Property Ratings at Colonial Point Apartments
Poor management, they don’t care about the residents wellbeing. Horrible property with no sidewalks or amenities .

We take resident concerns seriously and are always looking to improve our community. We’re proud to announce that we recently renovated our pool, which has been open for residents to enjoy this past summer. Additionally, we have beautiful courtyards that offer beautiful landscaping that we maintain such as flowers, apple trees and other variety of trees. Please feel free to reach out to us directly to discuss your concerns at our office where we are available six days of the week including extended business hours on Mondays and Thursday to accommodate our residents working schedule. Office: 215-639-7138. We value your input and hope to make your experience better!
This is a great place to rent. The area is quiet and the people are nice. There are a lot of stores close by and access to major highways close by as well. The price of rent is the cheapest I’ve seen around and you only have to pay electric which is great. They allow pets as well. The office staff are very friendly and helpful and the maintenance are good also. I would recommend colonial point to anyone looking to rent.

If you ever need anything, please don’t hesitate to reach out. We truly appreciate your recommendation!
This is my second year as a resident. I started here in a one bedroom apartment. In that unit I had a pipe in the ceiling leaking I was told that it was condensation from the shower. It got worse and maintenance came in open the ceiling left the ceiling open to make sure it was fixed. After 6 days and no one returned I went to the office to find out why, apparently the maintenance man went on vacation? Now I have a 2 bedroom with my daughter, they tell me it's a partial upgrade? My garbage disposal is shot and they are not going to replace it just pull it out and trap the sink. I swear that is downgrading my apartment! She still wants the same rent as an upgrade?
I have been here a long time - a very nice place to live. I'm still here! Management runs the property well. Pool just reopened this summer, overall safe place to live. I know all my neighbors by name. Would definitely recommend this community!!
For the price paying it is worth it. Has everything I need. Staff is friendly and easy to talk with. They will get back to you fast
My family and I have been living here for the past 7 years, almost 8. We have moved on because of better work opportunities, but if we could stay, we would. I don't have any complaints to make and any issue that we did have, was handled quickly for the most part. Thank you for the years we had here.
It's alright, for the price you pay for. The only utility to pay for is electric and internet. The office is generally friendly. People are vicious about their parking spots, rats came in the summertime, they do not let you leave even if you want to badly if there is an issue. It is located near the highway so there is that access. There is this old musty smell that is though the building. The laundry facilities are murky, the pool is definitely not usable.
They nickel and dime you for EVERYTHING! Pay for a spot? Oh too bad people still park in your spot. They’ll charge you $9 a load to wash laundry just for ONE washer to only work. They’ll charge you for maintenance requests even though maintenance says it’s not “your fault”. They charge you automatically upon moving out even if you left it in PRISTINE condition when it wasn’t even remotely clean and move in ready when you move in. Oh and if you try and break the lease? You need $5k JUST to break it, and you’re responsible for “legal fees”. ABSOLUTE WORST PLACE TO LIVE. Don’t waste your money. Find another apartment.
Property Manager at Colonial Point Apartments, Responded To This Review
Hello, unfortunately the content of your review has a lot of incorrect misinformation that is covered in your lease and reviewed upon move in with all lease holders, are you sure you are referring to the correct complex? We do not charge for parking, it is offered for free everyone gets one designated parking spot per lease. Our laundry during normal rates are $1.50-$2.50. After 9pm our washers go up to $9 a load to avoid disturbance to nearby apartments. This is a courtesy for residents that live near by and do not want to be disturbed. We always recommend people to go till the end of their lease as opposed to breaking it. A lease break under a year is more costly which we offer a 3, 6 or 12 month lease if you’re ever unsure about your lease. We kindly ask residents to pay rent on the first of the month but offer a five day grace period. Legal fees would be relevant if we had to go through an eviction process with you.
Don’t expect a pool, even though it states there is a free pool, it hasn’t been open for two years. Even though rent keeps getting raised every year. The pool was opened for a day to take a picture for the website, then closed the next day. Also they sent a message out about people using too much water during the time they filled up the pool just to cover it back up.
