating and air over there. The only good things I can say are: No assigned parking spaces, crime rate is low, and rent is reasonably priced for the area(of course from the review you can understand why). Lastly, it is hard to get rental insurance, because the apartments are old (try State Farm, you'll need it).

I currently have a 2 bedroom 1.5 bath. These apartments are older so therefore are not sound proof and they do not have a whole lot of storage. But for the cheap and affordable rent it is amazing. Water and sewer are included in the rent and the electric bills are not extremely expensive. Open layout between the kitchen and living area. Great amenities like a tennis court, residence laundry and a great pool that closes at 10pm. Located right in the middle of Wilmington. 5 to 10 minutes from downtown, Wrightsville beach, and the airport. Grocery stores and gas stations right up the road and if your a bargain shopper Walmart is right across the street. I recommend this apartment complex to all my friends and family looking for a nice, safe place to live but for a budget friendly apartment that still allows you to save money.
Just finishing my first month at Colonial Parke, so far my interaction with staff has been pleasant but very delayed and they admit to be understaffed at the moment. Something that they don't mention upfront is that the apartments do not have central heating and cooling. There is a large A/C in the living room and ceiling fans in the bedrooms. There are a lot of dog owners as am I and everyone seemed to be responsible and friendly when it comes to their pets. On site laundry is fairly priced and there are always machine available. One negative is that the laundry room has open doors 24 7 so anyone can walk in and there is no A/C only ceiling fans. Overall I am happy with the apartment, you will not find a 2 bedroom elsewhere in Wilmington for the price they are here. They thoroughly review the applicants as they did with me and I think it helps to create a more friendly and respectable environment. If you can afford an extra $200 a month you can get something much nicer but if you have limited income then it is a great choice.
I picked this apartment during an internet search from Alabama. I am glad that I did because the apartments are nice, it is close to everything, and it is right in my ideal price.
