Property Ratings at Colonial Pointe Apartments
The apartment is nice and cozy. Maintenance responds pretty quickly and it’s a nice and quiet area .
Property Manager at Colonial Pointe Apartments, Responded To This Review

Nice cozy apartment but management very nasty and rude never again.
Property Manager at Colonial Pointe Apartments, Responded To This Review
We are disheartened to see that you feel this way about our management team, as they are committed to providing our residents with the best possible service and care. We would like the opportunity to speak with you about what it is that we may be able to do for you going forward. Thank you.
This by far has been the worst apartment complex I have lived in. There was always roaches and when they came to spray they would leave for maybe 2 weeks if we were lucky and would come right back. But the last stand was today 3/30/17! When I moved out of the apartment on 3/10/17 we were told in the office that we need to make another payment at the end of the month for march's rent so I did so yesterday 3/29/17. I received a phone call today asking if I made the payment and I told them yes. They then called my boyfriend and told him that we needed to cancel the payment and that we owed nothing. I then called back and spoke to Fatima who had called my boyfriend and she told me I was fine and that we were supposed to make the payment. After a while of thinking I called back to talk to Joanne the property manager who I asked why I was getting mixed messages and asked if I was supposed to pay and she said "no". When I asked why my payment was being kept her response was "I can't read your mind". When I proceeded to ask her why she was keeping my payment when nothing was due she had no answer for me. I have stopped all payments from this company and filed a claim with my bank account. This is by far the worst place I have ever lived with shady staff
AVOID THIS PLACE AT ALL COSTS. Current resident and will soon move out. I had an AC issue for over a month a half (in florida heat!) and we keep getting the run around. The property manager will do anything to get you off the phone or to push the issue to the next day or month. Going to contact Windsor Corporate next. Lack of organization is incredible, especially when the complex went through a paint job and we could not use the porch for two months. The apartments are not fully clean upon move in, just a general clean that was probably made by the previous tenant. You also have to pay for carpet cleaning upon move out. The appliances are old. The rent keeps going up, without any improvements to the apartments. Update: After contacting Windsor Corporate, they forced the complex to give us a new AC, however now it makes a noise (apparently that's just normal).
I have never felt the need to write a review but I'm begging anyone moving into this area not to move here, there are plenty of better options. Much like everyone else I had no problems living here until I decided to move out. I recived a letter a month after I moved out claiming that my pets had damaged the carpets and that not only were they keeping my security deposit of $500 but they were also charging me an additional $534 to cover the carpet replacement fee of $1020. This is the third apartment complex I have lived in with my pets and I have always recived my deposit back. I submitted a dispute letter and was sent pictures of ripped up carpet with stains underneath the carpet, not visible from the top of the carpet. I was pretty much told if I didn't pay I would be taken to collections or prosectuted and I would have to pay for those fees. I'm a college student I don't have that kind of money so I paid them. I did however report them to the better business bureau and I encourage anyone else who has had problems with this apartment complex to do the same.
I would not recommend living at Colonial Pointe Apartments AT ALL. They are a rip off and charge you a ton of money to live in a small, ugly apartment. While living there SWAT showed up and blocked off the entire apartment because someone was holding a person hostage at gun point and on another occasion, someone else had their door busted in and was robbed. When Colonial Pointe Apartments changed their keys from a typical door key to an electronic FOB, my mom had put down a $100 deposit, cash to get an extra key. The property manager told my mom that she would get her money back when she brings the FOB (key) back. Well, upon move out they told my mom she would not be getting her $100 back because she did not bring the key back the very next day. They literally stole her money! Especially when they said that "when you bring the key back you will get your $100" not "if you bring it back the next day." Before we moved out, we had the apartment professionally cleaned form top to bottom, as well as the carpets. It was beautiful and spotless! Well, now Colonial Pointe Apartments is demanding us pay to replace the carpets by paying our deposit and an extra $250 fee. There was NO issue with the carpets at all and now they just want to steal more of our money. It is absolutely ridiculous. This apartment complex is a complete and total RIP OFF. DO NOT LIVE HERE EVER unless you enjoy getting ripped off and your money stolen.
The apartment had ants but its typical. Rooms was nice and showers were clean just needed tightening. The pool was nice, and hot tub are amazing. Neighborhood is quite neighbors are nice.
Colonial Pointe is listed at a very reasonable price compared to more costly downtown Orlando apartments. It is also located far enough away from the UCF college apartments that it is a nice mix of residents. The staff is very accommodating and throws several events throughout the year for residents to participate in and enjoy.