Property Manager at Colonial Point Apartments, Responded To This Review
Hello, as you may be already aware the economy is experiencing a rise in inflation, in order for us to continue operating normally, when our costs of goods rise we have to increase prices in order to combat the offset. We offer all utilities except for electric and cable, thus for us to send a message is to remind residents to be mindful of water usage, this is no relation to the pool. I would be happy to discuss with you on the phone as your assumption about the water usage and pool opening is incorrect. We always do our best to ensure that our residents are content with their living situations, please email us/call and we can see how we can help.
This is my first apartment and I couldn't of had a better experience living here. I've been here since September of last year. The location is near everything! so convenient. This place is also safe, respectful, quiet and clean. I've called maintenance maybe once regarding a small fix such as my fridge door. Id say I'm honestly sad to leave and the only reason I am is to have more space. If anyone is looking in this area and wants an affordable , safe and clean community don't hesitate to chose Colonial Point Apartments!

Thank you so much for your kind review! We are happy that you enjoyed your stay with us!
Bed bugs twice in 1 year (and that’s after a 3 week professional chemical treatment after finding them the first time). Management DOES NOT CARE. They are nonchalant and act like this is a normal thing. Mice in apartments as well, even after exterminator came out. Mold in the washer and dryer (shared laundry). Management does the bare minimum to address the infestation issue and just acts like you are bothering them. Would give 0 stars if I could.
8 months in and so far no problems. They have been nice to me during my time here. Would recommend.

Thank you for your kind review! We are happy you are enjoying your stay with us!
Affordable and conveniently located by route 1. It's surprisingly pretty quiet considering how close it is to a highway. My apartment is on the second floor with a balcony facing the pool, really nice views. The summer and spring are great because they have fresh flowers and lifeguards on duty for kids. I never felt unsafe in this community.
I just signed my lease about 4 months ago and so far I really love it. Community and staff here are friendly. The leasing agents and management shows that they care about our their residents. The maintenance team is quick to respond if I have any issues with my apartment. I was cooking for Thanksgiving and I clogged my drain, once I submitted a work order they were able to fix my drain within the same day. Full access to pool, which I'm looking forward to in the Summer and their laundry facility. They even have access to a doggy bag station for your pets! The parking lot is well lit at night which helps since I have odd work hours. I'm also attending online school so was looking for something that's affordable and Colonial Point fit my budget perfectly.
Nearly 10yrs at CP and I really didn't have any issues that were not resolved asap. Location is close to a Ton of places. Never had any safety issues. Tower Doors Lock. Onsite Laundry nice Prices. You get your own Parking and it is Well lit at night. Some crazy neighbors but you get that with every place. Office staff is always willing to help you with anything. Owner is understanding and kind, always smiling. Maintenance is always on-call and pretty darn good at what they do. Friendly also. CP is Pet friendly and they kids that play around are not harsh or mean. I would definitely come back and I recommend this complex all the way :) It was a Pleasure CP :) Will miss you all MW&SC
I lived at Colonial Point from October 2010 to May 2017. My biggest concerns relate to the ownership's lack of concern for the safety of its tenants. In November of 2014 I took off on a random Tuesday. While I was in bed I heard a door knob turn, I looked up & someone was BREAKING INTO MY APARTMENT! He was chased off & the police were called. I learned from the police that there had been 3 other break-ins during the previous few weeks. The CP management did NOTHING to alert residents that there were a series of break-ins.Nor did they inform us to be on the lookout for suspicious individuals. I found this appalling, since according to police it was clear that the culprits were targeting CP residents. When I spoke to the apartment complex management about it they told me they had security cameras around the complex & they would share that information with detectives. Additionally they told me that they were looking into purchasing security doors with PIN number access. When I learned about the “security cameras” I took a walk around the complex to check them out. They are ALL pointed at the DUMPSTERS to prevent people from illegally dumping trash! They are NOT pointed at the doors of the apartments- which would have actually been helpful in any kind of criminal investigation. In addition to that, it took 3 years for CP to begin installing new security doors. (My building’s door had been replaced the week I moved out). However the doors they have replaced have no pin and are not locked. A few weeks after my break in, majority of the front office staff were replaced, although I was never personally informed of this I believe it is because the previous staff was involved in the break ins. The intruder to my apartment did not force his way in, he had a key. In addition to ALL of this, I came home one day in April of 2016 to find my next door neighbor’s door smashed with pieces of wood (from the door) all over the hall way. He too had been broken into, and luckily one of our neighbors had been walking her dog- which spooked the intruder. Again, to my knowledge, the complex did nothing to alert residents of the criminal activities that were happening on the property. We never got a newsletter, a posting on the corkboard or a phone call. My very nice neighbor for 5 years moved out about 2 weeks later. I would not recommend anyone I care about to live at this establishment.
Property Manager at Colonial Point Apartments, Responded To This Review
Hello, We sincerely apologize that this happened to you while living on our property. We take pride in making sure all of our tenants feel safe while living here and within the last year we have increased our security measures by installing locks on all of the front doors and installing cameras ensuring that something like this does not happen again.
Ok where to start terrible place to live, but it was cheap 2 bedroom with 26ft balcony, they control heat so on those cold nights before winter need to buy own heaters. Ac is noisy and not cold enough, kids ruin the balcony relaxation screaming destroying everything in site. Asian cockroaches a few a year. Smokers smoke come into your apartment, second floor better but still hear banging doors all day and night cars racing in parking lot no speed bumps. Parking for one car great now they have assigned parking but only for one car and others take the spare spots so their friends and family use their assign spots. Booty call cars come and go at nights. Apts outdated 1950 -60's style lighting works most of time but takes awhile to fix anything. I never used community bathing aka POOL ewwwwww. You have noise from route 1 all the time, Neshaminy inn Ho-tell living there had 5 deaths just yards from complex one was a tenant he had issues. Popcorn ceiling forgot about that nice chipping terrible paint jobs. I have seen so much living there i had to save to get me out and so happy im gone. Cars broke into apts broke into, some areas so dark not safe, then you got the fire trucks every year for christmas so annoying and not needed has nothing to do with christmas unless your on fire lol. Well Enjoy your stay
are place is not very nice we had ask for a 2 bedroom and on the first floor but instead of that they gave us one bedroom apt on the second floor we are handicap and it hard for us to do the stair all the time me and my husband had stroke that why and money is hard for us we are on fix income so it was the best we could get
I have been living here for 9 years I live in the C Building and it is very quiet in my area. summertime the kids play and are not loud they keep it maintain. the trash could use some improvements but you have to expect that with so many tenants . They have Comcast here but if you have a apartment that faces towards the office you can get Dish or Direct. My apartment doesn't I'm dropping Comcast to expensive for me I am going with a antenna internet on my phone someday Vios will be here I hope. Snow removal is pretty good and when it . Rains hard the drainage is good it doesn't flood. I like going out on the patio to read the paper when summer is over. If you have issues the maintenance crew is good.
I have lived here for almost three years. I am close to Septa bus routes. Close to the blvd if I want to drive to philly and close to rt. 1 if I want to drive further into bucks county. I am surrounded by manicured lawns, a fabulous pool, and grounds where the maintenance staff always stay on top of their game. This is the only apartment complex I have ever lived in that I am proud to call home and tell everybody about!
I lived in the complex for several years prior to moving a few months ago. The complex is in a nice location that is near both major highways and public transit. Rent on the apartment is reasonable and included heat, water, and gas. Any issue I brought to the attention of the staff was resolved promptly. The pool is well maintianed and is a nice touch in the summer.
Having lived at Colonial Point Apartments for well over ten years, I would not want to live anywhere else. This my home. The Community is warm and friendly, the office staff are exceptional and so is the terrific maintenance staff. Day or night response is immediate. Although I have never used the pool myself, it is a beautiful, well maintained pool. The apartments are so convenient to public transportation if you do not have a car and their are convenience stores within walking distance. Whether you are young, middle age, married, single, or a senior - Colonial Point Apartments is a community you should look into before renting anywhere else. You won't be disappointed..... another good point is the apartments are not over the top with rent and your heat is included.
